Needs a lot of work
This property is very run down. Was not very clean. We vacuumed the living room rug it was so dirty. Every piece of furniture was covered in dust. We had an issue with the hot tub and the sewage backed up. We called and did get a quick response, maintenance was there the very next day.
Not as Advertised
We have spent time collectively to list all the problems we had with our stay. To begin with, the property wasn't cleaned and seemed to have been untouched for quite some time. Many inconveniences, time wasted, sleepless nights, and money we had to spend on our own supplies. These were used for cleaning and the traps we purchased to catch the multiple mice running around inside the property. I would like to have communication with the property manager, so we may submit the dozens of photos we took as evidence of the poorly maintained property. These were all taken and time-stamped 2Here is some of the problems we encountered:
Used dirty paper towels in the fridge
Broken kitchen drawers
Broken dishwasher rack (no/broken wheels on the bottom causing arm not to spin)
Multiple burnt out light bulbs
Layers of dust on counter and table
Bird poop on the couch and other furniture
No internet after it was reported upon arrival and never fixed. Was told the owner needed to contact the internet provider. Never fixed or followed back up with us. This was important as it was stated in the rental and caused problems with not being able to work remotely.

Multiple leaks (the main living room in the lower level and back bedroom in the lower level) we watched the water pour in from the windows in the living room and our kids noticed it was leaking in the bedroom after their luggage became wet from sitting on the ground.
Our bedroom contained a giant ball of human hair on the floor next to the tall dresser where we had to put luggage.
The closet door in the hallway was only ½ on as one section was completely off the track.
There was also a pothole about 6 feet from the driveway which was roughly 15 inches deep and caused one of our vehicles to bottom out while attempting to get into the driveway of the property.
The property management group attempted to send a cleaning crew the following day after we had already addressed all the issues, so our family could stay the night as we already committed and paid the full amount.
Partially the reason for not being able to send all the pictures we took is because we didn’t have cell phone service and there was no Wi-Fi working to send the pictures. With this lack of communication as promised and stated in the property description, we had extremely limited access to external resources.

Overall it served its purpose. This property needs some updating for sure. We were at max capacity & a particularly rainy season, but we did not expect water in the basement and you can tell it’s happened a lot from the smell. It literally comes through windows on the the carpet in the game room. The arcade games in the game room didn’t work which was disappointing, but there was an added foosball table. However it was upstairs next to the bedrooms so it was quite noisy if anyone was trying to rest. Pool table was not sturdy. We were disappointed with the game room overall. The workout space in the clubhouse was also very out of date with a lot of items that didn’t work. Also, no walking to any of the clubhouses was kind of a drag. Definitely have to drive to ANYTHING every time and the grade is very steep- several other reviews mention it so we thought we were prepared but we were not. There were a lot of worms/centipedes in the bathrooms and laundry area- don’t leave wet clothing anywhere -and don’t expect internet because that did not work at all. There was a broken King Bed, a broken drawerer and cabinet in the kitchen, which is more narrow than the pictures show- the fridge couldn’t even open all the way. The vacuum was broken and the lights over the dining table and foosball table were way to dim. Washer and dryer worked well, the beds were comfortable and there were plenty of extra blankets and pillows- also plenty of hot water. Fireplace was nice. Hot tub was ok, it overheated on us one night so we couldn’t use it but other than that it was fine.
Stay was fine, no communication from owner when I reached out through the management company.
The Evolve property management team answered my phone call right away; I had 2 issues upon arrival:
1. No Internet (we tried power cycling the modem and router with no luck)
2. Thermostat will not go any cooler than 70 degrees (just a couple of degrees cooler would have made the difference between good and bad sleep)
The property manager told me that they would reach out to the home owner and that I would get a phone call from the home owner directly. Never happened.
During our stay, we found a broken dishwasher rack (no wheels) that interfered with the moving parts in the dishwasher and a bathroom door that was eaten away on the bottom by some kind of animal that was locked in the bathroom for a long period of time by a past renter.
Location and cleanliness were as expected. Aside from no communication from the owner, these issues were relatively minor. Overall, we enjoyed our stay in the Smokies!
Beware of the ants
The cabin was fine. The rooms were sufficient and the bathrooms were fine also. Biggest things that were wrong is one of the roads to get to the cabin is out so you have to go all the way around the mountain to get to it. And the worst thing was the ANTS. There were ants everyone. They were little black sugar ants but they were literally everywhere. Downstairs in the bathroom all the way up to the kitchen. If you dripped one thing on the kitchen counters the next morning there would be a sworm Of them everywhere. Def should get that looked at. Floors could use a little updating some spots in the floors felt as though they could give way.

The floors were just redone 2 years ago. The homeowners regularly maintain the house to ensure guests who come to visit have the optimal stay. We had a wonderful family vacation!
Besides the place needing to be a little updated we had a wonderful time. Layout was great for our family. We have 6 girls between the 2 of us - 2 with their significant others - 1 with her husband and 3 grandchildren. We all fit very well - the location is amazing - only 7 minutes from the ski resort. Driving through the mountains on the way to the property was a little scary. We tried to come up the back side of the driveway which was scary and could not make it. We are from Florida so there are no mountains here. We rented the place for our children as a Christmas present and we wanted to make memories. There were many made.... We would stay again in this cabin if we were to come back to TN.
