About the property

This 2 story, 2 bedroom Lake Front property has just been completely redone. 27ft x 28 ft (1512 sq ft.) Because the garage and landscaping has not been completely done, the rental price on the little gem is a great bargain. Ten feet from the pond with its own dock and one canoe, this special spot is owned by an artist and has a contemporary gallery feel. When people with houses on the pond drop in to visit, they often comment that this place has the best view on the pond. First floor is all open with spacious feel with 1/2 bath and kitchen with all new stainless kitchen appliances. 6ft. high windows all across the front and glass french doors afford a view of the pond that is constantly beautiful. I am always inspired to take photos of new variations of the views. There are two bed rooms and a small full bath upstairs. The front bedroom spans the width of the house with lovely views of the pond. A queen in each bedroom with additional double and fold out in the back that could be placed in the landing outside of the bedroom. High speed internet and phone included. Summer season check in Sat. 2:00 pm check out following Sat. by 10:00 am. Rental rates are $1,150.00 / week starting June 14th through Sept. 13. No partial weeks. Full payment is required to secure the cottage for each week. A $200 Damage deposit is required and will be refunded in full within 21 days of the last day of rental if there is no damage. (I have never not refunded entire deposit.) A written notice will be provided if there is any deduction from the deposit. There is also a 9 % NH State Sales Tax and a $75.00 cleaning fee. A rental agreement will be sent to you when you book your time.

Very enjoyable stay

The house and location are lovely. The large main room on the first floor offers a sweeping view of the lake and the mountains behind. It is well furnished, clean, and decorated with an incredible amount of art, much of it by the owner. It's not a large house, and the bathrooms and other facilities are a bit cramped, but it fully met our expectations and more. I highly recommend it.

Not Very Private Nor Very Clean

Date of stay- July 2014: I have to agree with the previous reviewer- this is not a rental home. It was quite clear to us very soon after our arrival that it's the owner's primary residence that he vacates when it rents out. It also was in need of some cleaning after our arrival. There were dead bugs along sills and dust on everything, including the coffee pot. Every time we used the first floor half-bath there were new spiders to greet us, so there was an issue there. Owner stated he spent the day cleaning but I'm pretty sure that wasn't the case especially after discovering a dishwasher filled with dirty dishes. We washed all dishes, glasses, utensils and pots before using them, so I guess it didn't matter, but it should be noted. If renters are going to be charged a fee for cleaning and are expected to, as stated in the contract, wash and return all dishes before vacating the premises, then renters should expect to receive the home in that condition. We did not. Area rugs (and there were many) were stained - a bit off-putting. I would not have felt comfortable walking barefoot. Numerous phone calls throughout the week looking for the owner (including at least 6 in 1 hour from a call center) were bothersome.

Renters should also be aware that there is no reasonable expectation of privacy if they rent this property. The owner "dropped by" on 3 occasions during our stay and stayed for at least 20 minutes each time and during his first visit on our first full day told us that our having the spot light on "disturbs" neighbors across the lake. We had that light on for about 10 minutes the night before. We left the house one day to go sightseeing and returned to find the door unlocked and were quite certain that we locked the door when we left.

The home was nice with an incredible view and the owner was nice enough but the full disclosure on the status of this "rental" should have been given in the description. I normally don't rent places without reviews (prev review went up after my stay) but it looked nice and well kept and was available for my 11th-hour time frame. I would have looked elsewhere had I had an inkling of what to expect.

The house is very nice and the view/location is beautiful, but beware.

This house is a primary residence and not a vacation rental property. The owner leaves when the house rents.

Upon arrival I noticed the house had not been vacuumed. I mentioned this to the owner but he said he cleaned. I pointed out some dirt on the floor and he stuck to his story. I didn’t want to push the matter, but I need to inform other renters. It's unacceptable to charge a cleaning fee and not have the house professionally cleaned before renters arrive. My wife and I are very easy going, which is why we let it slide. I’m just very happy I brought a rubber floor mat for my 7 month old to play on.

Examples of what needs to be cleaned. The floors should be cleaned, cobwebs removed, bugs removed from window sills and all dish need to be clean. We cleaned every dish/glass before using them. Even decorative items need to appear clean.

Also, beware that there isn’t a usable grill. I specifically asked if there is a grill before committing to the rental and I was told there is. Yes, there is an old Weber charcoal grill, but the grates are rusty and the grill hasn’t been cleaned in ages. I was very disappointed by this since I had purchased a lot of grillables.

There is also a strong smell in one of the bedrooms. We shut the door and didn’t use the room.

I don’t mean to come down hard because the owner seems like a very nice man and I’m sure I would enjoy an evening of conversation with him. There is a level of cleanliness people expect when renting a property.

Perkins Pond is a beautiful 154 acre sheltered lake (pond) located near Lake Sunapee which is one of the largest lakes in New Hampshire. Sunapee is located about half way between Concord and Hanover (where Dartmouth College is located.) One half hour to either and about 1 1/2 hours to Boston. Because of its special location it is considered one of the quietest ponds in the region.
