A lovely cottage
Loads of character. Everything you could possibly need is provided. Warm and cosy. Useful information provided about local eateries and places to shop. Lots of good walking near by including the Boudicca Way which is what we did. Decent enough WiFi but be aware that no mobile phone coverage for O2...don’t know about other networks. I would highly recommend this place.

I had booked for three nights but only stayed for one. The rather rough, unkempt looking courtyard should have given warning enough. The cottage should be lovely but unfortunately was very grubby. Dust and cobwebs everywhere. Filthy windows. There was orange/pink mould on the bathroom tiles, the shower screen had lots of black mould and was cloudy with limescale. The wooden toilet seat was split, the basin plug was broken. One of the blinds for the skylight was broken and lying on the dressing table. The whole cottage smelt very unpleasant, musty and damp. The damp has affected the carpet and there was black mould competing on the walls with cobwebs and cellar spiders. I did try to sleep in the downstairs bedroom but the mattress felt damp and although the bedding appeared clean the duvet and pillows smelt musty. When scratching noises started emanating from the ceiling in the early hours of the morning, I moved into the lounge and put on the electric fire because it was so cold and dank. It was possible to override the central hearing to leave it on but the owner had underlined (twice) that 'IT IS VERY EXPENSIVE'. Come dawn I was packed with the car loaded I couldn't wait to leave. All I wanted to do was get home to somewhere clean and warm. My holiday was completely ruined.
Perhaps you shouldn't have booked a converted barn to stay in!!! I totally dispute your comments about dust and cobwebs everywhere, there may be a few cobwebs although I am fully aware that they are difficult to get rid of every single one as it is obviously an old beamed building. I had ordered a new part for the Velux window which has now arrived and been fixed , having said that I thought that you would only be using the double bedroom downstairs as a single occupant. I would point out that the hallway, bathroom and bedroom upstairs had all just been re-painted before your arrival so definately no cobwebs or dust there!
The cottage was cleaned properly before your arrival, it is a shame that if you had any complaints that you didn't knock on our door in the farmhouse adjacent or telephone me to voice your concerns instead of simply leaving such an appalling review. Beware anyone accommodating this guest in the future as they will obviously want to complain about something.
Great base for our stay
This property proved an ideal base for our week long course at NGC Tibenham Airfield.
The cottage was warm clean and comfortable and was perfect for our needs.
Our only regret was that due to early starts and long days on the course we didn't have enough time to explore the local area. The cottage is full of Character and we would have no hesitation in returning here in future.

Nice and pretty but there were some basic requirements that were not up to good standards
The house itself is nice and cozy, just exactly as in the pictures.
However, the main bedroom was very cold as soon as I steped in, and the radiator did not seemed to do the job. I let the owner know. There is an electric radiator, I suppose for that very reason, but it did not look safe to leave it on to warm up a big room. So I had to share the room in the loft with my little kids, not a problem at all though.
The hot water tap in the bath was broken, and made a horrendous noise that we had to hear the whole first night, as the pressure affected the pipes in the whole house. I was told by the owner just before arrival and she came to double check the next morning. My main concern was that we could shower, which we could, but I had to do a bit of diy to keep the tap well closed every night, not the type of thing you plan for your holidays.
The house was very clean and looked well kept on arrival, but after a while you could realise that there were cob webs everywhere, my kids were not impressed.
Overall, nothing that cannot be solved for the next guests.
The location is not bad to visit Norfolk, and there are some pubs a few kilometres away, that can be reached easily by car or after a nice and pleasant walk through the country side.
I am somewhat disappointed with this review, I saw quite a lot of this guest and obviously asked her if she was happy with everything in the cottage and was told it was all fine. I explained the problem about the tap being broken and that it would be fixed asap which it was whilst she was still staying at the cottage, it took a couple of days as a new tap had to be brought and fitted by our plumber. Unfortunately sometimes things get broken but we fix things as soon as humanly possible.Indeed she told me that it really was not a problem as the bath and shower could still be used. As to the bedroom being cold , she did not tell me that the radiator wasn't working efficiently, if she had it would have been fixed.
As to the cobwebs it is an old beamy building and hard to eliminate every single one, again she didn't mention this to me and the bathroom, bedroom and hall have since been re-painted so no cobwebs there .
All in all I would much rather be told to my face if a guest has a problem of any kind so it can be dealt with instead of telling me that everything is fine then writing a poor review.
Cozy barn. Lovely location.
We really enjoyed our stay at the Granary. It is an ideal rural retreat. The beds were comfortable and the bed linen lovely. The kitchen had everything we needed for a short stay, although the pans were worn and difficult to cook well with. The fire alarm was also very sensitive!
The sitting room was a delight. Really comfortable and cozy. Unfortunately the dvd player didn't work.
If character and location is important to you then this is the place to stay. We will definitely return.

The property is situated in the Waveney Valley in a very quiet location away from it all but close to the cathedral city of Norwich and the Norfolk Broads where boats can be hired, there are pretty market towns nearby such as Beccles and Bungay and within reach is the beautiful north Norfolk cost.
