3 bedroom house, very central location, sleeps up to 8 guests.

This Grade A listed house - located within the World Heritage Site on George Square - is an excellent choice for our business clients who want just that little bit more from their accommodation, such as parking and bespoke business packages. Families and groups can enjoy both city centre living and the lovely south west facing garden – a rare luxury among city centre Edinburgh lets!

Spread over 3 floors, the accommodation comprises a spectacular double height drawing room with feature spiral staircase to gallery. Three double bedrooms, 2 with en-suite shower rooms; family bathroom with separate shower and bath; Garden room with original vaulted ceiling, wood burning stove, dining area and door to patio area and garden; fully fitted kitchen with door to basement area. There is an additional toilet on garden floor. There is a double sofa-bed in the living room.

The fantastic living space also contains a pool table for hours of entertainment!

Serviced Accommodation: our apartments are available as a serviced let and this can be prearranged prior to arrival. Priced on application.

A welcome pack of tea, coffee, biscuits and milk awaits guests on arrival as does a selection of complementary Scottish toiletries.

Personal requests - should our guests wish a bottle of chilled champagne on arrival or a bespoke hamper we are happy to discuss guests personal requirements.

Serviced Accommodation - our apartments are available as a serviced let and this can be prearranged prior to arrival. Priced on application.

The Edinburgh Address offer a range of hand-picked, luxury self-catering and serviced apartments and homes for short-term and holiday letting.

To secure a booking, a 25% non-refundable deposit is required upon booking with the balance payment due 45 days before arrival.

Should a booking require to be cancelled the following rules will apply -

Cancellation more than three weeks before arrival - 50% of the balance payment shall be refunded

Cancellation less than three weeks before arrival - No refund shall be given

Additional Information / House rules

- Lead guest must be of 25 years of age or older (provision of ID and Address requested)

- Names and ages of all other guest required

- Property is not suitable for Stag, Hen or young single gender groups

- Parties and gatherings are strictly prohibited

- The Edinburgh Address reserve the right to vet & cancel any unsuitable bookings

- There is a strict no smoking policy

- A refundable damage deposit of £250 or 10% of the rental balance(if booking is 2 weeks or longer) is payable to The Edinburgh Address via our Guest Portal 7 days before arrival and shall be refunded 7 days after departure. Funds shall only be with held on the instruction of the owner or property manager due to damage being caused during the booking.

Super confortable! We were a party of 6 adults and 2 children and we couldn't have a better place!

The location is amazing: attractions, parks, groceries, and coffee shops. The house is specially well-suited for big parties as it has a lot of privacy. The fact that the kitchen and dining/living room is in the basement and one can go from the upper floor to the basement (there is a second stair that one cannot see from the pictures) without disturbing people sleeping in the ground level, was really great for us (we ended up using the big living room in the ground floor as a bedroom with the sofa bed). The backyard is big and we could grill one evening. We had two cars so that the parking was also really important for this area.

The final plus is that one can see a famous chapel, listed in several tourist guides, directly from the bedrooms' windows!

We would definitely stay in this property again!

Perfect everything you need and so much space and plenty of bathrooms for big groups

Overall everything was perfect to location to the property itself it definitely is well equipped for large groups with enough bathrooms and bedrooms. We only spent time there for sleeping and getting ready and for a party of 8 girls it suited us fine. Checking in and communication was perfect as well. Couldn't fault it and for the price as well could not of asked for anything else.

A home from home in Edinburgh

Firstly we would like to thank Allan for creating this impressive property. From the moment we stepped inside we fell in love and found it ever so warm and welcoming. The hanging light fitting in the front reception room is very impressive and gives it a very "grand" feeling. The welcome tray of tea, coffee, milk and biscuits is a nice touch.

It's exactly how it was described and once inside it was clear that the pictures cannot show just how inviting the property really is.

The finishes are perfect, and everything that one needs during a stay is present. Being just the two of us we were spoilt in the 3 bedroom property but very quickly felt at home. Everything in the property was clean and well maintained, and fitted to the highest of standards.

The location is fantastic, it's 10 minute walk to the station, the castle and to Princes street, 15 minutes to Hollyrood Park where you have to walk up to Arthur's seat. Behind Princes street are numerous restaurants and bars available as well as along the Royal Mile.

There is a local Sainsbury's just behind the house which is ideal for the necessary groceries.

Edinburgh is a wonderful city, with everything being within walking distance, which is why we have returned again and again. We would definitely consider staying in George Square again.

Used house for my son's graduation

Great location if visiting university. Very helpful cleaning and booking in staff. House was great in terms of layout. Only minor criticim was re technology - TV satellite reception erratic and CD not working. However did not materially impact our enthusiasm for the property.
