OUR LARGE PRIVATE OUTDOOR JACUZZI IS OPEN ALL YEAR ROUND

Highlighting our property -- aside from the quick walk to the ocean beach or town -- is a large, heated, salt-water swimming pool, a six person outdoor spa/jacuzzi, and a custom-built, climate controlled, pool house (with sleeper couch for lounging if you need it). All shrouded in glorious privacy. The 20'x40' pool has two shallow ends for enhanced lounging and is a 'sport' design, perfect for volleyball and other pool games.

We are also close to the famous Gurney's Resort, which is walkable in 25 minutes, or just 4 minutes by car. Or take one of our many bikes...

HITHER HILLS properties, like this one, come with restricted access to our own beautiful beach below the bluffs along Old Montauk Highway. You get a parking pass for your car to use at the small parking lots at the beach and a key that opens the barrier chain. ONLY HITHER HILLS residents or renters, NOT other homes in Montauk, have this access. Hence the premium prices...and experience!

With that....Our renovated home has 4 bedrooms, 2.5 baths, and 2 great outdoor showers! The private, climate controlled poolhouse has a sleeper couch for lazy poolside lounging when you need it. Ours is a true beach house, not just a house at the beach...and Hither Hills needs no further explanation for those that know and love Montauk; private beach rights on the most beautiful and least crowded sand in the Hamptons.

Our home is carefully renovated and furnished throughout with classic white everywhere, replete with beachy antiques and curios we've collected over the years, plus a vast collection of books, many related to the ocean, fishing, and nature. Our home also has two entirely separate living rooms with large flat screens, upstairs and down, so cooking shows on one, sports on the other during rainy days. The half acre property is shrouded in trees on all sides yet has a cozy lawn and a very large and private heated pool, jacuzzi/spa, and air conditioned pool house. A truly luxurious property.

The 4 bedrooms have two queens, one full, and one bunk set (plus a trundle in one queen bedroom) and are nicely spaced across the home's two floors, giving true privacy when you need it. The climate controlled pool house has a pullout sofa for lounging during lazy afternoons in private seclusion. That's privacy!

The home has 6 separate zones (incl all bedrooms) for AC/Heat so you'll never suffer during those hot (or cold) days. The pool house also has it's own separate AC and heat.

The large deck is sun drenched all day and leads to a glorious, large and private outdoor shower. The deck's large round table seats 8-10 comfortably for fresh striper from the grill.

Additional amenities include 2 pull-out sleeper couches for guests (one is in the pool house), second refrigerator/freezer for extra storage, a storage shed with 4 great bikes you can use on the many trails around Montauk, plus cable tv, internet, and a wireless networked printer.

Our custom, air conditioned, pool house has it's own large screen TV (total of 4 on the property), vanity sink, sleeper couch, and plenty of seating so you can cool off during those relaxing days in the pool. The adjacent covered gazebo and large in-ground Jacuzzi can present tough decisions!

And as our home is in the eastern part of Hither Hills, you can WALK to the Surfside Inn (not to be confused with Surf Lodge) for dinner or just drinks...since you won't need to drive home!

Also, we have a child safe home...our 2nd floor deck has locking gates at both stairways and our interior stairway has a permanent locking gate as well.

The walk to the beach is about 7 minutes and you have a choice of two entrances. Or drive in 1 minute with the Hither Hills parking pass (we never drive it even with our young children...why?).

Our kitchen has state-of-the-art appliances, including an induction cooktop for you foodies. New washer/dryer as well. Bedrooms have plenty of hanging and storage space plus additional closets throughout the house.

We take safety seriously so you will find several fire extinguishers and smoke detectors throughout, just in case. Automatic outdoor motion sensor lights provide convenience and safety at night...and tip you off when the deer wander through the yard! We also have an AED (aka Defibrillator) in the home...again, just in case.

IMPORTANT: We take pride in the condition and care of our home. While normal wear and tear is expected and anticipated, excessive wear caused by carelessness, overcrowding, or indifference will be noticed and documented on references you will receive from us. Strictly NO SMOKING ON PROPERTY and NO NOISE OUTSIDE AFTER DARK.

Note: If you have events planned (birthdays, anniversaries, bachelor & bachelorette parties, etc.) you must make this known during your initial inquiry. We may or may not agree to accept your booking based on event details, on a case-by-case basis.

For rental periods of three weeks or longer, one-third of rent is due at lease signing and will serve as non-refundable deposit. 2nd third due 90 days prior to move in. Final third, security deposit, and utility deposit due one month prior to move-in. For rental periods shorter than three weeks, one half of rent due at lease signing as non-refundable deposit, 2nd half, security, and utility deposits due 60 days prior to move-in.

Weekly professional cleaning required. Security deposit required. Separate utility deposit required in some cases. Pets may be allowed with additional security on case-by-case basis. Please inquire. All prices quoted include Suffolk Country hotel/motel tax, if applicable.

A little slice of heaven

This property was amazing and worth the money! We absolutely loved every minute of our stay. While the house itself is much "cozier" than the photos would lead you to believe, the outstanding garden and pool more than make up for the space.

We were lucky to have 2 gorgeous weeks of weather during our stay. The beach truly is an easy walk (unless you plan to drag a ton of stuff with you - the shed holds a plethora of beach gear from chairs to boogie boards, and more!). And, if you know how crowded the area beaches can get, you'll truly appreciate the limited beach access - lots of space with no one to kick sand onto you. We got to enjoy 4th of July fireworks without the hassle of getting into the car. It was perfect! When we weren't enjoying the beach, we were in the awesome salt water pool having a blast with all the floats and toys. The pool is well maintained and was perfect for our group of 8 (4 adults/4 kids) and the occasional guests.

The kitchen is well appointed, including some high-end utensils and appliances, making it a pleasure to prepare meals in. The neighborhood is beautiful and peaceful. We enjoyed daily walks through the area and seeing the occasional wildlife - deer, rabbits and what we're pretty sure were turkeys!

There were a few small issues that came up during our stay, but Carter was always on the ball! He was super responsive, even to the most inane questions/concerns. It's clear from the moment you meet him, that Carter truly wants you to enjoy this property as much as he and as family do. We did! We hope to return one day! Thank you Carter!

Fabulous week stayed

We have been vacationing in Montauk for the past 10 years. This year we took a chance on a new home and are so happy we did! Tyler keeps a beautiful summer home. It fit 2 families of 4 perfectly. With one upstairs in 2 bedrooms and the other downstairs in 2 bedrooms and a pullout couch. The pool was gourgeous and we enjoyed spending time in hot tub and pool every day. The pool house became a hangout for the older kids who could be outside on their own. The access to Hither Hills was great. Although we enjoy going to all beaches, especially Ditch, we spent a few nights there hanging out and having a bonfire. We then spent Saturday there as the town had been packed. We did ride bikes around. Honestly it was difficult crossing the main road for the younger kids or actually for me to watch. We mostly rode around area instead and drove to beach.

I am hoping to stay in the house again if it works out as we truly felt welcomed by Tyler and the overall privacy of the home made the week one of the best we have had.

Relaxing retreat

My family and I stayed here for a long weekend for a wedding and it was our first time in Montauk. We had a wonderful and relaxing time at this home in a quiet neighborhood - a very relaxing retreat for our family. The pool was amazing and the house was clean and very cute. Carter was an excellent home owner and a pleasure to work with. We hope to be back soon!

RELAX

As Carter went to say goodbye after showing us around the property I shook his hand and said "Thanks - we had a great time". We wanted a house where we could kick back and relax and where our kids would have stuff to do and this certainly delivered. The house is beautifully decorated in a way that really celebrates the Montauk culture and history. The fact that the main living area is upstairs and opens out onto to a wraparound deck means that it has a very spacious feel and in our case allowed us to put the kids downstairs where they could have their own holiday den. The pool and gardens are very secluded and there is masses of space if there is a group of you or you have visitors. A great selection of books, games and stuff to keep you occupied if the weather misbehaves.

Great property - Perfect for groups - Close to beach and town

I stayed here with a group of 5 couples for three weekends and had a great time. Carter is extremely responsive and went out of his way to make sure we had an enjoyable stay.

The house itself is well equipped with bikes, beach / yard toys, kitchen equiptment, etc. The interior décor is certainly "beach house," but it's evident that Carter and his family spend significant time their and have produced a very cute house. The pool is warm and the pool house / outdoor shower / hot tub area is very relaxing.

In terms of location, the house is about 1/8 of a mile to a private ocean beach and a mile from town. The Hither Hills neighborhood is very quaint and a nice area to run / ride bikes.

Overall I think this is the perfect Montauk house and would recommend highly.

Great property and owners

Great property in a nice area located very close to the ocean. Backyard is great and the entire property is really great. House is clean and comfortable with lots of room. Perfect for a group of friends or families. Owners were very nice and were as helpful as possible with explaining how to fully utilize the house/property. Great outdoor showers and pool house as well! Would definitely recommend!
