It's all about the beach in this bright and airy classic North Fork beach cottage that has both a screened in porch and a beautiful backyard deck. Just steps to one of the most coveted private bay beaches on the North Fork! Within minutes to all the North Fork has to offer including Love Lane and countless vineyards and shopping, yet a world of peace awaits you at a calm, sparkling sandy deeded beach just 500 feet away. Enjoy indoor~outdoor living at its best. Living room with vaulted ceilings and skylight has french doors to huge screened porch. Screened Sleeping Porch has massive oak picnic table that seats 12 and a large separate sitting area with chairs and a pullout queen futon in case you'd like to sleep al fresco. Master bedroom with glass sliding doors to cedar deck has king bed and master bath. Second bedroom has full bed plus additional sleeping loft with queen mattress, (older kids love the loft). Galley kitchen has full size refrigerator, coffee maker, microwave, dishwasher and gas stove. Main house has wifi, LG all in one washer/dryer, cable TV, window ACs and is within mere minutes of all local wineries, shopping and Love Lane. Backyard has sunny outdoor shower you will want to live in complete with solar lights for evening showers under the stars! Deck has BBQ, dining table, adirondack chairs and double chaise lounge. Like all beach houses, there are some additional sleeping accommodations such as pullout futons in living room and on the porch, one twin mattress under each of the beds in the bedrooms. By car: Within one minute you will have access to Starbucks, CVS, Waldbaums, a cinema, and any other convenience you may need. Within 3 minutes you will have within reach one of the most charming lanes on all of the North Fork, Love Lane, and its most charming shoppes, including the candy shoppe, cheese shoppe, & Lombardi's specialty food shop and purveyor of fine meats. There is also a Jitney stop at the top of the block. Rental includes use of 2 mountain bikes and fishing poles. May include use of ocean kayak and stand up paddleboard (with additional deposit.)

Southold Town’s new 2 Week Minimum Rental Law for the North Fork requires all leases be written for a term of at least fourteen nights, but renters are not required to stay for fourteen nights and are permitted to cancel the second week without financial penalty. Payment for the second week is only collected on the day of entry should you choose to continue your stay beyond the first week. Only the first week is paid for at time of booking. You can either cancel the second week (or pay for it if you wish to continue your stay,) at time of entry.

My dad bought this property in 1968 after a summer rental nearby. Being a school teacher in Southern Westchester with 5 children, he needed a place to bring his brood in the summer. Luckily a friend told him about the beaches and farms (potato farms back then) on the North Fork. I've been spending my summers here ever since. A few years after he passed my husband and I bought the house so we could keep it in the family and I'm so glad we did! The best times of course are when my siblings, and now our children, can be reunited here in the summer, but I am almost as happy when I know another family is having just as wonderful a time experiencing this magical area and all that it has to offer.

Mattituck is right next door to Cutchogue, the sunniest sector in New York State. I cannot tell you how many times over the years, we have had sunny days at the beach while it was overcast elsewhere on the Fork. It is truly perfectly positioned, nearby to all, yet a world away. The beach is particularly splendid for children! The Bay is not rocky or cold like on the Sound side. It is shallow and mild, and the sand is soft.
The main benefit of the house is the private association beach. It is just so close and so glorious. We have spent so much time through the years fishing, clamming, swimming, and simply relaxing on its sand. When we want a playground, there is a huge one right around the corner at Veteran's Beach. But our beach is so private and we get to enjoy it as such. Usually we bring the firepit down to the beach after dinner for s'mores and vino under the stars. On hot nights we'll even swim again! It is truly an idyllic summer ritual! Another benefit is the tremendous screened porch. It is ideal for napping and meals. And the beautiful outdoor shower, no matter what time of day or night, you will always prefer it to an indoor shower! We spend most of the time on the porch or on the deck when we are home, but mostly we are at the beach. Also, one cannot ovestate the benefit of having an ice cream parlor at the top of one's block!
My husband and I rented Joy's cottage for a week in August for a LI vacation. Our son and his family came from Chicago and we were joined by our daughter and her family who have a cottage a few blocks away. It was a perfect week for the beach and enjoying time together. We loved everything about the house! The screened porch was a favorite spot for family dinners and relaxing. Joy is the perfect hostess; everything we needed was waiting for us. Hope to be back!
My family of 7 had an enjoyable time. We came to the North Fork for a wedding and turned it into a vacation for our family and our dogs. The house location was perfect for every activity we did.
The house was cute and clean. The only thing I wish we could have had was a larger kitchen since we prepare most of our meals ourselves. But for the time we spent it was fine.
The kids loved the outdoor bedroom and the loft.
The yard was fun and we enjoyed making s'mores with the fire pit.
Joy was a pleasure to work with and answered every question promptly. She even had a bottle of local wine waiting there for us.
We really enjoyed the many local, close nature preserves for daily hikes with kids and dogs.
I highly recommend this property and would love to go back in warmer weather to take more advantage of the water which was just a short walk away.
Excellent property in a beautiful location. The owners are attentive, wonderfully cooperative and helpful, and they keep their house immaculate. This is a fabulous property for people who want to kick back and enjoy peace and quiet in a gorgeous, convenient setting.
What makes for a perfect vacation? Easy access to an uncrowded, sugar-sand beach: check! A tranquil, private backyard with a hammock for the day, and a fire pit for evening s'mores: check! Comfortable & fun beach decor that isn't too "precious": check! Extra sleeping room for older kids who want to visit for a day or two: check! Magic Fountain ice cream and Love Lane shopping nearby: check! Two bikes, and a two-seater kayak; beach towels and chairs; and even clam rakes to use (so all that stuff doesn't haven't to be hauled from home): check! A gracious hostess: check! My friends and I had a weekend for the books. The house looked just as expected from the photos. The backyard is amazing & every part of the house is cozy & comfortable. My parents even came up & enjoyed some BBQ although the weather wasn't ideal. Everything exceeded our expectations. Upon arrival, I received a birthday card & bottle of wine to start my weekend. The instructions Joy laid out were very clear and concise, even when I had a question, I texted Joy & she got back to me promptly and politely. The beach was amazing & was literally a very short walk from the house. I will definitely be back!!
This was a great place for a relaxing week near Mattituck. Back for an anniversary trip for my parents and needed a place for the family. Great room, easy access, space for many to sleep and have some privacy, well stocked kitchen, great screened in front porch, wonderful patio and back yard with plenty of beach amenities, as well as a quick walk to the beach/bay. Joy was wonderful to work with. She had lots of info, responded quickly to emails and checked in with us mid-week. It was great place to relax with easy access to so much on the far end of the North Fork of Long Island. Highly recommend.
Such a special place! This area is a nautical paradise, surrounded by farms. It's still hard to believe how close it is to NYC and how far away it can feel. But usually when people do find their way here, it doesn't take long to fall in love. The smell of salt in the air, the light in the sky, I've been coming here my whole life and I never take it for granted. I usually leave my renters with a list of our favorite little discoveries like the best vineyards for families and where to get oysters on the beach brought right in off the boat! The best thing to do is get here and see for yourself how special this area is, you won't be disappointed! When you do get here you will be treated to countless local farms all more than able to help you complete your farm to table dinner. Need wine for dinner? You'll have more than 40 vineyards to choose from but instead of traveling tens of miles between them, THEY are ALL within 20 miles of one another! Want fresh fish for dinner, use the local fish markets that are teeming with the day's catch, or better yet, take the poles to the surf and reel them in yourself. Or go clamming in the bay for little necks or steamers for your appetizers. The day's choices are endless. From bike riding on the country back roads to sleeping on the hammock, you will enjoy all that the North Fork has to offer day in and day out, and just like most people, you will want to come back year after year.

Rental payment is due in full at time of reservation either by check, Paypal or through Book it Now.
Security deposit and cleaning fee are not due at time of booking unless booking is within 30 days of entry.
Those fees can be made in the same manner as the rental payment or they may be sent later by personal check.
Security is $200 unless using kayak and paddle board, in which case a $500 security fee is necessary.
There is a surcharge of $100 per week as a pet fee if you are bringing a pet.
There is a minimum renter age of 30.
There is a maximum car allotment on site for 3 overnight cars.
