Unmissable things to do in the area - walk to The Packhorse pub or The New Inn pub for Sunday lunch...

Hire a boat in nearby Henley-on-Thames and cruise a lovely stretch of the river.

Have dinner at the legendary Crooked Billett restaurant in Stoke Row, or try the steak at The Greyhound pub in Peppard, about 5 minutes by car.

Day trip to Oxford to wander the ancient colleges and hire a punt on the River Isis. Walk in the gorgeous bluebell woods around Highmoor (April & May).

About Penny Holley

This house has been our family home for fifteen years and is much loved. It is now far too big for just me and my husband Tim and so we live in the cottage next door. We are on hand to help guests with whatever they need and meet them with keys. If we are away travelling our house manager Kelly is here to show you how everything works and our friend Kat will be in our house.

We thoroughly enjoy the pleasure guests find in the house and its surroundings and are delighted it has a new lease of life.

Why Penny Holley chose Reading

Its really close to London, so its possible to go to the theatre and get home afterwards, but we are in the countryside. No road noise, no aircraft noise and plenty of wildlife, including red kites and deer.

We have thoroughly renovated the house using oak beams and framing. We added verandas and balconies and cladding the exterior in western red cedar and replaced all the windows with double and triple glazing. It is a brick built house and very warm and welcoming. We always have a project. The latest plan is to find somewhere for a tree house.

What makes this house unique

This is a carefully designed, cosy home, with plenty of books, dvd's ,music and furniture that we love and are very happy for you to use. We want this to feel like your own home from home.

We love warm fires, beautiful gardens, great views, places to walk and lots of spaces to discover.

But we also like to be near great cinemas and theatres, the river at Henley and all the brilliant country pubs.

  • All the bathrooms are spacious and well equipped and include heated towel rails/radiators and new showers/baths. They are warm and draft free and welcoming in summer or winter. The person in the single bedroom must share a bathroom. The people in bedrooms 5 and 6 must share a bath/shower, as one of the rooms has a loo/basin and both have access to a full bathroom of their own. It is not recommended for everyone to use the bathrooms at precisely the same time, or the water may completely run out of the tanks and there will be delay while it refills. The hot tub is being installed in May 2012 and will seat 5 people, it has lights and there is music on the terrace.

  • The master bedroom is on the ground floor with direct access to the garden. There are three other equally lovely 'master' bedrooms on the first floor all with their own bathrooms and two have oak balconies overlooking the garden. One has a double to om next to it. There is plenty of space for the cot in any of the rooms. On the ground floor there is an additional luxury bathroom with bath and shower, this is shared by the two ground floor double bedrooms. One of these bedrooms has its own loo and basin. There is a further shower room on the ground floor. All the bathrooms have hairdryers, soaps, creams, fluffy towels and are beautifully equipped and modern. The bedrooms have storage and hanging space and quality linens from the white company or designers guild. Across the courtyard are two additional optional rooms, no extra cost. One double bed with twin bedroom adjoining and wet room with shower. Total 16 in beds 2 babies in cots.

Such a fabulous house and venue -the house had everything you could need.

The owner suggested a great chef (great value and tasty food) who came and cooked a great meal for our birthday celebration.

We all enjoyed ourselves and look forward to returning again!

A wonderful 70th birthday!

The house was fantastic: the website really does not do it justice. Thirteen of us ranging in age from 10 months to 70 years gathered for a birthday weekend, and enjoyed all the facilities to the full.

Penny and Tim were extremely helpful and lovely from day one. The property was immaculate and decorated so nicely with beautiful flowers throughout. My friends and I had the best weekend which was incredible from start to finish. We drank prosecco in the hot tub, made smores in the arctic cabin, watched "Man on Fire" in the cinema room, used the BBQ for our Saturday night feast, hosted an articulate & sherades evening in the gorgeous entertaining rooms, went on a walk around the scenic area and even had a roast at the nearby pub. It went above and beyond all our expectations and I couldn't recommend staying here enough. I have no complaints at all and will be returning next year if they'll have us! Rachel

Absolutely fabulous choice for a get together with friends and family.

The house is stunning and well equipped for accommodating and catering for our group. The weather was good for us and we were also able to enjoy the grounds - always somewhere to escape to if you wanted a bit of peace and quiet!

Beautiful house in a fabulous setting

We had a great time.

We were celebrating a very special birthday with family and friends. The house is soaviiys,mother gardens beautiful and perfect for a Summer garden party.

The downside for us that we had chosen this house as it has a hot tub in the garden. Unfortunately it was out of action so we had a number of ver disappointed guests.

Stunning setting. Fabulous house. Perfect venue for a celebration

I hired the house as the venue for my 50th birthday. From entering the gates to the property and looking across to the house I knew I had chosen the right venue. Some of my friends who came to celebrate with me were from the US and had never been out into the English countryside. The Copse was a truly enchanting venue for their first experience of the English countryside.

I could tell you all about house and grounds but I think the easiest way to sum things up is imagine you have a good friend who says "use my house to have your party". The house is actually a home. A home which is well appointed and provides everything you need to relax and enjoy time with your friends.

Hire this and you won't be disappointed!

Owner's Response: We are a house for a party (as in group of people) rather than for a party (as in music and dancing). We welcome parties and groups to celebrate -for example with a lovely meal for those who are staying at the house. This is not a venue where additional guests can be invited as we are in a noise restricted area. I am delighted that Wayne enjoyed his party, but just wanted to explain this difference to anyone reading his really lovely review. Thank you Wayne! Come back any time.
