A tranquil holiday destination with lots to see and do nearby!

Hoopoe Cottage is a delightful lakeside 4 bedroom house in the award-winning Lower Mill Estate . It sleeps 8 adults very comfortably, and two further children or babies can also be accommodated. The large rear deck faces west, perfect for sunset drinks, and the living area and two of the bedrooms have stunning views over Clear Lake. The kitchen is fully equipped and there is a wood-burning stove in the living room fireplace, as well as Freeview TV and DVD player. The house also has complimentary wireless broadband. Bedroom 4 has a TV/DVD player plus play table, toys & books for young visitors. The private country estate has 7 lakes, abundant wildlife, and lovely walks. Access to the stunning Art Spa is included in the price - heated indoor and outdoor pools, eco swimming pond, gym, sauna, steam room. Luxury spa treatments bookable separately. There are also tennis courts, trampolines, a football pitch, children's play areas, a general store and cafe plus a brand new clubhouse and restaurant, Balihoo, for the use of Lower Mill guests only . Canoe, paddle board and bicycle hire available onsite

Lower Mill Estate and local area: We can supply a wealth of ideas about local attractions and activities to make your holiday even more special. There are regular events and festivals at Lower Mill Estate, mainly themed around its wildlife and ecological commitment. There are lake beaches nearby, bicycle hire available, sailing/windsurfing/waterskiing/kayaking lessons, golf, angling and many more active pursuits. For quieter days out, there are stately homes, a safari park, Roman remains, great shopping, and wonderful local pubs and restaurants. When you book your holiday, we will supply as much information as you need to be able to plan your stay.

Summer Holidays: In the school Summer Holidays, our changeover day is Friday for weekly bookings and priority is given to people booking a full week.

About Victoria

We are a family of five who live in London but also enjoy weekends and holidays at our house in the Cotwolds. We visit the house regularly and keep it in excellent condition - it is not a soulless holiday rental run by an absent landlord, but a warm and inviting second home which we are pleased to rent out to people looking for a relaxed and fun break from everyday life.

We are aware there have been press reports about phishing scams being used on holiday rental sites - I would urge you to make sure you are completely happy with all contact with any homeowners before you send any money. I am happy for you to call me any time to confirm bookings and make sure you have all the correct details about the house and our payment process. I handle all the bookings myself and answer all questions as promptly as I can. We have been renting the house out since 2008 and have not had any problems in the past.

Why Victoria chose Cotswold district

We fell in love with Lower Mill Estate when we first visited it in 2004, although it was a few years before we decided to buy a property there. It is easy to get to from London (just 15 minutes from the M4), and a great, convenient place to meet up with friends and relatives in Birmingham and Bristol, and yet it is a world away from city living. The Cotswold Water Park has been a revelation with so many interesting activities to explore and all the brilliant cycling routes around the hundreds of lakes - Lower Mill is a peaceful oasis in the middle of some of the UK's loveliest countryside. The Cotswolds, with their charm and beauty, are on the doorstep, but there are often times when we are content to stay on our own little patch - we are blessed with great pubs and local markets and if you really need a quick retail fix, then nearby Cirencester has many fantastic independent shops and restaurants, and the Swindon Outlet Centre is only 20 minutes drive away..

What makes this house unique

We love the fact that our children can roam free on bikes and scooters in the Estate - there is minimal traffic and many safe places for children to explore and play. Our youngest can to go to the shop with his big brother - a privilege he couldn't have at home. There are also many local activities, a lake beach, sailing clubs etc in easy reach. When friends visit, we adore the peace and tranquility, sipping drinks while the sun sets across the lake is an incredible tonic after a busy week, and a walk along the Thames Path to an excellent pub makes a perfect Sunday. We also love the luxury of swimming in the stunning Art Spa pools whenever we wish or being pampered in the Spa. The house is airy and cool in summer, warm and cosy in winter - a perfect, year-round holiday destination.

Fab house in beautiful surroundings

4 adults and 4 young children (aged 3-6) shared a fantastic week at Hoopoe at the end of October. The house is brilliantly placed for the Artspa - so, no long walks with young children were required. The kids loved the pool and the trampoline was close by.

The house is large enough for 8 people, and the kitchen / lounge fully stocked with the right equipment to make our stay enjoyable.

Washing machine and Dishwasher makes life so much easier!!!

Tesco will deliver to your door and there are some nice child-friendly restaurants in Cirencester.

Thoroughly recommend a stay at Hoopoe!!!

Perfect Weekend Getaway

Great location (easily accessible by both car and public transport), fantastic property backing on to the water, and facilities are also very good.

We found the property itself exactly what we wanted - enough space, everything you could need within in (especially considering we had a baby with us) and within walking distance of many of the main facilities on the site itself.

The outdoor heated pool and local shop were great and both the tennis courts and table tennis room (both of which you have to pay for) looked well kept and we definitely would have used them if we'd had more time. Local pubs were good and within a walking distance.

Only downside to the site itself was the Ballihoo restaurant/bar - well overpriced, all the tables were booked up, and it was no-where near big enough for the number of people that visit. Not worth going - just head to one of the local pubs instead.

Overall though a fantastic experience and a thoroughly enjoyable weekend

One clarification, if I may add it, is that use of the tennis courts and table tennis room are included in the price of your stay - the only extra charge is for renting table tennis bats and balls from the shop, but guests are welcome to bring their own if they have them.

Needs a spring clean and a lick of paint

We arrived to find a number of issues with the property. Many areas hadn't been cleaned (including kitchen surfaces, sink, cupboard handles, utensils, crockery, oven, shower cubicles, lounge rug, coffee tables and bath), there were three light bulbs not working - one at the top of steep stairs, a shower cubicle handle was hanging off, there were stains and the odd hair on numerous bed sheets and the towels and bedding was dated with holes and bleach marks. All walls within the property have scuff marks and could do with painting to refresh the property.

A cleaner came to review the issues and offered to clean the whole property but as it was meant to have been cleaned the Friday before our stay be doubted whether it would be to the standard required and would have taken at least 2-3 hours to correct all of the issues. In addition there wasn't enough replacement bedding available to replace the stained old bedding. As we were travelling with a 4 year old and 4 month old baby we decided that it wasn't the best place to stay due to the lack of cleanliness.

The house is a nice size with a nice view of the lake.

As this is quite a strongly-worded review and the only one of its kind we have had in 8 years of renting out the house, I would like to respond in some detail. I apologise again for the cleaning issues - this was due to our usual housekeeper being away and the work of the cover person not having been properly checked. It was not up to our usual high standard and there is no excuse for that. We pride ourselves in keeping Hoopoe Cottage as welcoming as possible and responding immediately to any concerns our guests have, and so we had a cleaner there shortly after you first contacted us, ready to do a complete re-clean, and also a handyman on his way to replace the three blown lightbulbs from the spares kept in the house. I totally appreciate that you didn’t feel this was enough, and I was happy to arrange a complete refund for you, which was actioned through HomeAway within an hour of you moving to another property. As we had arranged a complimentary early check-in for you and your family, thankfully another house on the Estate was found for you before 3pm. The other issues which you raised have all been dealt with – we have been through all our bedding and towels and replaced or repaired those items that needed it. The shower handle, which had been broken by the guests who left just prior to your arrival, has been replaced. If any future guests would like reassurance about these issues, please do contact me directly any time to discuss any concerns.

Modern lakeside light filled family home.

We were two families sharing the home and there was plenty of space to accommodate us all (9 people). The house is very modern has all the amenities you need in a home. It was also cleaned to a very good standard.

We Used the fire to warm the house up and it worked a treat.

We had such a lovely time and enjoyed the use of the spa facilities in particular the swimming pool, which was a hit with the children.

We would have loved to take advantage of the outdoors but being winter that just wasn't feasible, it would be awesome in the summer.

The owner of the home was very pleasant to deal with. She responded to all my questions very promptly and was very helpful with any queries that I had, keeping us updated on any information that was pertinent to our stay.

We would love to visit again in the summer, it's a beautiful location.

Fantastic property which suited our family perfectly.

You can tell this property is well used by the owner, the kitchen is so well kitted out with everything you need and the whole house has a very welcoming, relaxed feel about it.

We've been twice now, both out of main season, and it's a great base from which to explore the area. We loved Cirencester and Adams farm both of which are only 30 mins away, and loved getting back mid afternoon to enjoy the pool complex or walk around the lakes.

I would have no problem recommending hoopoe cottage to everyone I know and we will most definitely be going back again and again.

Gorgeous summer break in lovely house

Visited Hoopoe Cottage in August and had a lovely time. Two families sharing and plenty of space with everything we needed esp in the kitchen which was really well-stocked which was great as we like to cook! We were lucky with the weather and got a few fantastic days with sunsets on the terrace by the lake. When the rain turned up we just went to the pool. New cafe is nice too!

Bedroom 4 has been adapted as a bedroom / snug for children or teenagers to have space of their own - there is a Freeview television with DVD player, a small playtable with stools, plus toys and books.There is also a booster seat for toddlers, plus a number of other items like temporary stairgates and a change mat, to make travelling with babies and small children easier. The house sleep 8 adults comfortably, and we are happy to accept one or two babies or children as extra guests to make a maximum of 10 occupants. We can supply one travel cot and one fold-out single bed at the property, but you are welcome to bring your own cots or camp beds if you prefer.
