Modern conversion, yet retaining character, deep in Beatrix Potter country

Close to Hawkshead village and near the market town of Ambleside, this characterful and charming cottage offers the perfect setting for exploring The Lake District National Park, famous for its stunning scenery, abundant wildlife and cultural heritage.

A short distance from the Langdale and Furness Fells, and not far from the Helvellyn range, it is a perfect setting for outdoor activities including hiking, climbing and mountain biking, water sports - including sailing, windsurfing and canoeing on Lake Windermere or Coniston - or golf, with several excellent courses nearby.

The nearby towns of Ambleside, Windermere and Keswick are great for shopping and are packed with museums and art galleries as well as other attractions such as the Lake District National Park Visitors Centre in Windermere.

With comfortable modern furnishings, and underfloor heating providing extra comfort in the winter, The Granary is the perfect venue for many a happy holiday in any season.

About Tim Hulse

Tim & Beverly have loved the Lake District since visiting together as students to enjoy the walking and scenery. Tim later spent some time working in the Lakes. Now living in Chester, with a 7 year old son and a 6 year old black lab, they get up to the Lakes as often as they can - but prefer the off-seasons when it is quieter.

Why Tim Hulse chose Ambleside

For years we had dreamed of having a place in the Lakes, and just happened to be driving past The Granary & noticed the 'for sale' sign. We loved it right away, even though we had only seen in through the windows, and put an offer in before we'd even been through the door!

What makes this cottage unique

Fantastic location, so much within easy reach including wonderful walks in the Coniston fells, Langdales, Fairfield, Helvellyn etc. etc. Only 15 minutes walk to Hawkshead and 10 minutes drive from Ambleside but far from the hustle and bustle. We love how quiet it is at night, sitting on the back step listening to the owls hooting. It really feels away from it all.

The Granary is a little gem. Set in an idyllic location with walks for every ability straight from the doorstep; Tarn Hows, Latterbarrow, Wray Castle and an easy stroll into Hawkshead. The cottage is warm, welcoming and spotlessly clean with every need catered for. We could not have wished for better weather which made our holiday all the more enjoyable. Tim was very helpful in arranging the booking and providing clear arrival instructions. As regular visitors to this part of the Lakes, the Granary is now a firm favourite with a return trip next year already booked! It's a shame we can't book the same weather!!

Outgate is a cluster of houses a short drive from Ambleside and and a short walk from the village of Hawskhead in the heart of the National Park. The Outgate Inn is closeby and provides hearty meals. The renowned Drunken Duck Inn at Barngates provides a favourite venue for special occasions. In the higgledy-piggledy, car-free streets of Hawkshead can be found several pubs and numerous shops as well as the Beatrix Potter Gallery, and the Grammar School attended by WIlliam Wordsworth. Beatrix Potter's house itself, is just a couple of minutes down the road. Cut over the hill and past Tarn Hows to Coniston to enjoy Ruskin's house, travel down the lake in style on a solar or steam ship, or slip back over to the Langdale Valleys, for some of the most special views the Lakes has to offer.

  • The Granary is arranged 'upside down' with the front door opening onto a large hallway and corridor with limestone tiles and underfloor heating, from which two bedrooms - one double with king-sized bed and one twin - the bathroom, and the utility room may be accessed. The carpeted bedrooms are well appointed, with solid ash furniture in the main bedroom (chest of drawers, double wardrobe with doors, 2 bedside tables) and pine furniture in the second bedroom (chest of drawers, one bedside table and a chest of drawers). White cotton bed linen is supplied. A travel cot which fits in the twin bedroom, together with highchair and stair gate are available at no extra charge upon request.

Note: well behaved small dogs considered. The property has received a 5 star grading every year since 2005. Spacious entrance hall with underfloor heating. A useful utility/drying room allows ample storage space for your boots and outdoor gear. Stairs from the hallway lead up to the high quality kitchen, with its wealth of fitted units and black granite work tops, which in turn opens through glass dividing doors into the smart sitting/dining room at the front of the cottage. A pretty view takes in the gentle countryside with the summit of Latterbarrow beyond. The cottage is stylish and modern, using natural woods complemented with warm and natural contemporary colours. An impressive oak floor runs through the upstairs. A back door from the kitchen opens onto your own rear patio with garden table and 4 chairs for outdoor dining, 2 teak lounge chairs and Weber BBQ - a lovely spot to catch the afternoon and evening sun whilst relaxing after a busy day. Space for 2 cars.

Lovely property and contents. Had everything we needed and was very central to so many places to visit. Was convenient being able to order from the milkman - he was very reliable, and not overly expensive. Thoroughly enjoyed our stay.

All the comforts of home in perfect location.

We have stayed at this property before and so we knew what to expect in terms of home comforts. However the heating was erratic at times and the DVD player lost volume for a while for no apparent reason. Would definitely stay again as it is in an ideal location and provides quality accommodation..

Super Cottage in an ideal location.

The Granary is a superb cottage, which is perfectly located to be able to explore the Lakes. There are plenty of walks which can be taken from the cottage or places which are easily within reach by Car. The Granary is a well equipped cottage and is clean, warm and very comfortable. The Outgate Inn, which is only a short walk away serves lovely food. We will definitely be looking to book a stay at The Granary again soon.

Perfect Holiday

Just returned from a week in The Granary and already we wish to book again for next year!

Very Spacious, Clean and Comfortable Cottage within a very short distance to Hawkshead and Ambleside. We were truly blessed with the weather and couldn't of wished for anything more from a holiday in The Lakes. Food in the nearby Outgate Inn is fab and also check out the Kings Arms in Hawkshead. For those who like a hearty breakfast before hitting the hills I would recommend purchasing some first class bacon and free range eggs from the local dairy farmer who visits the property each day. Just leave a note on the doorstep and they will leave the goodies in a box and settle the bill with you at the end of the week. The cheese is delicious too and all reasonably priced. There are walks on your doorstep and just a short car journey will open up further adventures. Couldnt recommend enough.

Owner's Response: Hi Neal, sorry this was a problem for you but unfortunately no footpaths cross our property and we don't claim that they do. There are many walks available from the front door but they do require some walking on roads to get started - though the nearest footpath starts about 100 yards away and it is clear from the map on the website where the property is located. Lovely, well fittedout cottage, perfect for a comfortable stay

We've used the property twice as its very peaceful and the finish on the building is modern, clean and tidy. The kitchen is extremely well equipped with a small BBQ on the terrace/garden area. Bathroom with a walk in shower is large and well finished.

It doesn't have an open fire or wood burner which would be nice on cold wet days

We accept weekly bookings from Saturday to Saturday only, shorter bookings when available must also be completed between one Saturday and the next in order that we can get the cottage cleaned and prepared for the next guest.

The Granary is extremely popular and has been booked for 38-46 weeks in each of the last 7 years - 2015 was the busiest yet.

A complimentary welcome pack is available on arrival. Rates for Christmas include a complimentary hamper; a small christmas tree is also provided. The rate for New Year includes a complimentary bottle of champagne.

Free use of cot, highchair & stair gate upon request.
