About Tim Hulse

Tim & Beverly have loved the Lake District since visiting together as students to enjoy the walking and scenery. Tim later spent some time working in the Lakes. Now living in Chester, with a 7 year old son and a 6 year old black lab, they get up to the Lakes as often as they can - but prefer the off-seasons when it is quieter.

Tim Hulse purchased this cottage in 2005

Why Tim Hulse chose Ambleside

For years we had dreamed of having a place in the Lakes, and just happened to be driving past The Granary & noticed the 'for sale' sign. We loved it right away, even though we had only seen in through the windows, and put an offer in before we'd even been through the door!

What makes this cottage unique

Fantastic location, so much within easy reach including wonderful walks in the Coniston fells, Langdales, Fairfield, Helvellyn etc. etc. Only 15 minutes walk to Hawkshead and 10 minutes drive from Ambleside but far from the hustle and bustle. We love how quiet it is at night, sitting on the back step listening to the owls hooting. It really feels away from it all.

Guestbook comments from the owner

The Granary is a little gem. Set in an idyllic location with walks for every ability straight from the doorstep; Tarn Hows, Latterbarrow, Wray Castle and an easy stroll into Hawkshead. The cottage is warm, welcoming and spotlessly clean with every need catered for. We could not have wished for better weather which made our holiday all the more enjoyable. Tim was very helpful in arranging the booking and providing clear arrival instructions. As regular visitors to this part of the Lakes, the Granary is now a firm favourite with a return trip next year already booked! It's a shame we can't book the same weather!!

An impressive oak floor runs through the upstairs. A back door from the kitchen opens onto your own rear patio with garden table and 4 chairs for outdoor dining, 2 teak lounge chairs and Weber BBQ - a lovely spot to catch the afternoon and evening sun whilst relaxing after a busy day. Brilliant cottage, brilliant location, brilliant host

  • 5 of 5

We really enjoyed our stay in The Granary. It was a brilliant base for walking and visiting the local towns. The cottage was really well equipped - there wasn't anything else we could have asked for! The drying room came in very handy. Our favourite holiday cottage so far, would definitely recommend it. Heating and hot water were both fine throughout our stay! Great host - Tim allowed us to rearrange our stay for no extra charge due to snow, which was brilliant. Thanks!

What a fantastic find!

  • 5 of 5

Bought a short break at Snug Cottage for my Daughter, Son-in-Law and 9 month old Amy.

Chose possibly one of the coldest (and snowy)weekends of 2018 but the the message back on arrival was 'what a fantastic find'. They will definitely return. NB: Excellent communication with Tim the owner, thank you!

Perfect size, all home comforts, steady walk to the pub

  • 5 of 5

Really pleased we booked The Granary for a long weekend at half term with our two kids (8 & 11).

The owners had clearly thought about what was needed for a comfortable (and practical) stay - a boot room, good range of pans & utensils in the kitchen, books/magazines/DVDs/games.

The double bed was the comfiest we have ever slept in at a holiday cottage!

We walked to the local pub - about 15 mins on a very muddy path (it was Feb after all). They do lovely food and are very welcoming with a roaring fire in the grate.

Our only niggle was the hot water at the cottage, which never seemed to get really hot. This is a fairly minor point though, and doesn’t stop us wanting to return in future.

Outstanding

  • 5 of 5

Just back from a superb short relaxing break at the Granary. The cottage is well equipped and comfortable. It even had a drying room. Staying here you are close enough to Ambleside but far enough to feel away from it all. Would definitely recommend and certainly come again.

Beautiful cottage tucked away in quiet location.

  • 5 of 5

Lovely cottage with everything provided. Tucked away in quiet location yet only minutes drive away from the Ambleside, grasmere and Coniston. The outgate pub down the road is the perfect pub for a drink and a meal after a long day walking the hills. Would recommend this cottage to anybody looking to stay around this location. Will definitely return.

Outgate is a cluster of houses a short drive from Ambleside and and a short walk from the village of Hawskhead in the heart of the National Park. The Outgate Inn is closeby and provides hearty meals. The renowned Drunken Duck Inn at Barngates provides a favourite venue for special occasions. In the higgledy-piggledy, car-free streets of Hawkshead can be found several pubs and numerous shops as well as the Beatrix Potter Gallery, and the Grammar School attended by WIlliam Wordsworth. Beatrix Potter's house itself, is just a couple of minutes down the road. Cut over the hill and past Tarn Hows to Coniston to enjoy Ruskin's house, travel down the lake in style on a solar or steam ship, or slip back over to the Langdale Valleys, for some of the most special views the Lakes has to offer.

An enchanting place at any time of the year.

Other Activities: National Trust , Go-Ape, food, cinema, rock climbing, canoeing, off-roading
