THE APARTMENT is on the ground floor of a villa with a spacious front garden and easy parking.
The house is just outside the town of ARICCIA, in the heart of the ‘CASTELLI ROMANI'.
It’s 20 Km from ROME, 4 Km from LAKE ALBANO, 3 Km from CASTEL GANDOLFO (The Pope’s summer residence) and 20 Km from the SEA.
The owners live on the upper floor, which has a separate entrance, and they use a different part of the garden.
The property is fenced.
The apartment is 110 square meters and has 2 double bedrooms, 2 connecting living rooms, 1 bathroom with a shower, a kitchen and an entry hall.
In one of the living rooms there are another 2 foldable beds. Thus, the apartment can host 6 people comfortably.
The house is very ventilated, so there is no need for air-conditioning in summer.
The garden, shaded by a big Cedar and maritime pines, is equipped with a table, chairs and barbeque. It’s ideal for enjoying the afternoon breeze and having outdoor dinners.
There is a swing attached to the Cedar that delighted kids and at times… adults too!
Our house is ideal for families with children and grandparents or for groups of friends. It can be the perfect place where to relax and take it easy or a place from where to head off for daily excursions to Rome or the many sites of archeological, historical and natural beauty in the area.
ROME is 20 Km away: with a half hour drive you can reach the metro ‘A’ terminus (Anagnina) or, much more comfortably, you can take the train from CECCHINA (1 Km from our house) and in 35 minutes you’ll be in the centre of ROMA, the centre of the ‘eternal city’!
THE CLIMATE is fantastic in the area of the CASTELLI ROMANI.
In the summer period, the hottest days can reach 32-33 degrees and at night there is always a light breeze that makes you soon forget the day’s heat.
The months of SEPTEMBER, OCTOBER and NOVEMBER, are ideal for visiting the Castelli Romani: there are numerous local festivities with a wide variety of characteristic gastronomic specialties, but, above all, the climate is optimal and the days are perfect for local sightseeing or a trip to ROME.
ARICCIA is on the western slopes of the ‘Castelli Romani’ and this renders its climate particularly mild and dry.
In winter the temperature never drops below 0 degrees and there are rarely more than 2 or 3 consecutive days of bad weather.

Our names are GIUSEPPE and MICHELA. We’re both over 60 years old, have been married for 37 years and have a large family. I, Giuseppe, speak English quite well and Michela speaks French quite well; otherwise, our children give us a hand. Paola, who has a degree in Art History, knows Spanish and Giorgio, who is studying Philosophy, has recently lived a year in Heidelberg, Germany, with the ‘Erasmus’ program and knows a little German.
We’ve lived in this house since 1984, having inherited it from Michela’s parents. It’s very big and from when our first children left home it has started to feel empty. From this situation the idea of creating a ‘holiday home’ was born, because a big house is beautiful but there are many maintenance expenses and it stays beautiful and has a purpose only if it is lived.

The APARTMENT in our house is well furnished, with spacious rooms, two connected living rooms and a large entry hall. It has a large front garden with big trees. It has space that other, more modern and equipped, holiday homes don’t have. It’s a normal, spacious home that has all the essential commodities for the modern way of living. However, it has a minimalist style that renders your stay carefree even in the presence of children, without the worry of damaging something.
We owners live on the upper floor, we have our own entrance and a separate part of the garden, leaving our guests in complete privacy.
However, our presence can be useful in case of problems or difficulties, which are always possible!
IN SHORT, the main appeal of our house is, in the words of one of our clients :'EXCELLENT VALUE FOR MONEY' (Dino G. Canada, 10/2011).
We really liked the house. Bedroom, kitchen, bathroom, everything was as described on their website. No problems with the gas heater either. There were proper matrasses, special guidebooks about Rome, various maps of the city, a departure plan and many descriptions on how to get along in Arricia. The flat was just made very cosy and comfortable-modern at the same time. The kids enjoyed the big garden watching the sunset and sitting on a lovely swing.
It took about 50 min – including a 20 min walk - to get to Rome by train. It may seem long but it really was absolutely agreeable because it was more relaxed than Rome and as near as possible.
The communication with the house owners was really good, too. One of their sons even spoke German. They helpfully explained everything to us – from the shortest route to supermarket to a little facts about the surroundings. Really charming people indeed.
All in all we really liked this appartment and would give 5 out of 5 stars to it!!

Clean and very comfortable house, lovely and very kind family. We'd go again tomorrow if we could. It was great to go back home to a quiet and peaceful place after a hectic day in Rome!

Comfortable place and lovely family who were very kind and gave us lifts to and from the local train station for getting into Rome and even lent us a pushchair. Very friendly and welcoming. We had a great time.
We thoroughly enjoyed our stay at this property. The owner, Guiseppe was very welcoming, and the place was very clean and well furnished. The front yard was enjoyable to sit in the sun. I love to cook, and the kitchen was well furnished. We were suprised to find that Lake Albano and Castelgandolfo was very near, and the sea was a short drive away. We took several local trips, and the train station was very near for our trips to Rome. We were going to stay two nights in Rome as we had tickets to the Papal audience, and Guisppe insisted on taking us to the train station and picked us up in the evening two days later so that our car would not have to stay in the station parking lot overnight. When we left, they gave us a lovely assortment of local bakery items. Ariccia is well known for their Porketta, and there is a row of several restaurants by the large bridge where you can enjoy that speciality, and of course gelato! I would thoroughly recommend this place.

ARICCIA, 'CASTELLI ROMANI':
Ariccia is one of the towns of the ‘Castelli Romani’. Coming from Rome the town is after Albano on Via Appia. It is entered by going over an impressive monumental bridge.
It has ancient origins (4th/5th Century BC) and is full of history and archeological remains, like all the sites in the area.
It also has some unique features that make it famous:
-The Chigi Palace (1600) is a rare example of a baroque dwelling preserved in its original state throughout the centuries.
-“Porchetta”: stuffed oven baked pork.
-“Fraschette”: popular restaurants where, at a very good price, you can taste the typical cuisine from the ‘Castelli’, and in particular ‘Porchetta’; all in a very jovial atmosphere.
Ariccia is in the heart of the Castelli Romani. Behind it there are two lakes: LAKE ALBANO (3 Km away) and LAKE NEMI (2 Km away). It faces the sea of Tor San Lorenzo, Marina di Ardea and Torvaianica, which are 20 Km away.
LAKE ALBANO, of Volcanic origins, is very well equipped for tourism with restaurants, serviced beaches and swimming areas.
PLACES IN THE AREA:
Within an hour’s drive there are an infinite amount of places to visit.
Scenic and historical:
All the towns of the ‘CASTELLI ROMANI’, including:
-CASTEL GANDOLFO, the Pope’s summer residence, where it is possible to join the congregation in saying the Angelus within the papal palace, by simply arriving half an hour early.
-NEMI, a small and gracious village, above the eponymously named lake, which is famous for its strawberries.
-FRASCATI, ROCCA DI PAPA, MARINO, GROTTAFERRATA, MONTE PORZIO are all places where history, architecture and scenery merge, making them incredibly fascinating places.
The nearest coastline is MARINA DI ARDEA, TOR SAN LORENZO, TORVAIANICA e LADISPOLI.
They have long beaches with clean water. They are all within a thirty minute drive from our dwelling.
There are also TERRACINA, SPERLONGA and SAN FELICE CIRCEO which are slightly further away (about an hour’s drive). However, the crystal clear water of that coastline and the particular beauty of those towns completely justify making the hour long trip.
With an hour’s drive you can easily reach places that are famous the world over for their uniqueness: VILLA d’ESTE in TIVOLI, VILLA ADRIANA, ANCIENT OSTIA..…
ZOOMARINE is to be found at Torvaianica and in Rome there is the ZOOLOGICAL GARDEN: places that are particularly appealing for children.
In Valmontone, less than an hour by car, there’s the new RAINBOW amusement park.
