Quiet, Spacious 2-Bedroom Luxury Apartment With Balcony, Parking, City Center

This two bed room luxury apartment is located in "heart of the historic city center of Munich", just 2 minutes walk distant from the main shopping and restaurant area. The famous park area "English Garden" is just 200 meters distant and it's perfectly connected by public transport.

The apartment is located in a very quiet street and parking is available in front of the condo.


The requested minimum rental period is 6 months. The rental contract is a regular rental contract based on German rental law.


This 100 sqm. apartment is composed by

- two separate bed rooms,

- a very spacious living - dining area ( 40 sqm.) with open fire place,

- a balcony (10 sqm),

- a fully equipped kitchen,

- a spacious bath room with window, hydromassage bathtub, separate shower, basin for 2 people, bidet and toilette.

The sizes of the two double beds are 180 cm x 200 cm and 140 x 200 cm.

The balcony is equipped with a small table and chairs to dine outside.

Free WiFi can be accessed in each room. The TV is located in the master bed room.

The apartment is located on the elevated ground floor (5 stairs to access the apartment) and can be accessed easily.

Being positioned in the city center of Munich, the apartment is nevertheless very quiet. The district "Lehel" is a very save housing area and one of the most desired areas to live in Munich. So walking around at nights is no problem at all.

The floor covering is of cream white Italian "Bianco Perlino" marble while for the the bathroom we choose the very precious "Grigio Oriente" marble.

Most of the furniture is from the number one Italian furniture design company "Minotti".

The kitchen is fully equipped and provides everything you need to cook.

A floor heating provides a pleasant temperature during winter time . In summer time the apartment is very cool, so no air condition is needed at all.


The position of this apartment is perfect to discover and enjoy Munich . It is located in very best area of Munich, "Lehel" called, which is the heart of the historic city center of Munich, just a 2 minutes walk from the famous Maximilanstrasse, Theatinerstrasse, Marienplatz (shopping area), the opera, Odeonsplatz and the Hofgarden.

The famous park area of Munich, the "English Garden", is just 100 meters distant and the river Isar with its river beaches can be reached within just a 3 - 4 minutes walk.

Any other trendy district of Munich like "Schwabing" or the "Gärtnerplatzviertel" can be reached within walking distance ( 10 minutes) and most of the theaters, museums and sights can be reached within walking distance as well.

Due to its unique position most of the top restaurants, bars or night life are within walking distance as well.

If you like to take the public transport the subway, tram and buses are just 100 meters distant and any place in Munich can be reached easily.

So the Octoberfest is just 3 subway stop away.

In case you come with your own car, you can park it in front of the condo. I mention this as having the possibility to park your car inside the "city center of Munich" at a modest fee is not usual.


The apartment is very well connected by public transport which is just 100 meters distant. Any place in Munich can be reached from here easily.

Parking is possible in front of the condo on the street at € 6.00 per 24 hrs.

We loved our stay in Erminia's apartment in the neighborhood of Lehel!

We had an easy time booking the flat and Erminia responded quickly to my many emails. She helped us find parking. The apartment was spotlessly clean. It was in a great neighborhood nearby to the English Gardens, art museums (note: they are only 1 Euro on Sundays), and small restaurants/coffee shops. We ate at Gandl Bar nearby Friday night after we arrived; it was very crowded so it was good we made reservations. We walked to nearby grocery stores. Erminia provided us with a complete booklet with nearby and further away restaurants, bars, stores, Ubahns, etc. The kitchen was terrific for breakfast and wine/beer with snacks. Just make sure that you ask many and all questions of the person who checks you in and be certain you know where all the supplies are before she leaves. We would gladly rent this apartment again as it helped make wonderful family memories for our stay in Munich.

Great property in a great location

We stayed here during our visit to Oktoberfest. The apartment is in a great location for visiting anywhere in Munich due to the great transport near by. The apartment is decorated lovely with everything you need. Erminia is very helpful and responds to all messages quickly.

Very nice flat, excellent position, stayed cool during a heat wave! Good sized rooms, tastefully decorated,and supermarkets, restaurants, bus and underground station very close Nice balcony. Most enjoyable stay, would recommend.

Wonderful apartment minutes from the center

This is a wonderful apartment only minutes from the center of Munich. The apartment is large and very well provisioned with everything you will need for your stay. It is also very bright. The beds, pillows and comforters are extremely comfortable. The apartment is situated on a quiet street only 8 - 10 minutes from the main attractions in Munich - the Hofbruahaus, Marienplatz and all the shopping. A metro stop is very close as is a beautiful park. Parking on the street is not too hard to find. Restaurants and grocery stores are just around the corner. The owner could not be more accommodating and is extremely responsive in a number of languages. Extremely highly recommended for your stay in Munich.

Fantastic location in Munich

We loved our month stay at this home. This apartment was very comfortable and modern. The beds were quite comfortable as well. The hosts were very helpful and responsive. Above all, the location could not be beat. It was in a quiet neighborhood with plenty of grocery stores and pharmacies. It was never noisy and extremely close to the bus, tram, and subway. There are a couple of great Thai/Vietnamese restaurants near there as well. I could walk about 10 minutes or less and be near Odeonsplatz. A little further and into the Marienplatz. It was so ideal to be so close to the main downtown area. We are happy that the hosts opened up their home to HomeAwayers!

Great location and Apartment!

We really enjoyed our stay at Ermenia's gorgeous apartment in Munich. The apartment is super comfortable and very elegantly appointed. The location was unbeatable - on a quiet street but close to everything. Both Ermenia and her concierge, Sarah, were very responsive and helpful. Ermenia had thought of everything in her arrival document and we knew exactly where to go for supermarket, bakery, restaurants, as well as what we needed for our car. We loved Munich and plan to be back, and stay at this lovely apartment again!
