Cozy light-filled front bedroom in a two bed one bath Victorian frame house on a tree lined street in Charles Village/Waverly. It’s got a newly renovated first floor with a bright open plan kitchen to make your home, away from home, for you and your family. We look forward to hosting you!


The Space

Please note, the furnishings have been re-arranged a little. With that in mind, all changes have been for the better, including upgrades such as a dishwasher and granite countertops in the kitchen!

A rarity just for you, a cozy and quaint detached Victorian home located on a quiet tree lined street and plenty close to the center of things. There are two bedrooms with real beds, and one bathroom. The living room features a pull-out sofa bed. We've recently renovated the first floor of this 1900 home with an open floor plan and a new kitchen. It's got warm refinished heart pine flooring upstairs, and a new farmhouse kitchen downstairs. The back yard contains space for gardening and features a nice patio chair just for you!

There is a queen bed in the master bedroom and a full bed in the second bedroom. All of the expected furnishings in the common areas to include a sofa bed in the living room that comfortably sleeps two. A third bedroom in this house is closed and contains the owner's belongings when in between hosting.

The home boasts much of it's original charm, including the hardwood floors and reclaimed kitchen cabinets. It's perfect for the city dweller who enjoys easy living, with a perfect common area for dinners or a glass of wine. There's AMPLE natural light as there are many south-facing windows. The full access kitchen is beautiful and features a new gas stove as well as a breakfast booth.

Master Bedroom:
Spacious room with two west-facing windows, a padded queen bed with side table, a spacious writing desk, lamp, ceiling fan, and a large built-in closet.

2nd Bedroom:
A padded full bed with side table, writing desk, lamp, ceiling fan, and a medium-sized closet.

Living Room:
Pull-out sofabed to make a comfortable fourth room for additional guests.

The house gets great natural light and there are many windows throughout. The kitchen is beautiful and you're welcome to use the refrigerator, dishwasher, dishes, and gas stove.

I promise you'll love the place, but it's so close to everything that I doubt that you'll spend much time here if you are in town to sight see.

LOCATION:

In Charles Village, a residential neighborhood just 10 minutes North of Penn Station (MARC, Amtrak, Light Rail and Zip Cars!), Mt. Vernon and the Station North Arts District. This neighborhood is a few blocks from Johns Hopkins University where there are lots of restaurants and a couple of hangouts all within walking distance. We're 2 minutes from local bus stops and a 10-15 minute drive to downtown's Inner Harbor. You'll find that local activities are only a short walk away.

Guest Access

Full access to the kitchen, laundry facilities, back yard, and all common areas. The third bedroom is off limits and contains the host's belongings.

We can accommodate up to six guests, based on the other occupancy in the house at the time. A raised air mattress is also available on site. Utilities are included. All of your needs have been anticipated. If we've missed something, we are always just a phone call away. It is our pleasure to offer a friendly welcome to visitors of our fair city.

Should you decide that you'd like to stay for a longer-term, extended term rentals/leases can be negotiated with property owner, with the possibility of opening up the third bedroom.

Interactions with Guests

We'll give you your space, though we'll be glad to get you acquainted with the home and neighborhood. Manager lives within minutes of the home, and we are typically just a phone call or text away.

We tend to the back yard on occasion.


House Rules:

Trash day is on Tuesday mornings:
The trash will need to go to the front curb in the outdoor grey trash bin early in the morning, before 7am is best, and the bin recollected and put back in the yard after pickup.

Recycling day is every other Thursday morning:
Recycling can be placed on the curb in the blue bin early on those mornings for collection, and the bin replaced the same after collection.

If you smoke cigarettes, we ask that you do it outside. Please keep the home tidy, including dishes and trash. Housekeeping services are possible for an additional fee, upon request in advance.

The home is fully furnished for your comfort and enjoyment, but is to be used as intended--no shoes on the couches, chairs, tables, please. We ask that you treat this home with the care and respect that you would a dear friend's, or your own.

The home is to be used only as the private residence of the guest listed in each booking. It shall not be occupied, without prior consent, by more than the number of guests listed in each individual booking. The premises may not be used for any purpose other than as a private residence, without the prior written consent of the landlord.

Guests, their guests and invitees shall not use the premises for any unlawful purpose and shall comply fully with all applicable federal, state and local laws and ordinances, including laws prohibiting the use, possession or sale of illegal drugs. Nor shall the guest, their guests and/or invitees use the premises in a manner offensive to others; or create a nuisance by annoying, disturbing, inconveniencing or interfering with the quiet enjoyment of any other guest, tenant, or nearby resident. Guest agrees to immediately inform Host and the appropriate authorities upon obtaining actual knowledge of any illegal acts on or upon the rented premises.

IT IS THE RESPONSIBILITY OF EACH GUEST TO:

1. Keep the parts of the premises which he/she occupies and uses clean and sanitary as the condition of the premises permits.

2. To dispose from his/her dwelling unit of all rubbish, garbage, and other waste, in a clean and sanitary manner.

3. To properly us and operate all electrical, gas and plumbing fixtures and keep them as clean and sanitary as their conditions permits.

4. Not to permit any person on the premise, with his/her permission, to willfully or wantonly destroy, deface, damage, impair, or remove any part of the structure or dwelling unit or the facilities, equipment, or appurtenances thereto, nor himself/ herself do any such thing.

5. To occupy the premises as his/her abode, utilizing portions thereof for living, sleeping, cooking or dining purposes only which were respectively designed or intended to be used for such occupancies.

6. PROMPTLY REMOVE ICE AND SNOW FROM WALKWAYS, STEPS AND DRIVEWAY. It is the responsibility of the guest to beware of natural hazards and take appropriate actions to protect themselves.

The Neighborhood

Overview

In Charles Village bordering the Waverly neighborhood, there are many shops nearby, a gourmet grocery store, and the Waverly Farmer's Market is literally one block away on Saturdays (year-long!). With pleasant tree lined streets and proximity to everything, you won't regret staying in this neck of the woods. We're one of the quietest and safest active neighborhoods close to downtown with a great mix of all age groups and types.

Getting Around

City bus lines, Baltimore Circulator buses, and Hopkins shuttles are easily accessed from the home. It is a straight shot down Maryland Avenue or St. Paul St. to Mt. Vernon and downtown neighborhoods. Going west and north, Hampden, Guilford and Roland Park neighborhoods are there for you to explore. Good food, shopping and entertainment are all nearby. Quite a bit of interest is within walking distance. We encourage you to get out and get around!

Are you bringing your bike with you? A bike is a great way to travel here as there are a couple of bike lanes nearby, and you can take tree-lined streets to your destination.

Good value. Great stay.
I have enjoyed my stay at Adrian's place. The house is spacious and well equipped with amenities. I found Adrian very easy to communicate with. The neighborhood is charming, with lots of Hopkins students and other neighbors likely to be encountered when out and about. It is a short walk to the University and the Baltimore Museum of Art. Two grocery stores, a pharmacy, an artisanal brewery, and a solid Baltimore diner, serving breakfast and lunch are all very near. There is an amazing weekly farmer's market up the block that is not to be missed. This particular street is about two blocks outside the zone of JHU's security patrols, so the additional caution you would use in any city is warranted when out at night. Most attractions of note are to be found going west toward Charles St, in the direction of the University. Great value. I'd definitely book Adrian's place again.

Comfortable and close
Our guests enjoyed staying here for over a week. The house was comfortable and close to amenities on St. Paul near Johns Hopkins University. Street parking was fine and the house is on a quiet, tree-lines streeet. Adrian was very communicative and helpful when they had questions. The house was missing a microwave and had limited pans/pots but was fine for short term.

Good house for a short walk to JHU
I was happy with the property. After some initial delays in communication, Adrian was very helpful. The things I would have liked that were missing were a house phone (as I was coming from overseas), a stereo and non-stick pans for cooking. Otherwise the kitchen was very well stocked. The neighbourhood was medium. There were a few sketchy people who wandered by from time to time (as will happen in any city) but generally the neighbours were friendly as were the people in the shops. My bed was comfortable, the sheets were soft and clean and there were extra towels. The A/C is in window units, not central. The house had a bit of a musty smell on arrival but the owners prefer that people don't use artificial air fresheners. We used incense which they said was ok. My last day I realised that my flight left very late and that I'd be at the house far past the official check-out time and Adrian was very kind and let me remain at the house. He also checked with me several times throughout my stay and even downloaded an app so that we could communicate on my UK phone without spending extra money. He went above and beyond to make my stay comfortable and I would generally recommend the house.

A very cozy stay
House is generally in good order, with furniture the same. In particular the kitchen is spotlessly kept and the most lovingly well-equipped that I have ever experienced in a VRBO. (Adrian said that sometimes his family makes and enjoys dinner there when the place isn't rented, and it shows---it's exactly the kind of kitchen you'd put together if you loved cooking deluxe meals and expected to occasionally use the place yourself, including good-quality cookware/utensils that coordinate and a nice range of pot sizes, etc.) During my two-week winter stay, the programmable thermostat and heating system proved reliable and kept me comfortable. The washer and dryer worked perfectly, providing me with as much clean laundry as I needed. Also really appreciated that Adrian and his mom provide eco-friendly dish and laundry detergents. Plus, the WiFi was fast and reliable. Parking was easy, and having a resident parking permit provided by Adrian was a great perk. Rentals in Baltimore don't always offer that, and it sure makes things easier to have the permit! It was also great to be so close to a popular Saturday farmers' market. Since it was winter, I didn't get to enjoy the garden, but it looked like it had all the potential in the pictures. One thing I might suggest is that I don't think VRBO guests (as compared with long-term renters who sign regular leases) should be expected to clear snow from the steps and the walk themselves, at least not without it being said before booking that it will be a guest responsibility. That was a minor turn-off, and along with a little matter with the bathroom sink (the stopper didn't work at the time in that it could be closed...but not opened again) is the reason for the half-star off. However, I don't mind rounding up to five stars; the sink is likely fixed now, and I assume the snow thing just hasn't been brought up with the owner before. Besides, I actually didn't end up having to clear any snow at all, only saw from the welcome documentation in the house that it was considered my task. Adrian was a helpful and accommodating host who quickly responded to any concerns I had. He was also respectful of my privacy; he asked to do some showings of the home with a realtor and yet accommodated my scheduling requests with great consideration. The house is truly charming and has a wonderfully welcoming feeling to it---I recommend you ask Adrian to tell you about its history, because it's a good story.

Why they chose this property

This home has been in the family for around 29 years. It belonged to lifetime friends of the family before I took ownership of it. When they decided to sell, I purchased it and made some renovations in order to display it's full charm. Being a Baltimore native, and contractor restoring old buildings, it was a great way to preserve my childhood, while re-purposing. My mother and I maintain the place.

You'll find that our home offers great privacy, especially for a being in such a central location. No better way to enjoy the city!
