This is a large 1261 sqft condo on the top floor (3rd floor) with exceptional view of Marina and River. Master bedroom Features a King size bed, 51" flat screen TV, Oak Roll top desk, 2 Dressers, 2 night stands, a private door that leads to the rear balcony. The second bedroom features a King Bed and TV, 2 night stands. Plenty of Linens available. The Living room features a 27" TV, DVD player comfortable recliner and sofa with a large 8' sliding door access to front balcony. The balcony has a bar height outdoor table w/2 chairs, Propane BBQ, and spectacular views of the association marina/Colorado river. The Kitchen is fully equipped with 4 burner cook top, wall mount stove, Refrigerator/freezer with ice maker, microwave oven, dishwasher, trash compactor, 4 cup and 10 cup coffee makers, toaster, toaster oven, electric can opener, Kitchen aid Stand mixer, small hand mixer, small and large crock pots, blender, 2 drawers of cooking utensils, knifes, silverware, generous set of bar glasses, and a new Corian counter-top. Breakfast eating bar w/3 bar stools and a dining table that seats 4. All the essential cooking tools and appliances needed to make your home away from home a easy transition. Unit has free Included Cable TV channels to all TV's and free access to the shared Condo Association wireless internet WIFI. A full size washer and dryer, outdoor Propane BBQ, Ice chest, Vacuum, Swifter, light cleaning supplies and a some basic hand tools are available. Garage parking is provided in shared garage( Level 1) under the (level 2)Condo. One remote control for the property entry gate is provided and one garage door opener remoter control is provided to access the garage parking space. The garage door opener remote can be programmed to your Cars Homelink button option.
Complex amenities include a heated pool and spa, separate boat trailer parking area, boat launch ramp, 200 feet of river front dock, observations deck and mature maintained landscaping.
The unit has 3 sets of stars from the ground level to reach level 3. Once inside the unit no stairs or level change. Unit would not be recommended for anyone that can not climb stairs. No elevator is available and is not Handicap accessible or equipped. Please contact me if this is a concern.
Enjoy the Colorado River with a boat or PWC or rent one locally. Launch the boat directly from the complex launch ramp. Las Vegas style Gambling and Big Name entertainment is 10 minutes away in Laughlin Nevada numerous casinos, and outlet mall shopping, movie theaters, Laughlin river walk, and a not to be missed west coast tradition "In-n-Out burger". Day trips can include Oatman a old west gold and mining town/ghost town, where you can feed the wild burros that roam the streets, shop, dine and watch a old west gun fight.
Las Vegas is a hour and a half away (slow down thru the town of Searchlight Nv. they mean it!!) .
Lake Havasu is about an hour drive which features London Bridge and other Boat tours of the river .
This is the perfect turn key condo for the Winter visitor that wants to show up to a fully furnished home and is in a community of many similar neighbors that are flying south and seeking a warm snow less winter.

About Paul McClintic
This is our getaway place that is extremely peaceful. We have been using it during the 100 degree summers months to get out with the Jetski for years. We'd like to share our home away from home with a snowbird couple to land and enjoy during the deep snow frigid winter months. We have been coming to the Colorado river for 25 years and enjoy the heat in the summer months for the recreation activities offered. Owning this Condo has made the trips a true home away from home rather than just a routine night in a hotel.

Most of the units in the complex are owned by residents in California which use it as a summer destination. Many of these units are also offered to Snowbirds during the Winter months. You will have the opportunity to meet others from all parts of the country at the pool/spa/ clubhouse area and around the complex grounds. Occasionally special parties are organized by others staying in the complex to create those fun memorable social gatherings in the association club house.

This is our special retreat. We have always taken pride in its appearance and maintenance level. It is our second home NOT JUST A RENTAL!!! We hope you enjoy the love that resides here in our favorite getaway spot.

This Condo Complex is located on the Colorado River within 10 minutes driving distance to the Laughlin Nevada Casinos, Colorado river and lake Mohave, 60 miles to Lake Havasu City Az.,90 Miles to Las Vegas Nv., 200 miles to Sedona Az., and 200 miles to the Grand Canyon National Park. The complex is the Winter location to many Snowbirds that call this property their home away from home for the winter season.
Additional pricing information
Utilities paid up to $100 combined for Gas and Electric. Any overages above the $100 combined amount will be deducted from security fee. (Typical Utility bills (Gas and Electric) are about $35 each.) $100 non refundable cleaning fee. Excessive Cleaning needs will be deducted from Security fee if needed. Security Fee will be refunded within 30 days after unit is vacated if no damage is found, and no utility overages incurred.
