2 bedroom villa, sleeps 5/6, pool, gardens, short walk to beach & all amenities

This modern, air-conditioned, sunny villa is beautifully and tastefully furnished and contains everything you need to make your holiday truly memorable. The location could not be better: it's a few minutes walk to the stunning Cape Greco National Park and fabulous Konnos beach with all the sand and watersports you could wish for, a two minute drive to the bustling resort of Protaras and Fig Tree Bay and only 10 minutes drive to Ayia Napa with all its night life and Waterworld. There are plenty of tavernas and restaurants within a few minutes walk, also a supermarket and the 5* Grecian Park Hotel. We have a 9x4 metre pool shared with just four other villas. The spacious open-plan living area comprises a comfortable lounge with flat-screen TV, satellite & UK TV channels and DVD, a dining area and a fully equipped kitchen. Upstairs is the master bedroom with en-suite, a twin room and balcony with sea views and a family bathroom. Outside there are lovely private gardens with two patios, furniture and BBQ. WiFi installed.

Things to Do: Cyprus has over 320 days of sunshine a year and is generally over 20C from mid March to mid December. At Konnos Beach (a 10 minute walk) Mike's Watersports has a variety of boats, banana boats and jet skis for hire and offers water skiing, parasailing and snorkeling. There is also a beach side cafe and a cliff restaurant overlooking the bay at the Grecian Park Hotel. At Mimosa Beach (8 minutes in the other direction) there is another beach side cafe and a tennis court (€5 per hour). Boat trips with sea swim options are available in Protaras or Ayia Napa (10 minutes by bus or car), and day trips around the coast to Famagusta or evening dinner cruises. Waterworld in Ayia Napa is also a fun family day out. For exploring Cape Greco other than by car or on foot, Ham-Yam Rentals (walking distance from villa) hires bicycles, scooters, motorbikes and dune buggies. If you fancy diving try Triton Dive and explore the Cyclops Cave Dive Site less than 10 minutes walk from the villa.

For the less energetic: For life at a more sedate pace, explore the many beautiful small local churches and the monastry in Ayia Napa, the boutiques, traditional townhouses and aquarium in Paralimni (10 minutes by car or bus), the seafront and Cape Greco National Park walks, the Sunday market in Larnaca (45 minute drive or bus) or the brilliant Thessalonaki Museum in Ayia Napa. Details of these and lots of maps are in the villa and further ideas can be found in the Tourist Offices in Protaras, Paralimni and Ayia Napa. Alternatively just sit in one of the many coffee shops or bars and enjoy a drink (Keo and Leon are local brews) whilst reading - English and continental papers are widely available the same day.

Further afield: Even Paphos at the opposite end of the island is only a 2 hour drive and if you're interested in history there are the Tombs of the Kings and the Archaeological Park (similarly fascinating as Pompeii), both dating from about 340 BC, where you can see, amongst many other things, some beautifully preserved and breathtakingly intricate mosaic floors. Stop on your way and see the equally stunning site at Kourion just outside Limassol or stroll around Nicosia (1 hour drive from villa) but remember your passports if you want to enter the Turkish occupied sector. From there drive down through the fabulous Troodos mountains (take warm clothing!) and explore the many traditional villages, churches and handicrafts.

We can highly recommend

The owners have described their property very well, so we can just confirm their description – nothing to add or bate. We are fully satisfied during our stay at Villa Xenia. We have found there comfortable accommodation, beautiful surroundings (the path from Konnos Bay to Agioi Anargyroi Church was our favourite), quite location and tasty meal in the welcoming restaurant Kafkaros (just 2 minutes’ walk). It was exactly what we’ve expected from a short spring holiday. Two supermarkets are 5-10 min away by car. At high season you could find it opened at the next corner as well. We can highly recommend this villa for short or long stay, and certainly we want to return there next spring.

Having a car is essential at the off-peak season.

FANTASTIC HOLIDAY

Our stay at your villa was fantastic. We arrive late at night and it was great that you had left the essentials, milk sugar tea bags and even a packet of choc cookies. The villa has everything, it was like home from home, there was even the bucket & spades for the beach. It was spotless clean. Our contact Claire was prompt to help me with a small problem I had. I would recommend this villa to anyone looking for a beautiful holiday in Cyprus. I will be back next year.

Wonderful Cyprus holiday!

The villa is a great base from which to explore a lovely area of Cyprus. The villa itself is comfortable and well equipped. It had everything we needed in lovely, clean and spacious accommodation. We spent some days of our weeks holiday without even leaving the place. With the pool and BBQ, we were well entertained and found it all very relaxing.

Claire and Andy, the property managers, were excellent whenever we had any questions. We would recommend a stay at this villa to anyone.

Thanks very much for helping ensure we had a truly lovely holiday.

Comfortable Villa Konnos Bay

A super equipped comfortable villa located within walking distance of the naturally beautiful Konnos Bay and beach. Fantastic for swimming and safe for children.

We enjoyed the local area and from here it's an easy day trip to the capital Nicossia - well worth a visit.

This is also a well managed and serviced property - we had an issue with hot water, which was resolved efficiently by the owners management company.

Perfect Holiday 5th-19th September 2010

The villa was absolutely perfect, great location with a lovely bar just down the street, a shop just down the road with all the bits you need, and a bus stop literally outside the front door. Couldn't fault a thing! We had an amazing holiday with everything within easy reach. We couldn't have asked for a more helpful owner, Graham was brilliant and answered our many questions! Claire was great and made us feel very welcome. Konnos Bay is just down the road and absolutely beautiful. It was the perfect holiday, we are returning to Cyprus again this year as we had such a good time. Wish that we could stay here again but there are now more of us going so unfortunately we cant fit!! Recommend this Villa to everyone it has everything you need and want for any type of holiday. Thank you so much to Graham for making the holiday possible! Wish we could have stayed longer.

Tonys Review

I enjoyed my stay at the villa, it was clean and tidy when we arrived and all the facilities were fully working. The owners had done a great job via their local managers in providing a little food to start us off as we were arriving late Saturday night- The directions from Larnaca airport were spot on!! and we found the place very easily. Lots of maps and information about the locality and nearby attractions were on hand in the villa too, as well as clear instructions on the use of the household facilities and equipment. The villa is modern and well kitted out with all mod cons.

Its location was ideal for us being just a little way away from all the hustle and bustle from the main town, with lovely scenery close on where you can walk following nature trails, near Konnos Bay.

We were a short drive away from Agia Napa, where we found several excellent restaurants down at the harbour.

The whole locality nearby Protaras was very quiet as we were staying very much off peak in end Feb-early March, It looks like theres plenty to do in the peak season! Weather was like our early summer, but evenings were quite cool. We went to the Kafkaros pub and restaurant (open all year!) for evening meals (twice) and were made very welcome there.

Nicolas Supermarket was very handy for shopping (easy walking distance) and we found our way into Paralimni easily by car for "big shops"-

We would certainly consider going back to this property for another holiday, and will certainly be recommending it to our freinds. For peak season its ideal for younger people. As we enjoy walking, we werent too worried that every thing wasnt open when we were there.

Again, as we were off peak visitors, we couldnt tell what the local bus service was like, as we guessed it was running an off season service, and a hire car is fairly essential at that time of year. We found car hire rates very reasonable.

All in all a thoroughly enjoyable holiday.

Whether you are looking for the stunning beauty of the Cape Greco National Park, with its miles of walks, cycle tracks, nature trails and sea caves, or the busy nearby resorts of Protaras and Ayia Napa, with two Waterworlds and endless night life, it's all here on your doorstep. The lovely secluded Konnos Bay with its sandy beaches is arguably the best small beach on the island and is only 10 minutes walk and Mimosa Bay is even closer. Everything is available locally - convenience store, tavernas, restaurants, the 5 star Grecian Park Hotel (with large indoor and outdoor pools open to non-residents), horse riding and a whole range of watersports including boat hire and diving. A regular bus stops outside the villa for Protaras, Paralimni, with its boutique shopping, Ayia Napa and Waterworld. We are only a few minutes from the excellent motorway network, so you can be in Larnaca in 40 minutes, Nicosia in under an hour and in the stunning Troodos mountains in 75 minutes.

Other Activities: coastal nature walks

Golf: There are three good golf courses 1 hour 20 minutes to 2 hours drive away: Aphrodite Hills, Minthis Hills and Secret Valley.

Ski: There is a short snow season on the Troodos Mountains (1 hour 15 minutes drive) from January to March. This is a traditional area of Cyprus and is full of small picturesque churches, Byzantine monasteries, authentic mountain villages and terraced slopes covered with vines. Try tobogganing if you're not a serious skier.

Our garden is fenced and gated for privacy and for the safety of young children as the pool is in an adjacent separately fenced and gated area. Although the pool is shared, the occupants of the other villas rarely use it. Satellite TV channels are available in English, Russian, French, German, Italian and Arabic.
