This 2 bedroom loft apartment is located on the 2nd floor (considered as the 3rd floor in the US and Canada) of a smart renovated building with elevator and a security system in Kings Cross, London. It is a very large apartment- 120 m2 (1300 ft²) and it has a 35 m2 (375 ft²) private terrace with patio furniture and bamboo plants.

The living room features hardwood floors, exposed beams, white walls and minimalist modern furnishings. The seating area of the living room contains two comfortable sofas, coffee table and TV with DVD player. A large window takes up the entire eastern wall and gives access to the balcony. There is also a round glass table in front of the window where you can enjoy breakfast in the morning sun. The dining area can be found on the other side of the open living room. There is a dining table that seats 6 and a fully equipped modern kitchen.

The apartment has two bedrooms. Bedroom 1 has a king size bed. Bedroom 2 has a king size bed or twin beds (your choice). There is also a king size bed in the living room. The modern bathroom contains a shower, WC and washbasin with a large mirror.

This luxury apartment overlooks a quiet street, and the windows are double glazed, to ensure your stay is as relaxing as possible. There is a picturesque canal just two blocks away, with waterside restaurants and a nature reserve. Walking along the canal you can reach Camden Market, Regents Park, London Zoo and many other places of interest.

A Waitrose supermarket is just 3 minutes walk away. Furthermore, there restaurants and shops for every budget in the neighborhood, and Kings Cross Station is just 3 minutes walk away. Not only a must for Harry Potter fans, this station also makes it easy to take a day trip to other UK cities. Kings Cross is also a London Underground station, and gives access to the Circle, Northern, Piccadilly, Hammersmith & City and Metropolitan subway lines.

St. Pancras Station is just 7 minutes walk from the apartment, where the Eurostar will take you to Paris in 2 hours 15 minutes.

Check-in from 2pm, and check-out by 10am unless otherwise agreed.

Guests will be requested to sign a short contract and provide a passport to be copied on arrival.

Smoking is only permitted on the terrace.

Great location, huge apartment

We stayed in two places in London. One was a row house a little like a rabbit warren - with rooms everywhere and every spare inch of space used to the maximum. This apartment is the total opposite - heaps of room for the 5 of us (only one child, the rest full size teenagers and above). We were welcomed by Paul's assistant, and everything was explained to our satisfaction. We were extremely comfortable and had no problems during our stay. The terrace is a lovely bonus. The main attraction is the location - just around the corner and down the road a little bit from Kings Cross. We found it easily, straight off the Eurostar from Paris, and spent a week exploring London using it as our very convenient home base. I'd definitely stay again, and recommend it to my friends. Spacious central and clean apartment with friendly hosts

The location of this flat is extremely accessible to Kings Cross and St Pancreas Stations. The flat has high ceilings and is extremely spacious, with an outside deck. There is a fully functioning kitchen and one bathroom. I found the hosts extremely helpful. I appreciated that they were concerned and supportive when my daughter fell sick after hours.

There were a couple of reasons why I didn't rate this property higher:

1. Sleeping arrangements - for a family, the bedrooms are not very sound friendly. We choose to stay in AirBNBs instead of hotels so we can spend time in a lounge in the evening while the kids sleep, however in this place the twin bedroom doors had 'shutter blinds' on them and the noise travelled in very easily. The other door was a heavier sliding door, but the noise also carried in sufficiently that we needed to be quiet at night. Also the door was quite heavy for a child to open, which caused panic one night. Please note that this would not be a problem for groups where people sleep at the same time.

2. Lack of decoration - while this is not a big issue, all the walls were bare. With a small investment, the place could feel more homelike. Amenities like a few books and toys would also go a long way. It just felt like it was the bare necessities.

3. Minimal supplies - I'm not sure whether this is a cultural thing, but when renting out our own NZ home we provide a lot more basic supplies. Despite my child feeling sick, I needed to rush to the supermarket to get extra toilet paper as we had only been given a few. I also asked for additional dishwasher tablets, as I was initially left 3 for a 7 day stay. We only did three loads of clothes washing while there, but had to buy new detergent. These are very small things, but affect the feel of the place when you are paying a decent amount for the stay.

All in all, I would definitely recommend the house to groups of adults but suggest that families weigh their sleep needs against the great location.

For future guests I would respond to your three points as follows: 1) The apartment is very large, particularly for central London, and most families seem to really appreciate this. Reviews from recent guests include: “plenty of space for our 3 kids to spread out… and for us to have our own bedroom”, “We have a family of 6 with 4 teenager boys and we had more than enough room to relax and make ourselves right at home” “There were 6 of us - grandparents, parents and 2 young children and we would all gladly stay there again” “heaps of room for the 5 of us” “You'll be hard pressed to do better than this in London. It really is as big as the pictures show.” “It is extremely large, and this is a great advantage in comparison to the average London hotel room, especially when traveling with children.” 2) Decoration - the apartment is kept deliberately minimal as shown in the photos. I understand this is a matter of personal taste! 3) We always ensure that we leave towels, toilet roll, cleaning supplies, hand soap, shower gel, washing up liquid, dishwasher tablets and powder for washing clothes for our guests. Large, beautiful, comfortable, convenient flat

We enjoyed our week at Paul's beautiful flat immensely. Comfortable IKEA furniture.

Not over-decorated as are some flats but everything you need included.

Paul is very responsive. We will happily return.

Great place for a family or anyone staying in London!

This was our first time using VRBO, and with a family of six we were nervous at first. The service was great, and Paul gave us a lot of information to make our visit easier, including apps to use, and the best train to use coming from Gatwick.

The room looks just as the pictures appears. The apartment was very clean and was less than a 10 minute walk to tube, and 5 minute walk to grocery store and several places to eat. The neighborhood was very safe and well lit.

Again this was our first time using VRBO and I was very impressed on how easy the process was, thanks Paul and Iva for helping make our vacation memorable!

Nice convenient apartment

We enjoyed our 5 day stay at the apartment. It is large, clean and conveniently located. Restaurants, a supermarket and the Underground are very close by. While there is a bit of construction still going on nearby, it was limited to regular day hours and did not disturb us. We would stay here again in an instant.

Transport links are the best in London- direct by London Underground to Heathrow airport, direct train to Gatwick or Luton airports, six underground train lines and several bus routes. Also, the apartment is 7 minutes walk to the Eurostar at St Pancras Station, taking you to Paris in 2 hours 15 minutes.
