Contemporary 3 bedroom, 2 bathrooms 1 en-suite, open plan living area

Fantastic new sea front development 'Domaine Juan Flore' great location between 'Cannes' and 'Antibes', with great access to the 'Cote d'Azur' . Large ground floor three bedroom contemporary apartment for rent with large garden area and terrace, with outside canopies. Modern kitchen with Corian work tops and the all important wine fridge! With an open planning living area this apartment is a great base for a relaxing break in the South of France. The beach is a five minute walk where you will find beach bars and restaurants, and the pool is on hand when you fancy a cool dip. There is a great security system and the apartment benefits from underground car parking and a lift up to the apartment.

Local Amenities: The apartment is well within walking distance of the local super market which has a cash machine, you will also find a Boulangerie, hairdressers and other other local shops, there is also a selection of very affordable restaurants and bars. All these are located on a square 5 minutes walk from the apartment so are all very convenient. There is also a large park which is nice to walk through this takes you on to the beach on the Golfe Juan side.

Although it is not essential to hire a car as you can get around easily by public transport, it does make life easier if you have a car to get around.

Local Areas: To walk in to Juan les Pins is just a very pleasant 15 minute walk along the beach. In Juan les Pins itself you will find fantastic restaurants and bars, the area is very lively especially in the summer months when craft stalls fill the promenade area. There are parks for the children to play in along with carousels. The opposite way takes you to Golf Juan, this is an approximate 10 minute walk, Golf Juan has a fantastic Marina and here there are more great restaurants and bars. Another local area is Antibes which has the most amazing market which is a great experience.

Local Activities: Fantastic water sports are available on the beach. Marineland is a must a fun park with Aqua Splash water fun and amazing Dolphins at Marineland very well put together and the shows are great, split the days up so you can enjoy all there is to see. You could hop on a train to Monte Carlo which takes 45 minutes, the trains run every hour from Juan les Pins station or Golf Juan station. Or take a boat trip to St Tropez, or a shopping trip to Cannes! The things to do are endless or just relax by the pool... Note: in the summer buy your Marineland tickets at the large super market Carrefour as the tickets work out cheaper.

The property is excellent both inside and out. Spacious and well-appointed it is ideal for a relaxing holiday .Being on the ground floor gave the added benefit of a garden to lounge around in during the day and have a few drinkies in the evenings.Alternatively it is ideally situated for travelling by bus or train to well-known places such as Monaco ,Cannes,and Antibes..

Notes:
The apartment can accommodate 6 people dining inside and outside, there is also a BBQ on the terrace outside. Sun loungers are available at the apartment four in total as well as a relaxing sofa area which seats 5 people, but chairs can easily be moved around from the outside dining table if required. The outside terrace benefits from three large extracting canopies outside, which helps with that bit of shade from the sun in the summer. Fold away beach chairs/lounger, parasols and picnic facilities are at you disposal. Please be advised that the opening of the pool for the season depends on the maintenance programme for the year, which is out of our control. This must be taken in to consideration for rental bookings made up to June 2014.

The complex of 'Domaine Juan Flore' is a short distance from the A8 auto route, exit 44 and the number 200 airport bus stop is only 150m from the apartment. 'Juan les Pins' boasts a vibrant night-life. Famed for its July Jazz festival and its August season of music with fireworks displays, there are many other festivals throughout the year, with easy reach of the Cannes Film Festival and Monaco Grand Prix. Juan les Pins is a seaside resort with beautiful beaches, fantastic restaurants with plenty of designer shopping. Juan les Pins is in easy reach of many other places on the 'Cote d'Azur' such as Monte Carlo, Nice, Saint Tropez, Villefrance, Italy. The 'Cote d'Azur' is an all year round venue with something for everyone.

Golf: There are several excellent golf courses within the region a car would be required to get to the courses, and research should be done prior to arriving.

Ski: In the winter months for the skiers there are several ski resorts Isola 2000 in France and Limone in Italy being the closest, again prior research is recommended.

Rental rate Includes Bed Linen, Bathroom Towels Beach Towels and Electricity. End of stay cleaning is also included plus a mid stay clean and line / towel change for rents of 2 weeks or more.


- Rental days are Saturday to Saturday
- Out of hours check in after 11pm are subject to a 50 Euros payment direct to our agents on arrival.

On booking a non refundable deposit of 30% of the full rental charge is payable. The remainder is due 5 weeks prior to arrival.

One week prior to your stay we ask that a refundable security deposit of £750 be paid, this is to cover any damages or breakages that may occur.
