Mark Newman and his family have owned and has enjoyed this ranch for over 15 years. When asking Mark why he bought this property, he said ' I bought it so I had a place to go where no one could bother me.' Our family is from Riverton Utah. We are the outdoor/sporty type. We have spent many weekends hunting, fishing, hiking, riding motorcycles, ATVs and horses at this ranch.

It's located right between Fish Lake and Capital Reef National Park. Also, many miles of hiking and ATV trails can be access directly from the front porch.
We love making time to spend at Horse Valley. If we want to relax, there is no quieter place. If we want to plan a hike or adventure of any kind, the options are endless. There is a refreshing and revitalizing feeling that comes from a few days spent at the Horse Valley Ranch.
Nice comfortable cabin, only thing I'd recommend is if your going to stay take your own grill and propane the ones there are not very clean and in pretty tough shape plus if your afraid of mice take sticky traps we caught several. Other than that really comfortable.
Once a year our family meets in Utah from all over the country, to ride "off-road" dirt bikes. We all met at the House in Horse Valley Ranch. It was secluded, but had all of the things necessary for our stay. I even heard my Father say "When we come here next year we won't need to bring as much stuff as we did this year". The accommodations were the best we have had and we have been meeting up in Utah for 19 years. The house was nice , there were plenty of beds for all of us and the owner was very accommodating. The stay was affordable and Dish Network was provided in the Family Room. We even had a pool table to play on when it was raining and we could not ride. We plan to stay here next year.
This is a great rental property, and I have to say, the pictures really don't do it justice. It was so much more charming than we anticipated, with lots of homey western-themed touches. The views are incredible out the big front windows, and if you are looking for a peaceful, quiet place where you can see millions of stars at night, this is for you. I think we saw all of two vehicles on the road leading to the property the entire time we were there. There was plenty of room for our party of nine, and although we brought our own food, we were pleasantly surprised to find all kinds of supplies in the cupboards which we could have used if we were doing more cooking. The kitchen is well stocked, and we had everything we needed, although we did go out to buy napkins, and paper plates, as the dishwasher soap was gone. I expected something rougher, but found it to be a very nice house - up-to-date kitchen, nice bathrooms, etc. It might not have the beds of a five-star hotel, but they were adequate, and overall we felt like it was a great place all the way around.
There was a pool table that could double as an extra table if needed, and our boys were perfectly happy the entire time just brushing up on their pool skills. There were games and movies as well, so we had plenty to occupy us in the evening hours after sight-seeing.
The bathrooms were clean and very nice. We didn't run out of hot water as a previous renter had mentioned, but knowing that it could possibly be an issue, we didn't have all nine of us showering at once. As it was, we were just fine.
We used this rental as a base for seeing Capitol Reef, Bryce Canyon, and Goblin Valley. It's a good location for getting around any of Central Utah, but VERY close to Capitol Reef.
The nearby towns are very small, but there are places to gas up, buy a few groceries, and even eat out, although the best dining is probably about 15 miles away in Torrey.
Be aware that this is an isolated rental, out in the middle of open country-lots of birds, rabbits and squirrels in the early morning and evening hours, and incredible night skies. But like any cabin, you also get a few flies or see the occasional sign of a mouse.. It wasn't anything that disturbed us, and we loved being away from everything - so worth it. Cell service was very spotty.
This is a great vacation rental for a family or group. We wouldn't hesitate renting it again. Everyone in our party loved it!
7 of us guys stayed at the Horse Valley Ranch home to participate in some Ice Fishing adventures. House was great & we would definitely rent this house again!
Eight of us stayed at the cabin for Christmas. We had a wonderful time sledding, tubing, playing games, eating and enjoying a country Christmas! The cabin is large and it felt like home. There was plenty of bedding/blankets to keep us warm as it was -9 degrees. The owners allowed us to put a fresh Christmas Tree up in the cabin, requesting that we clean it up and haul the tree away, which we did. The kitchen was well equipped with everything one needs for cooking and baking. We brought our own food. There was a misunderstanding with the cleaning lady. When we arrived the cabin hadn't been cleaned and there was bed linen and wet towels in the laundry room from the previous night's renters. No beds were made. I washed all the dirty laundry and made the beds that we used. That was no big deal and I don't think that normally happens. I talked with the owner about it and she was very nice and friendly, even offered to reimburse me $150.00. I declined the offer. The hot water heater was leaking. My husband fixed that. There was only enough hot water for 1 or 2 showers on Sunday morning. The rest of us had cold showers or bathes. The water heater is small so it can't accommodate a large number of people unless showers are spread out over the day. I would definitely recommend this cabin. We hope to stay again sometime during warmer weather. We love Wayne County. I was raised in Teasdale and we go at least once or twice a year to camp, fish, hike, and bike.
If you've got a large family or group and you want to get away for a few days this is the place for you. The Horse Valley Ranch was exactly as it was described. Beautiful views made even better by fresh fallen snow. Fully furnished kitchen. A cozy gas fireplace in the tv room perfect for curling up in. Pool table, and plenty of bedroooms. You can't go wrong if you book your stay here.
From Lyman, Ut, travel 3 miles east on a gravel road and you'll find yourself at Horse Valley Ranch (Take the right at the fork in the road when you see the sign for Horse Valley Ranch). This is the place to experience fresh air, spring water, and complete freedom. Your family can enjoy ATV riding, hunting, fishing horseback riding, and hiking adventures that all conveniently start right from the home; there is no extra traveling required. Spotting Deer, Elk, and other wildlife is an everyday normality. You will have the option to fish nearby lakes and the Fremont river with local professional fisherman as your personal guide to guarantee fishing success! The property is located between Fish Lake and Capital Reef National Park. If you would like to further expand your outdoor options, Capital Reef is 35 miles away and Fish lake is about 30 miles out where even more great fishing, hiking, and senic views can be found. Calf Creek Falls is an amazing hike located 66 miles away which includes ancient ruins and a breath taking water fall.
