The main level offers hardwood and ceramic tiled floors as well as the kitchen, dining area, and Florida room, 3 bedrooms and 2 full baths. There is a master bedroom with a king and 2 additional bedrooms with one queen each on the main level. The 2nd full bath is located in the hallway. The open living room, dining and kitchen area with a large enclosed sun room overlook the lake, along with an open deck overlooking the fabulous dock with upper level sundeck. The house and property was perfect for our adult family of 7 -

We needed a 4 bedroom property for 7 adults and this one was perfect.

Our daughter was graduating from Liberty University (not too far away) and we wanted room to roam and be together at the same time. Plenty of space here for sure. The lower level (basement) had a great sized game & tv room. We spent late evenings playing pool and just hanging out.

The management company was very responsive to a few small issues, even on a stormy Friday evening! We would return for sure....

Needs Work

Unfortunately I think we were the first renters of the season. We arrived and the outside of the house, deck and dock did not appear to have been prepped for what we would have expected (winter leaves over the deck, cobwebs around the outside to the dock, dead bugs throughout the house (two receipts for pest control from January were on the counter)). There was also no water when we arrived. Contract states don't arrive before 4 p.m. to allow housekeeping time to prep, but if housekeeping had been there they would have realized there was no water. Jessica was helpful when we called to report that there was no water in the house and timely in arranging a service call in the morning. After the repairman arrived, determined that it was city water and had been shut off at the main on the street (presumably for the winter). Once it was turned on, everything worked fine, but another indicator that no prep work had been done. After reviewing the terms of the contract, I would strongly advise to review them closely before agreeing - there were substantially more caveats than with other rentals we have used. As a result, despite the fact that a group of us arrived and for the first night had NO WATER, there was no offer from CB to discount our stay or provide some form of accommodation for what I attribute to property management lapse. I will say, Jessica was responsive and prompt in answering and/or returning calls and took action to fix the problem. The house itself was adequate, but not as nice as another we rented farther down the street.

Owner's Response: I'm very sorry for the problems you encountered with the decks and water. We did jump right on getting the situations we were made aware of fixed and they were handled promptly. When we spoke, the decks were not mentioned, but I would have been happy to get them done had I known they weren't done. You are correct that you were the first rental of the season and there was unfortunately some in-house miscommunication. We originally scheduled the spring cleaning on the home for 5/15. The owner called the week before your arrival and requested the spring clean be done prior to your arrival. Scheduling did not relay the message to us and we had it scheduled for the 15th. This has been since remedied and I sincerely appreciate your patience while we resolved the issues. We do want to make things right and we would like to offer you a 2 night free stay anytime within the next 365 days (6/9-8/25, 8/31-9/3 excluded). Please let us know when you would like to use this stay. Thank you again.

Quiet retreat

The only 2 things the owners have to fix is the shower in the hallway and replace the toilet seat.

We loved our vacation at Smith Mountain Lake.

The house was great. There were quite a few repairs that needed to be done on our arrival. Nothing that we had to have fixed immediately but was a little annoying. And I'll have to say the communication between us and the rental company was terrible on several accounts. Before we arrived and afterward.

But the house was exactly what we needed. Comfy beds, nice game room down stairs. The kitchen frig is a little awkward to deal with. The only reason I wouldn't stay there again is there are 4 or 5 flights of stairs down to the dock that are rough to climb.

We had a great week.

Owner's Response: I'm glad to hear you enjoyed the house. The owners have done a lot to make sure the home is comfy for their guests. I do apologize about the mixup with maintenance. They were supposed to arrive at one time, and never contacted us to let us know they couldn't make it. Then he decided to drop by on Wednesday because he was in the area. He was trying to be helpful and get the bed slat fixed that was broken so you would be comfortable, but he should have called ahead so we could notify you. I do apologize for that. We have discussed the importance of communicating with us any time that there is a hiccup in the plans. Thank you! We do hope to see you back at the lake again.

    Half of the total for your rental is due at the time of booking. We accept Visa, MasterCard, or Discover and check by phone. The balance is automatically charged 14 days prior to your arrival. Personal checks are acceptable for the final half if received at least 30 days prior to arrival. Credit card, cashier’s checks or travelers checks are acceptable after this period.

    In addition to the base rental rate, the following charges also apply:
    5.3% Virginia Sales Tax
    7% Bedford County lodging tax or 5% Franklin County Transient Occupancy Tax
    Cleaning fee: $100 for most properties, up to $250 for larger homes
    Reservation fee: $10/night
    Limited Damage Waiver: $10/night ($50 minimum) OR a $300 security deposit for groups of 4 or less
    Pet fee: $15/night per pet (pet friendly homes only)
