About Tim Hulse

Tim & Beverly have loved the Lake District since visiting together as students to enjoy the walking and scenery. Tim later spent some time working in the Lakes. Now living in Chester, with a 6 year old son, Sebastian, they get up as often as they can - but prefer the off-seasons when the Lakes are quieter.

Tim Hulse purchased this cottage in 2005

Why Tim Hulse chose England

For years we had dreamed of having a place in the Lakes, and just happened to be driving past The Granary & noticed the 'for sale' sign. We loved it right away, even though we had only seen in through the windows, and put an offer in before we'd even been through the door!

What makes this cottage unique

Fantastic location, so much within easy reach. We love how quiet it is at night, sitting on the back step listening to the owls hooting. It really feels away from it all.

Guestbook comments from the owner

The Granary is a little gem. Set in an idyllic location with walks for every ability straight from the doorstep; Tarn Hows, Latterbarrow, Wray Castle and an easy stroll into Hawkshead. The cottage is warm, welcoming and spotlessly clean with every need catered for. We could not have wished for better weather which made our holiday all the more enjoyable. Tim was very helpful in arranging the booking and providing clear arrival instructions. As regular visitors to this part of the Lakes, the Granary is now a firm favourite with a return trip next year already booked! It's a shame we can't book the same weather!!

Awesome cottage in a great location

  • 5 of 5

Absolutely loved this cottage, could happily live here, In over 40 years of renting holiday cottages, up to seven a year most years, we can honestly say it is one of the very best, super well equipped and very comfortable, it certainly ticked all the boxes, location, comfortable bed, comfortable sofas (needed after long days on the fells) good shower, well equipped kitchen and a thought out collection of books and guides, not just the ones previous guests have left behind which is often the case and a great utility area for drying wet kit.

Tired, badly maintained generally disappointing

  • 1 of 5

I emailed the owner when I got home not wanting to write a negative review. Sadly he has ignored my email.

I was supplied with dirty stained towels, some of the furniture was beyond use, the underfloor heating was not working, there was a large wet patch on the bedroom ceiling with mould growing in the centre. The pillows on the double bed were unusable. There were other issues but I think this gives a flavour of the condition of the property.

My holiday was completely ruined and I feel that I cannot trust the descriptions of properties on this website.

Really comfy and peaceful

  • 5 of 5

The cottage is really well sited being in a quite location with lovely surroundings yet a 10 minute drive from lots of pubs and restaurants and walks.

A very spacious and comfy place, felt at home immediately. Couldn't have wanted for anything more had all mod cons. The bed was comfy and everything was very clean. Loved the fact the milkman delivers any essential you require but should you need more there's a little store in Hawkshead which provides lots more.

The owner was really helpful as we had a little problem with the boiler which he dealt with very quickly and kept us informed. Would definitely recommend and would book again ourselves.

Lovely cottage in a beautiful area

  • 5 of 5

This is a beautiful cottage in a fabulous location with stunning views! It is larger than it seems and the outside space at the back, when you have get the weather, is a sun trap. At times, you could hear a pin drop. The Granary is well equipped with everything you need for a peaceful, relaxing holiday. We had an amazing week and we will definitely be back!

Outgate is a cluster of houses a short drive from Ambleside and and a short walk from the village of Hawskhead in the heart of the National Park. The Outgate Inn is closeby and provides hearty meals with Jazz nights on Fridays in season. The renowned Drunken Duck Inn at Barngates provides a favourite venue for special occasions. In the higgledy-piggledy, car-free streets of Hawkshead can be found several pubs and numerous shops as well as the Beatrix Potter Gallery, and the Grammar School attended by WIlliam Wordsworth. Beatrix Potter's house itself, is just a couple of minutes down the road. Cut over the hill and past Tarn Hows to Coniston to enjoy Ruskin's house, travel down the lake in style on a solar or steam ship, or slip back over to the Langdale Valleys, for some of the most special views the Lakes has to offer.

An enchanting place at any time of the year.

Other Activities: National Trust , Go-Ape, food, cinema, rock climbing, canoeing, off-roading
