Barn Owl is one of nine cottages that have been sympathetically converted from the buildings of a former working farm. Enjoying tranquility, peace and quiet, the cottages are set in a traffic-free, secure setting amidst pasture land, and benefit from beautiful and unforgettable views of stunning countryside. With a heated indoor swimming pool and quality recreational facilities. Barn Owl has a large lounge with wood burning stove, well equipped kitchen, downstairs en suite bedroom ideal for those travelling with elderly family relatives, all bedrooms incl. flat screen TVs with integral, DVD players. Free Wi-Fi, heating, linen, towels etc. all included. Barn Owl has the added advantage of its own private courtyard garden with patio furniture and a barbecue. Barn Owl is part of a complex which benefits not only from the communal indoor swimming pool, but also a games room and external children's play area.

Barn Owl, is the only cottage on this complex rated as 5 star by English Country Cottages and is equipped with a recently, comprehensively refitted kitchen with dishwasher, large fridge/freezer and washing machine and two en suite bedrooms (one located on ground floor ideal for those travelling with elderly relatives). All bathrooms have recently been completely re-fitted and upgraded. Two further spacious twin bedrooms complete the excellent accommodation.

All bedrooms have flat screen televisions/DVD players. The property enjoys a private, courtyard garden with patio furniture and barbecue. There are a wealth of excellent restaurants and pubs in the locality catering for all tastes. A brochure giving details of places to visit, beaches and places to eat is available upon request.

All linen is provided.

A large capacity tumble drier is available in the swimming pool building foyer and there is a great games room ideal for those who want somewhere for the children to enjoy themselves.

There are also a great selection of local pubs and restaurants serving food to cater for all tastes and budgets and some of the closest even offer a home delivery service.

We have just returned from a week stay at Barn Owl - the accommodation is fantastic with newly fitted kitchen and bathrooms. The weather was very kind and our kids took full advantage of the pool and games rooms. Well located too for beaches and places to visit. We will return!

Great place

Lovely and comfortable cottage to stay in. My family and I had a great experience staying there for 2 weeks. It was spacious, comfortable, clean and is a short distance from Newton Abbot and Totnes. The children's playroom is great and has everything they needed to be entertained and run around.

The cottages (9 of them) share a heated swimming pool with very clean changing facilities.

It is also very safe for kids to run around the garden and the playground which makes life easy for parents.

I would highly recommend this cottage.

Barn Owl Cottage August 17

The accommodation was exactly like the photos on the web site. The cottage was clean and well equipped. The shared pool and play room was really useful because we had 4 children under 6 years of age. Often we had the pool to ourselves. The adventure playground was also popular. Ipplepen is well placed to get around South Devon, and we had plenty of day trips to beautiful beaches and harbours. Pennywell Farm was a delight, as was the steam train trip and butterfly farm.

Ideal

A modern reasonably well equipped holiday home. We had a wonderful stay despite the weather being atrocious. One dry day out of seven. A tumble drier would have been welcomed addition due to the weather. Unfortunately the pool was taken out of the equation, maintenance, which didn't go down well, especially with the grandchildren.

The hedges along approach roads to the property could do with being trimmed back, anything larger than a standard saloon car gets a 'lashing' and can damage paintwork.

The maintenance staff were very helpful and knowledgeable about the surrounding areas.

Just addressing the issues you raised:- a) There is in fact a large capacity tumble dryer in the entrance to the swimming pool - sorry you didn't find that either. b) With regards the swimming pool it was unfortunate that essential maintenance was required and this meant that the pool was out of action for two days of your stay. c) Devon lanes at this time of year are always looking a bit shaggy, particularly after heavy rain. However, they are unlikely to cause any damage to car paintwork - most of the over hanging plants are just grass and a weeds. Sadly they are not owned by us and we are beholden to the local farmers to keep them trimmed. I am delighted our maintenance staff were so obliging and that overall you rated your stay as 5 star and "ideal". I hope we can welcome you back to the cottage again.

Great Property in excellent location

Really enjoyed the cottage with a family of 5 plus Granny in the ground floor room with en suite. On site facilities were great with a lovely warm pool for the kids and plenty of room to run around. Would recommend as a perfect base for a family holiday within an easy drive of all that Devon has to offer.

Cosy, compact rural retreat

Our group of 7 adults, 2 babies and 1 dog spent a lovely (if rainy!) Christmas at Barn Owl Cottage. The owner was really pleasant to do deal with and provided quick and useful communication. This compact rental sits within a mini complex of other holiday homes with a central courtyard between the terraces. Despite this, it doesn't feel overlooked and was very quiet during our stay. It sits atop a hill so we certainly got the brunt of the bad weather, but there are lovely views of surrounding fields when it's sunny. It's worth noting you can't use any of the nearby fields to walk your dog and will have to go further afield. Travelling to Totnes and local villages was easy and quick, and we found a lovely, welcoming church for Midnight Mass on Christmas Eve. Totnes is a quirky, quaint town that we really enjoyed visiting and is perfect for gift shopping with afternoon tea & cake!

The furnishings are great for a busy family as they are hard-wearing, if not particularly luxurious. The wood-burner in the living room was easy to use and kept us all really warm, although we didn't really need it with the heating on. The communal games building with toy room and swimming pool was ideal for our party of mixed ages, as we could entertain the small children easily despite the rain. The pool was very clean and had modern changing facilities. There was enough room for two families to enjoy it at the same time, although we rarely encountered this scenario.

The internet/Wifi was pretty slow, but in fairness this is a country hideaway and so this probably isn't your top priority if you stay here! There were a few little niggles with the property that were highlighted through us having babies with us, but the owner was really good about taking steps to improve this. All in all we felt this place represented good value for money during the holiday season and we are really grateful for such accommodating owners. We probably pushed the limit of how many people could comfortably stay here, but with a few less people or more day trips out and about I think it makes an ideal Devon retreat.

Only four miles from bustling Totnes with its popular market and interesting cobbled streets and easily accessible from the motorway network via the Devon Expressway which is approx 4 miles distant. The beaches of Bigbury, Salcombe, Blackpool sands are all easily accessible as are the beautiful towns of Dartmouth, Chagford and Tavistock. Whether you are looking for walking on the moors, walking on the beaches, or more active pursuits like sailing, water skiing, quad biking or horse riding, this is the ideal location. For culture buffs there are theatres at Exeter, Plymouth and even closer, Dartington Hall offer a rich and varied mix of musical and theatrical events. During the Summer months there is also a varied program of outdoor concerts and events to enjoy. Children will love the nearby Pennywell Park, House of Marbles and Living Coasts as well as Paignton Zoo and the Dart Valley Steam Railway.
