The Villa is orientated to take advantage of the uninterrupted coastal views, cooling sea breezes and the magnificent sunsets.
Sunset Villa is less than 2 minutes drive to the crystal clear waters that lap the edges of variety of beautiful beaches. Fresh supplies are available at the 2 well stocked supermarkets plus an excellent bakery are on your doorstep in Stoupa & Agios Nikolaos. Enjoy the wide selection of delicious Greek regional cuisine at the many excellent Tavernas and fish restaurants nearby.
If you are a serious photographer, you will of course enjoy the sunsets.

Indoors: Sunset Villa is equipped with a fireplace for winter, TV with DVD player, books and games. The lounge comfortably seats 6. The furnishings are new and modern. Open plan kitchen with under counter oven, hob & extractor hood, microwave oven, dishwasher, fridge with freezer. New crockery & glassware, pots and pans, cutlery, coffee machine, and a toaster. The dining area has a large square table that seats 8. All rooms are air-conditioned. The master bedroom is downstairs with an Extra - length king size bed, where you can sit up in the morning with your cup of tea and enjoy views of the sea through the double doors which open to the pool and patio. Upstairs the remaining 2 bedrooms each have 2 X length single beds which convert to a king size, double doors that open onto the shared view terrace. 1 downstairs bathroom with a bath, toilet & vanity unit. 1 upstairs bathroom with a shower, toilet & vanity unit. The washing machine, iron, ironing board are discreetly housed behind a door in the downstairs bathroom.
Outdoors: Sunset Villa has a beautiful private 'infinity' pool with rim flow edge, which seems to flow into the sea! Even so, a variety of sandy beaches are less than 2km away. Tavernas serving local cuisine are also nearby. The surrounding garden in newly planted with flowers, herbs and fruit trees. The spacious veranda stretches across the front of the villa and has a large table with a big umbrella, where you can enjoy your meals outside or just relax. You can sit and enjoy your morning coffee here, or on the upstairs patio, whilst watching the new morning emerge, or witnessing a variety of breathtaking sunsets! The villa benefits from the cooling summer breezes..
Hurray! A new road!: We now have a new tarred road leading from the main coastal road to our villa, which was laid by the municipality at the end of the 2009 season. Previous guests commented that the road to our villa was difficult, but now we are happy to say that this is a thing of the past!
Although a car is recommended, the road makes for smoother driving access and an easier walk to Aghios Nikolaos should you desire it.
I am born in Ireland and educated in the UK but have lived abroad for many years. George & I have been married 38 years and will retire soon to Stoupa. We fell in love with the area on holiday years ago and decided to build Sunset Villas on a very unique piece of land from which the sunsets were magnificent....hence the name.
The property, at 85Meters elevation, enjoys 180 degree, uninterrupted views of the Messinian Bay in front, and the majestic Taygetos mountains at the back. The very first time that I sat on the grass on what was an undeveloped piece of land, I fell in love with the view and felt totally at peace. I knew that this could be a very special place to build our dream. I was right!
We built in the traditional stone style, which is unique to the area, and blends in with the surrounding landscape. Sitting on the patio during the day the infinity pools seem to flow into the sea below and the quietness of the area lets you just relax and forget all those daily pressures. Evenings are amazing when you sit with a glass of wine watching whilst the sun sets - each night giving you a different and unique show of colour ranging from pink to purple to orange. You'll see what I mean for yourself!
Terrific Experience for our Family at Sunset Villas ★ ★ ★ ★ ★
We spent a week at one of the Sunset Villas. The house is basically new, very well appointed, impeccably clean and perfect for a relaxing vacation for a family or party of 6. The kitchen was well stocked, great for cooking and the washing machine in the house was a great convenience. The A/C and the bedrooms were very comfortable. The infinity pool is fantastic and we did a great deal of swimming and hanging around the house, especially around sunset, which is dramatic and different every day. The views from the house are panoramic and spectacular. Our only complaint was the lack of an internet connection, which is a mixed blessing on vacation! It's nice to be completely disconnected but it would have been nice to have. There are good family beaches very close by but a car is a must to get around. The house is easily accessible from Kalamata or Athens and is in a good location to explore the surrounding region including some of the nearby mountain villages and the towns further south or to the east. There is a brand new supermarket that literally has everything one might need within a 5 - 10 minute drive. The "mirror image" companion villa is on the same property but situated in such a way as to keep each villa relatively private, though we are thinking of someday renting both villas together to be able to vacation with our extended family. The caretakers were affable and available and responsive to our minor issues and questions. Finally, the proprietor, Gail Compton, was easy to deal with and a wealth of information about the house, the area and any other questions we had. We have no regrets and we will definitely consider the Sunset Villas for one of our next vacations.

We really have had very nice holidays in one of the SunSet Villas! All things were well prepared and we got a great support from Erin ( local manager ) during our 3 weeks stay. The house is very comfortable, fully equiped und the views over the sea and the landscape are beautiful. Don't miss the sun set - every day!!!
In the surrounding we explored a lot of highlights like the caves near by Aeropoli, cape Tainaron in the South of Mani, the old village Vatia, Mystras, Gythion, the lovely village Kardamili, etc. The sea is very clear and perfect for swimming! If you like to hike - try it, because the mountains are beautiful as well!

The villa was one of the best I have stayed in . The furnishings including the beds were excellent. and the level of cleanliness was very high. The pool area is just wonderful - very comfortable and the views are spectacular Pool is lovely and easy to access. I would certainly recommend this villa to any one .
The road leading to the villa is steep and there is a very bumpy track at one point so just be aware of this.
The villa does not provide pool towels but i asked for some and they were provided which was a great help and we were very pleased.
There is only one thing i think is lacking ( or if they were there we did not find them) were plastic glasses ect for around the pool area to avoid any breakages where there are bare feet.

After staying in one of the sunset villas, my family of 5 and I already want to go back! The friendliness of stoupa, the infinity pool, the sunsets and views every day made this holiday the best we will ever have. I think it's fair to say the views are truly breathtaking in both morning and evening. The villa had everything we needed as soon as when we walked in the front door. I have recommended sunset villas to many friends, family etc. Eventhough in stoupa there is not many activities for young children such as waterparks, we completely forgot about this hectic stress that can usually occur on a holiday! Only to leave us with a PERFECT stay. Not to mention how reasonably priced the food in Restaraunts, the boat hires and the dolphin watching is- it was a truly refreshing relaxing and unforgettable stay, thanks again and we are looking forward to coming back soon!
I've stayed in these villa's every year since 2009 and I've stayed at other villa's around Stoupa and I can honestly say I'm in love with this place.
For a start you land in kalamata beautiful little airport after picking up our car we made our way down through kalamata a lovely busy City , once through the city you start making your way up up the mountains once at the top the views are breath taking and one of the best drives I've ever taken. After about 35 mins you come out the other side of the mountains and start the see the villages again just stunning!
After making your way through Stoupa you find your turning up the the villas , from the car rental place it was 40-45 mins.
The villas themselves are just stunning. The thing I like the most about these villas is that they are very warm and safe, a little place of paradise. The building is very well finished and the attention to detail it just perfect. The rooms are well fitted spaces and just have everything you need for your stay, one thing that stands out is the quality of the bedding and beds( small thing but I just like it). Kitchen fully furnished and well stocked and I love that people leave things of their memories at the villas year after year. Outside the villas are beautiful. The pool area is perfect and the infinity edge is a real nice touch.
The villages are just amazing. Stoupa beach is very nice but I prefer kalogria because of the sand. Other good beaches to go to are kardamyli and there are two beaches in between Stoupa and kardamyli which are easy to see and find and are worth a visit.
Eating out is a real highlight of the holiday. What I will say is, don't just stick with one taverna that you like. Try all of them as each one is different and have different specials.
If you have a car please please please go for a drive it will add another dimension to your holiday ! I would say go south about 2 hours 40 mins you can go see the most southern tip of mainland Europe and the route is amazing. Some of the villages you pass through are stunning.
I could just go on and out but must stop here. The prices I can't complain about I'm a big believer in you get what you pay for in life and this place you do ! If you're having any hang ups about taking this holiday just dot! Jump in , and I promise you will return again just like we do!
The elevated position of this villa ensures you have a stunning view. The accomodation was well presented and we ate on the patio most evenings. There are many nice tavernas to choose from in Aghios Nikolaos, however a car is required as this is the price you pay for having such a wonderful view.

The Peloponnese is the most southern part of mainland Greece. This beautiful green peninsula plays host to almost every tourist who comes to Greece because most of Greece's important and imposing ancient sites are found here. Besides ancient monuments such as Olympia and Epidavros, the Peloponnese also serves as Greece's market garden and centre for olives, olive oil and wine production.
Many of our guests now choose to fly into Athens and hire a car from there. The new motorway starting directly from Athens airport, bypassing the city and through to Kalamata has shortened the drive from 4 hours to between 2.5 – 3 hours. All the winding mountain roads have been bypassed via tunnels through the mountains. You still see the beautiful scenery, but the slow pace behind busses and trucks has been eliminated. One of the nicest parts of the journey is to stop at Korinthos, looking at the canal and sometimes seeing a ship or a yacht pass under the bridge as you stand overhead and watch.
The dramatic Messinian Bay coastline is filled with hidden coves, beaches and amazing expanses of clear blue water , all backed by the Taygetos mountain range. On the beaches you will find for hire; sunbeds & umbrellas, pedalos, kayaks and small motor boats The area enjoys a warm Mediterranean climate .On average the sun shines for 3,000 hours per year. In July it is not uncommon to find temperatures reaching 40 degrees on same days, often cooled by the summer breezes called the 'Melteni' winds. From June to August rainfall is rare, The best way to explore this picturesque area is to hire a car and adventure!
