Welcome to Little Palm Villa. Spacious living for two, or comfortable for 4. Ideally sited for enjoying the cooling trade winds, Little Palm is in a private residential neighborhood overlooking the sailboats turning at anchor in Coral Bay harbor. Just a short couple of minutes to friendly Coral Bay for groceries, restaurants, or water sports.

Fun and Functional Villa with Spacious and Open Design Thats Perfect for this Location

We have never stayed in a building like this before, but would like again soon. The first impression when walking in for the first time... "Wow, this place is big!" The great room on the main floor flows out on to the deck without a barrier. The deck has a fresh covering of insect screen that allows you to feel like your are living in the trees without the unwanted visitors. The overhang on the roof provides plenty of shade and protection from periodic rain bursts while taking in the view of Coral Bay, ocean and green hills. The staircase to the lower level is also enclosed in screens and has a nice little garden in the middle. The lower level has a second bedroom a bathroom with a second walk-in shower. The deck on the lower level is not screened, and has some clothes drying lines that we used daily for our swim suits and towels and instead of the electric dryer for our mid-trip cloths washing.

The kitchen has nice functional appliances, coffee maker and toaster and microwave etc. We used the kitchen and outdoor grill most days for meals to save a few bucks and get some variety and found everything we needed to implement our meal plans.

The wifi worked well, about 25mps, sufficient bandwidth to watch Roku box on TV while using phone and/or tablet to surf web.

St John is still working to recover from the violent hurricanes from the fall of 2017. They are open for business, but there are some sights and sounds of cleanup and reconstruction in taking place on the island. Everyone made us feel welcome.

Lastly, The owners of Little Palm are great! They live in the house when it is not being rented and stay in the area when it is being rented. This arrangement has advantages that we have never experienced in a rental villa situation. It's in their nature to continue to work on and improve the unit while living in it. They know the area and the people living there. We enjoyed learning about their life on St John and got several ideas about things to do and see while meeting them for some cocktails during a local music event. While not invasive, they are available to help you enjoy your stay.

Hints: The downstairs shower is inches away from the water heater and easier to regulate water temp. Also, leaving the driveway is a little blind, I would give the horn a honk just so anyone heading down hill will be aware that you are entering the road.

Amazing View property!

The property is a real gem. What a great view of Coral Bay and the mountains. Birds singing every morning and evening, we wanted to stay longer, still miss it. Rik and Ann are excellent hosts and the home has everything just bring your shorts and sandals.

Good Morning view is unbeatable

Little Palm Villa is truly amazing. We arrived late in the night and were exhausted. The home is open air with an open floor plan so it was hot and we just went straight to bed in the A/C. The next morning I woke up and turned on the ceiling fans, made coffee, and sat down at the table and took a deep breath. This is the islands anyways and the open air concept here made us realize how lucky we were to be on vacation in such a beautiful place. When you walk in the door, there is an open bathroom to the right. It's screened in and private. I loved taking showers in there and listening to the birds. There is another bathroom downstairs with a great shower and a ceiling fan if you prefer to not be outside. Once in the door you are in a beautiful open space. The kitchen has EVERYTHING, really, and the window overlooks the sweet flowers blooming in the courtyard. I loved being in the kitchen and seeing that amazing view - ALL THE TIME! There's a ton of space, plenty for a family or two couples. It was just the two of us. There are three tables to enjoy eating, chairs and ottomans on the big screened porch to sit and read or nap. There are two TVs with Roku which included Netflix and other free streaming sites. There's a great little bar too. On the way downstairs, there is a space with everything you need for the beach - snorkel sets, beach chairs, umbrellas, a large cooler, and some smaller ones. You really don't need to bring anything with you. Downstairs is a bedroom with a king bed and another porch, a full bath, and a portable A/C unit. There is a hot tub which we did not use. There are plenty of beach towels too and a washer/dryer. We opted to stay upstairs in the small bedroom with the wall A/C unit. We slept very well. Coral Bay is great. Skinny Legs - fun for drinks and burgers. Aqua Bistro - nice bar next to the bay as does Thirsty Donkey. Shop at Dolphin Market next to Aqua Bistro. Clean and well stocked. Lime Inn in Cruz Bay is great. Rent a jeep from Lionel Jeep. Justin, bartender at Skinny Legs, also works water sports at Cinnamon. Salt Pond Bay - sea turtles, relaxing, a hike though. Francis Bay was our favorite. Park right next to the beach-spend the day. Leinster is a long hike and Saloman is strenuous but so worth it! You can swim around to Honeymoon. Haulover has the floating bar. Saving BVI day trips and Reef Bay Trail for next time! Love St John and plan to call it home soon. Thank you guys!

Nice place to stay on the coral bay side

I'm just going to list my pros and cons. Keep in mind that these are MY personal preferences only.

The location:

PRO: Nice view, CON: I've stayed on St John with nicer views, and I couldn't see the sunrise as the mountain was in the way :(

PRO: Quiet side of the island, but CON: you will be able to hear the trucks going up and down Centerline Rd. You'll hear them honking to warn others that they are coming around the corner. I slept with earplugs, it didn't wake me.

PRO: Improved grocery stores from years past. Pickles in Paradise is about a 3 min drive away. Order by phone ahead of time in the morning, pick up your lunch to-go, and you're set for the beach all day. Shipwreck sandwich is my fav. Skinny Legs is 3 min away. There are a few new restaurants on this side since I was here in 2015. CON: our fav restaurants are in Cruz.

CON: Driveway is steep/bumpy, 4wd required. PRO: it's only 1.5 min. down to the paved road.

PRO: Francis, Maho, Waterlemon: super close. Hanson, Brown, Salt Pond, Lamshur, all under 15 min. or so. CON: 30 minutes minimum drive to Cruz Bay. And it can be a scary drive back if you've been drinking (NOT good if you're prone to carsickness as I am - get Rx for a scopolamine patch!!)

The house:

PRO: big kitchen, lots of equipment included, NICE living area, open feel - especially with being able to walk right into the screen porch, quality porch furniture, washer/dryer, intriguing shower with plants and screened ceiling (outdoors feeling without the bugs - outdoor showers I've seen before were buggy), king bed in a large room with it's own deck and bathroom (not the cool bathroom though), dressers and closets, second bedroom on main, noodles, chairs, and coolers for the beach, wine fridge, tv, Netflix, screen porch: no bugs.

CONS: Nicer bedroom is downstairs (this may be a PRO if you're with others, but a CON for running up and down to get forgotten items), meh matress, 2nd bedroom on main but has limited privacy. I would use it for my kids, but not another couple. The bed's stiff and there's an open window to the kitchen with only a set of blinds for privacy - no sound privacy; bathroom not attached: kitchen is between. Rough driveway; beach chairs should be upgraded; screen porch: limits star views.

NEUTRAL: the power did go out 2x, but not at inconvenient times. Was out for about 30 min/time. It's an island thing. Just expect it and move on.

Overall the PROS outweighed the CONS, I would rent here again.

Why did we leave????

Little Palm is great. We just got back from 10 days there, and having been to St John many times before, found this place to the home that truly gives us everything we look for in a place to stay:

The view is great--from the screened in porch, kitchen, living room, bedroom, hot tub, and deck. The home is modest from the outside, but inside is nicely appointed and beautifully furnished. It is roomy, breezy, and comfortable. . It's well equipped for anything--beach and snorkeling equipment, cooking of any kind, linens, paper goods, etc. The king size bed in the master bedroom is very comfortable. The house is close to everything--both Coral Bay and the postcard beaches of the North Shore. The road up is a tad bumpy, but our experience has been that if you rent a house in Coral Bay, that's what you are going to get. The screened in porch offers another bonus--no mosquitos! This was huge for my wife, who typically gets eaten alive by them when we visit the island. For the price, Little Palm is a great value. Lastly, we met Rik and Ann for drinks and found them to be great people and fun. Wish we woulda had more time.

Do yourself a favor and rent Little Palm........except when we need it!
