Villa St Martin is located in the heart of the Protaras tourist area but set back about 300 meters from the main road, so in a quiet but convenient position. The sandy beaches of Protaras are all within walking distance of the villa and the main street offering a wide selection of bars, taverns and shops is about a five minute walk away.

Surrounding the pool area there is a large terrace with sun loungers and barbecue. There is also a garden table with chairs and umbrella. The pool is large and measures 10m x 5m.

On the ground floor there is an open plan air-conditioned sitting/dining room with kitchen area and downstairs shower room. The sitting area has two comfortable sofas, coffee table, lamps, television, DVD and CD player. There is a dining table and six chairs.

In the well equipped kitchen there is a fridge/freezer, washing machine, microwave, cooker and hob, toaster, electric kettle, iron and board.

Upstairs there are three air-conditioned bedrooms.

Great family villa

Had a brilliant two weeks at Villa St Martin. The villa location is perfect, a very short stroll to the main strip with all its bars/restaurants and the beach. Airport transfers were arranged by the owner and went smoothly.

The villa has everything you need for 2 families. The bedrooms are spacious and the air-conditioning cools the rooms down in minutes once the doors and windows are closed, great for the August nights !

The swimming pool is an excellent size and the corner steps are a big plus for the shallow end. The kids were in and out the pool most days.

An upstairs bathroom and downstairs shower room are perfect for the evening rush before going out.

We had a fantastic 2 weeks and very much look forward to staying there again.

Wouldn't hesitate to recommend.

Really good stay.

Great little villa just off the main strip in Protarus, quiet with a large pool. Perfect for our family of 6 adults. 10 minutes stroll to the beach and easy access to restaurants and shops. David was really helpful - sorting taxis and transfers and quick to deal with any queries. Would highly recommend.

Fantastic holiday!

I went on holiday to

Cyprus with my children and their families and I have to say that the location of this property was ideal for all. Quiet area during the day and after a short walk to the centre, plenty of things to please everyone.

The property itself was very clean as was the pool and the garden area was very well maintained where the adults could relax while my grandchildren swam and played. The facilities were exactly as I imagined.

Mr Lewis, the owner, was very friendly and helpful during the whole booking transaction and his customer service was second to none, as he arranged transfers for us and made sure that everything was to our satisfaction.

I will definitely recommend his property to the rest of the family and my friends and in fact, I have booked to go back again this summer for a full fortnight. Can't wait

Slightly disappointed 😔

Can't fault the position of the villa and the out door area .. But the sunbed covers need throwing old, stained and discoloured.

Indoor ,,, to say David had been in for the two weeks before us I was shocked that it wasn't spotlessly clean ??

Don't get me wrong it wasn't flithey but needed a proper clean.

Sheets brown/beige ... Personal taste I think white same with the towels they were also brown ?? Little things ... The quilts which had been left out without covers were all stained and went straight into the spare bedroom ...

The villa is in need of a little love and attention ... Lick of paint ... Good clean .. New sheets ,,, new towels .. All lights working outside and new sunbed cusions ... For how much we paid was expecting better ,,, I believe the owner is taking advantage of where the villa is close to the main strip and fig tree bay ... We made friends with the owners next door and also other people within the cal-de-sac and they say others have all said what we have !!

Owner's Response: As always constructive criticism is received in a positive way. Sunbeds Every sunbed cover is changed for new at the beginning of May at the start of each season. Throughout the summer the sun does slightly fade the colour of the fabric but this is the same throughout Cyprus. However If Shelley had communicated her views on day 1 of her holiday I would have happily replaced for new. Cleaning I take these comments very seriously as sub-standard cleaning standards is not expectable, and It is true I was staying prior to Shelley's stay. As I live in the UK I employee a professional local cleaning company to clean to the highest standard. On this occasion it appears this may not be the case. In light of this I have replaced the cleaning company with immediate effect. Towels & bed linen All towels, bed linen, quilts and pillows are brand new at the beginning of each season every year. If they become stained in any way during the season they are dry cleaned or replaced. Again if this was the case its not acceptable and I refer to my comments on the cleaning company above. Painting Villas St Martin is painted from top to bottom every year at the start of the season, In light of the fact everything is painted white. The villa is also painted throughout the season when required. I touched up the walls in need of painting myself just before Shelley's stay. Honestly speaking I believe the walls were painted to a high standard at the time of her stay. Outside lights All outside lights were in perfect working order when checked. The only thing that comes to mind is the light switch which is located in the pool shed wasn't turned on by the guest. Instructions for this are supplied in the villa information. Owners next door This is a crazy situation. Over the past 13 years when they are staying at their villa they try and steal our repeat business. The reason I know this is because I've lost count of the happy guests that have warned us this is going on. Their friends from the UK also own a villa in the Cul-de-sac and also do the same thing Summary The first I heard of Shelley's experience was when I read this review. I cant help but feel it could of all been resolved had I been informed on day one of her holiday. It is firmly my opinion that Vila St Martin is one of the cheapest villas when compared with like for like in the same prime location. I would also I like to point out that Shelley received 20% discount on her stay.

Excellent Villa - Great Owner !

Just back from a 10 day stay in Villa St Martin ...having stayed in Protaras before we knew this villa was in a great location , just 5 mins walk from the main strip but in a very private location .

With us being a party of 8 we had some reservations about space but we needn't have worried. The outdoor area is great with a large pool , plenty of space for sunbathing , an excellent bbq area and also a great patio which sits in the shade as the day goes on .

A couple of very minor issue's were dealt with swiftly by David and his maintainence team and i have to say David was as helpful as could be althrough the duration of the booking & the holiday .

All in all a great time was had by all and the villa complimented this ...fairly sure a return visit sometime will be on the cards.

Fantastic location, fantastic villa

Villa was everything we expected! Great location - only a short distance to the town and also only a short ride to the local big supermarkets.

There were a couple of maintenance issues but these didn't remain issues for very long. Direct communication path to the owner and also the property maintenance contact made things really easy. Everything was fixed within 48 hours of it becoming a problem.

Would definitely recommend this villa and would definitely stay there again!

Can also highly recommend Daves local taxi driver Stavros - always available, reasonably priced and a good laugh! Dave organised transfers for us also and there were no issues even with a lot of luggage, children's car seats etc. Everything was taken care of.

Definetely a full 5 stars. Thanks very much Dave.

P.S. A note to people complaining...really? If the parasol looks damaged go and pick another up for 5 euros!

Protaras is situated between Cavo Greco and the village of Paralimni and boasts the fabulous Fig Tree Bay, which stretches over 10 miles of Sandy Beach. The weather in Protaras is warm all year round, the summers are long and hot and the winters are very mild.

Protaras is more suited to family life. It offers a good choice of shops, restaurants, family outdoor bars, amusement park and night time entertainment. Also, a great experience for everyone is to visit the ocean aquarium and the magic dancing waters in Protaras.

Prophet Elias has a panoramic view of the entire town and the sea which will simply amaze you. One can climb the many steps up the hill to view this breathtaking sight and visit the small church of Prophet Elias at the top.
