Rustic contemporary house is cozy but not fancy.
ABOUT YOUR LIVING SPACE: 3 bedroom house with full kitchen, living area, dining room, fireplace. Each bedroom has its own locking door with key. 2 additional offices for telecommuters/work-at-home.

Bedrooms have hardwood floors. All rooms have curtains/blinds, new storm/screen windows that open/close and a nice view.
FIREPLACE: plenty of firewood, but READ INSTRUCTIONS BEFORE YOU MAKE OR LIGHT A FIRE!
Big stone patio with grill-- facing sunsets. And of course the entire beautiful 4.5 acre back yard, including pairs of chairs all around, and double hammock!
Big HDTV in downstairs living area has Roku (Netflix, Hulu, Pandora, etc.). High-speed Wi-Fi is included, meals are not. (But you can use the nice big gas grill on the patio, or cook in the kitchen.) Washer and dryer are in utility room. 2 bathrooms.
ABOUT THE PROPERTY: This is a very peaceful, quiet, and special place in the country on 6+ acres right next to a state park where there are majestic waterfalls, hiking trails and park benches.
THIS IS THE ONLY PROPERTY that gives you instant B&B access to Chittenango Falls State Park. Take 7 steps from my property and you are there. Also the views to the west and sunsets are superb. Read or grill outside. Feel free to stroll around the big 4.5-acre back yard, where there are pairs of lawn chairs strategically placed at all the best breezy spots. Take a nap in the big double hammock! Bring a good book and sit in some of the "pairs of chairs". Close to the quaint village of Cazenovia and Caz Lake.
NO DAY GUEST EVENTS, BUT OK ACROSS THE STREET IN THE PARK. NO day guest events allowed on B&B property, by order of Town of Cazenovia: hold them across the street at Chittenango Falls State Park! Picnics/cookouts: you need to hold daytime events-- if additional day guests-- across the street at Chittenango Falls State Park (they have a nice big rentable pavilion, picnic tables, grills, trails, benches, bathrooms, etc.). There is also unlimited daytime (NOT overnight) parking across the street. Cars of daytime Park guests should NOT be parked anywhere on B&B property, by order of Town of Cazenovia. (see Park photos)

FOR FUN AT CHITTENANGO FALLS: Chittenango Falls State Park is a 193-acre (0.78 km2) state park located in Madison County, New York, east of Cazenovia Lake. The park features a 167-foot (51 m) waterfall that cascades over roughly 400-million-year-old bedrock. At the bottom of the falls the meandering Chittenango Creek flows underneath a wooden bridge. The park offers a variety of activities including picnic tables with pavilions, a playground, a nature trail, hiking, and fishing. Sit on one of the many wooden park benches under ancient shade maples. Wade in Chittenango Creek upstream and downstream of Chittenango Falls. Look over the edge! Hike to the bridge at the bottom on a short easy trail and stand on the wooden bridge—feel the mist on your face! Photographer’s dream. Walk on the many maintained trails through woods and fields. Hike to top of Cazenovia Ski Club for an al fresco picnic and spectacular views. Rent some of my kayaks and go paddle around Cazenovia Lake.
ABOUT CAZENOVIA: Ranked Number 15 of all small towns in USA by Huffington Post in 2015! Cazenovia is a quaint little village about 3.5 miles to the south. Founded in 1793 by John Lincklaen, who built the Lorenzo mansion at the south end of the lake, the village still teems with history. It has wonderful restaurants, old inns/pubs, gift shops, a beautiful lake, a small college, and a ski hill. Quick easy access to "Route 20 Antique Dealers", local Finger Lakes wineries, "Cazenovia Beverage Trail", and several old inns/restaurants. L.L. Bean rents summer paddle boards and kayaks at the village dock in Cazenovia’s Lakeside Park. GREAT restaurants in Village of Cazenovia: Brewster Inn (dress up, make reservations), Brae Loch Inn (live music every Friday), Lincklaen House, 3 pizza places, McCarthy's Irish Pub, and Les Pates et les Nouilles (Thai); also La Cucina (Mexican) in Chittenango. Visit the quaint little shops and boutiques in the village of Cazenovia. For a good breakfast go to Dave’s Diner. Tour the Cazenovia Beverage Trail-- or the Finger Lakes Wineries (hire a limo)! Rent some kayaks and go paddle around Cazenovia Lake. As of the 2013 census, the village had a population of 2,774. LGBTQ friendly.
ABOUT CHITTENANGO: This small village about 4 miles to the north is the birth place of L. Frank Baum, author of The Wonderful Wizard of Oz. He was born in Chittenango May 15, 1856 where his family owned a barrel factory. Visit the All Things Oz museum. Attend the annual Oz Festival and parade the first Saturday of every June-- dress as your favorite character! The museum is open year-round with limited hours and by appointment. Group tours are also offered. Visit the local casino (Yellow Brick Road) in Chittenango, owned and run by the Oneida Nation. Or go to their more extravagant Turning Stone Casino 20 minutes away (full day spa, concerts, 36 holes of PGA golf, indoor tennis, bars, restaurants, hotel, etc.). LGBTQ friendly.
SKIING (downhill, XC) / SLEIGH RIDES / MOUNTAIN BIKING: 7 nearby ski areas-- Caz Ski Club (only ¼ mile away!), Labrador Mt., Song Mt., Greek Peak, Snow Ridge, Four Seasons. Visit nearby Highland Forest for cross-country skiing and snow-shoeing in the winter, mountain biking and hiking in the summer-- they also offer horse-drawn sleigh rides in the winter and trail horses in the summer.
