The house has been in our family for over 50 years and we’ve nicknamed it “The Hill House” because it sits on a small hill overlooking our private pond. This is the perfect house for families. We have two small boys and this is their favorite place to go when we get out of the city. We are so excited to share this beautiful property with other families to create memories in.

Bucolic landscape setting just a short distance from the original Woodstock festival grounds
We stayed in Nicole's home for a week during the 50th anniversary of the Woodstock festival. What a great time we had! That home has anything and everything you could possibly need. I love to cook, and she had such a wide selection of cooking utensils and appliances. It was so peaceful and relaxing there. At night you could hear the owls in the woods. During the mornings we fished in the pond. (Catch and release only, of course) The home and the deck are perfect for just hanging out and visiting with friends. We had campfires in the firepit at night and cooked s'mores! The gas grill was an added plus as we cooked pork chops, burgers, chicken, and ribs on it. The neighbor, Cheryl, was super helpful, friendly, and kind to us during our stay. There's a waterfall (Thompson's Falls) just 30 minutes away! And just down the road from the house there is a quaint little roadside stand where they sell fresh vegetables, honey, and maple syrup.
I would come back here again in a heart beat! Loved every minute of it!

Great place for families!
We shared the home with another family and it was a perfect fit! Spacious and beautiful. We went to Frost Valley for family activities and shopped locally. We cooked a lot and enjoyed the woods.
Cute house in the woods, not at all secluded or remote!
The house is comfortable, has all the amenities you could need. There is a lot more furniture in it than when photographed, which makes it feel a little cluttered. The AC’s in the bedrooms work great and cool off the entire home.
We specifically wanted a quiet, secluded house with a large garden that would be fun for dogs. I have a dog that has acute anxiety and is terrified of strangers, so once a year we like to take a vacation just for her. Nicole reassured me that she rarely sees her neighbors and the road is listed as having very little traffic. This sadly was not our experience.
10-15 cars go up and down the road each day, which certainly isn’t heavy traffic, but some are easily going 50 mph.
Very friendly local residents also walk up and down the road, we saw the same 5 or 6 people every day we were there.
STELLA - a dog aggressive, black Labrador who lives across the road and charged onto the property repeatedly. Despite talking to her owner, she came back repeatedly looking for a fight. She’s fine with people and thankfully no one was injured but that was because we intervened. The traffic, the people, Stella - we had to be on a guard constantly.
The only door that leads straight to the garden is in the basement and isn’t usable. The area that has been cleared for the garden is taken up mostly by the pond. There is an exposed/broken pipe on the hill/garden that creates a large muddy area that could be dangerous if you are not paying attention.
There was quite a lot of trash around the edge of the woods and by the fire pit, food wrappers, empty cans, broken glass. The hammock had a disposable coffee cup left in it, that had been used as an ashtray, and a mason jar filled with some dubious liquid. The grill was a great addition but was still dirty from whoever used it last. There is a wasps nest in the gutter by the kitchen window, they fly around the grill area. There are birds nesting under the kitchen balcony. If you walk too close to that area in the garden, they will attack you.
We did explore the woods a little, but it was of course very buggy, so those were quick trips. The house was fine, but with some repairs and renovations could be a really great, the garden was just not what we were hoping for, but that probably won’t be an issue for most people.
When we arrived there was a note on the kitchen counter that said “We set off cannon don’t worry happy July 4!!” We found out it was from the people who own Stella - just FYI!!!
I want to start off by saying I’m really sorry the property is not what you expected. I was truthful with you about being on the street and how many cars go by a day and my neighbors that like to take walks it’s possible it was a couple more than normal because of the holiday. As far as the few items of trash I do my best to make sure the person taking care of lawn picks up any but apparently she forgot a few things same with grill. The wasp nest happens and we try to stay on top of that as well but being in the country it happens so fast before you have a chance to get to it. The birds build a nest every year under the deck and I’ve never been attacked so good to know . I’m also so sorry about my neighbors dog. In the three years we’ve owned this house she has never came over to our property and we have a dog as well that roams freely around so it was very surprising to me that she did that. Nothing I can say about the cannon it was the 4th of July and guess they wanted to let you know so it didn’t scare you. The door in the basement does work and you were welcome to use it. Again sorry for everything.
The property and owner was great. She kept us up to date on arrival time and gave us some info on the house and all its amenities. The bedrooms where spacious and comfortable. The kitchen was fully stocked with equipment and was easy to use. The pond was nice to look at and walk around. The surrounding area was peaceful and beautiful. The Town of Jeffersonville was 10 minutes away and had a store and some great restaurants, Teds Diner is a must. Overall this was a great experience and we will defiantly be back.
Our home is nestled in the hills of Livingston Manor, between Jeffersonville and White Sulphur Springs just west of the Catskill mountains. It is 20 minutes from Callicoon and Jeffersonville and 30 minutes from Monticello.
There are nearby farms for fresh eggs and milk and to take the kids to visit the animals. There are nearby rivers for rafting and lakes for fishing and swimming. Nearby towns offer antique stores. The Arnold House restaurant is less than 10 minutes away. Villa Roma resort nearby offers lots of family fun including horseback riding, river rafting and swimming pools. We are also a 20 minutes drive to the Delaware River for tubing and Lake Jefferson for fishing.
The closest bus station is in Liberty; the closest airport is Albany International Airport, 2.5 hours away. New York City is just over 2 hours’ drive away. Car rental recommended; there is plenty of parking for 3 or more cars.
