3 bedroom property to sleep 6 (plus cot) with stunning master bedroom.

Rose Barn welcomes you with a spacious entrance hall with luxurious underfloor heating - ideal for drying off your outdoor gear. On this level there are two bedrooms, one double and one twin, both beautifully styled with quality furnishings and co-coordinating fabrics. To serve these two bedrooms is a high quality contemporary shower room with power shower, WC and basin.

On the first floor is the very well equipped kitchen with granite worktops and rear door leading on to the patio for outdoor dining. From the kitchen enter through a glass door to the attractive lounge/dining room with leather sofas, modern wall mounted gas fire, wide screen TV, DVD with a selection of DVDs and music system and picturesque countryside views from the deep set windows. Wifi available.

On the second floor is the master bedroom suite with a 5 foot king-size bed, TV, character vaulted ceiling and additional seating - ideal for a quiet read. Adjacent is the en-suite, refurbished in 2010, with a shower, bath, basin and toilet.

Rose Barn is owned by Alison, Darren, Noel and Stuart who have been friends for over 10 years, and business partners for the same period. We bought the property as we love the Lake District and wanted to have somewhere we could go with our family and friends to get away from work and the stresses of daily life. We use Rose Barn regularly ourselves and continue to appreciate the beauty and tranquillity of the Lakes.

The property is furnished and decorated to the highest standard with co-coordinating soft furnishings and flooring throughout, and great thought has been given to the holidaymakers every need. Gas central heating and hot water on demand make Rose Barn the perfect place to stay in any season. Wifi installed in November 2012. BT Vision TV recently installed providing on demand TV such as BBC iPlayer and BT Sports (from Sept 2013). Outside: Patio with garden table and seating. Two named parking spaces to the front of the property. Duvets/beds made up for arrival; towels included. Travel cot and high chair available - please order. Sorry, we are unable to accept dogs at Rose Barn.

Great location

Very well appointed, decorated and kitted out and in a very central location for visiting lots of popular areas. Also great for short or long walks from the house. Good family accommodation with 2 bedrooms on the ground floor and one in the attic. It's rural and quiet, the pub is a 7 minute walk and nearest amenities in Hawkshead, 5 min drive. We'd definitely recommend it.

Delightful cottage in quiet location.

Very nice cottage situated close to numerous areas to visit. The only ( if any ) problem we had were the creaky floorboards on the lounge and kitchen area ( first floor ) with the children's bedroom underneath. An enjoyable stay.

Great location, great barn

Two couples met here for a wet week in September and had a great time exploring an area none of us had been to before. Rose Barn is extremely well designed and fitted out, and has absolutely everything you could need to cook while you are there if you don't want to struggle out in the evening! The ground floor has the double room and twin room with shared shower room, the first floor is the living area with kitchen and door out to patio area for summer drinks on balmy evenings (so we didn't use!). Then up to the second floor and the double room with bathroom. Parking is for two cars end on to each other, but if you have two long (estate) cars you will need to use the alternative parking at the neighbouring property, but we managed. I liked the milkman just leaving milk on the doorstep the first day and leaving a long list of things they would deliver. Unfortunately, we were not expecting this so had laid in ample supplies - can recommend though for future visitors (they deliver at around 6 in the morning!). For National Trust members, get to Hill Top (Beatrix Potter house) by 9.30 (it opens at 10.00) as parking very limited and queues for the house can be tedious. Also visit Allen Bank, Wray Castle, and do the steam gondola on Coniston! The enthusiastic volunteers will be delighted to show you all the workings.

Rose Barn is a beautifully appointed barn conversion created from 200 year old former farm buildings about a mile from Hawkshead village and offers the perfect setting for exploring the Lake District National Park. Situated close to the Langdale and Furness Fells, and not far from the Helvellyn range, it is a perfect setting for outdoor activities including hiking, climbing and mountain biking. There are plenty of opportunities to enjoy water sports including sailing, windsurfing and canoeing on Lake Windermere or Coniston.

The property oozes style and character and the old combined with the new works effortlessly. There is plenty of walking to be done from the door, with country lanes to Wray, Tarn Hows and Grizedale Forest. Hawkshead (5 min drive) offers a variety of places to eat/drink and individual village shops for provisions, and the famous 'Drunken Duck Inn' is nearby to offer fine dining. The nearest pub is a 5 minute walk into Outgate.

Terms and Conditions of Booking:
1. We will not be liable for any act, neglect or default on the part of any person nor any accident, damage, loss, injury, expense or inconvenience whether to person or property which the tenant or any other person may suffer or incur arising out of or in any way connected with the letting or resulting from any other cause whatsoever.
2. If a cancellation is requested more than six weeks in advance of the letting the balance of any monies paid, less the rental deposit, will be returned. If the cancellation is requested within the six weeks prior to the letting the owner will retain the 20% rental deposit and also reserves the right to retain the balance of the rental.
3. The number of people occupying the property may not exceed the maximum of 6.
4. The tenant agrees to keep the property and all fittings, furniture equipment and other contents in or on the property in a like state of repair and condition as at the commencement of the letting and will make good (or will arrange with us to make good) any damage, breakage, or loss that may occur during the period of letting. Should the property be left in a poor condition, requiring more intensive cleaning, then this will be charged at £10 per hour and deducted from the security deposit.
5. Unless otherwise stated, the rental of the property includes rates, insurance of the property, water, electricity, and gas.
6. Holiday lettings are from 4pm on the date of arrival to 10am on the date of departure.
7. The tenants agree not to smoke, nor to allow smoking, inside the property at any time.
8. The security deposit will be returned to the tenant within 10 days of departure, less any deductions in accordance with the conditions listed above.
9. Payment by the tenant will be deemed an acceptance of these terms and conditions.

OUR CHANGEOVER DAY IS A SATURDAY AND WE DO NOT OFFER SHORT BREAKS THAT STRADDLE THE WEEKEND, OTHER THAN IN THE LOW SEASON.
