About the property

Close to Bolsena lake, Rome and Tuscany

Situated in the valley of Civita di Bagnoregio, 'the dying city' and surrounded by the peace and tranquillity of the countryside, it is the perfect place to relax, enjoy good food and local wines and explore the area.

The old farmhouse has been renovated with great attention to its original features and using traditional materials. However, it has everything you may need for a comfortable holiday, including Wi-Fi and Satellite TV. The large living room is an ideal meeting point for meals, creative and cultural activities during rainy or colder days, while the basaltina table seating 8-10 people on the terrace near the garden offer a wonderfull place where to sit till late in hot summer nights. We extended all garden furnitures (top quality from UNOPIU) - a wooden table with wooden seats and a huge umbrella on the terrace - a comfortable hammock to place wherever you want and three deck-chairs next to the already offered sun beds.

We will organize sailing and motorboat, bicycle and E-bike renting for you, too.

From 2017 on you can book also a cookery course in our villa: you assist the local cook and we all have dinner together with excellent wines from our region.

Also new is the airport service - we pick you up and bring you back (max. 8 people) and you'll find a hired car on Portiglione for your holidays.

Not enough - from 2015 on we offer guided tours to some very interesting places in this area with Serena, a licensed tour guide by the Tourism Department of Viterbo's Province.

The nature tours are ideal for those who love contact with nature, just walking, with two short breaks and explanation of the territory included. There are  two optional nature tours.

 

REF. 1N) Bolsena - Citerno - Vena - Bolsena

This itinerary takes us along a stretch of the Via Francigena and arrive at Turona Park The place of departure and arrival is Bolsena, in Piazza Matteotti where the guide awaits you at the agreed time. The distance is about 12.6 km, round trip, with a medium difficulty, a road partly paved and partly gravel, calculating a travel time of about 2h 40 '

REF. 2N) Bolsena -  Pantanesca - Bolsena

This tour, once the shoulders leaving the village of San Rocco, allows you to get up to 500 meters above sea level, enjoying a dominant view of Lake Bolsena. The place of departure and arrival is Bolsena, in Piazza Matteotti where the guide awaits you at the agreed time. The distance is about 10.5 km round trip, with a medium difficulty, a road partly paved and partly gravel, calculating a travel time of about 2h 40 '

REF. 1R) Bolsena-  Civitale's hill -Bolsena

This tour allows you to meet many churches until the return, pausing for the Basilica of St. Cristina.

The place of departure and arrival is Bolsena, in Piazza Matteotti where the guide awaits you at the agreed time.

The distance is about 6.00 km there and back, with an easy fix, a road partly paved and partly gravel, and, calculating a journey time of approximately 1h 30.

REF. 2R) Bolsena- Francigena -Bolsena

This tour  pass twice in a road cut into the tufa along the Fosso di Mirabella.

The place of departure and arrival is Bolsena, in Piazza Matteotti where the guide awaits you at the agreed time.

The distance is about 10,00 km round trip, with a medium difficulty, a gravel road, and, calculating a travel time of about 2h 30'.

This itinerary allows you to explore the Etruscan excavations at Poggio Moscini, near the Orvietana's road, thus being able to admire the Castle of  Bolsena. The distance is about 9 km, round trip, with a medium difficulty-easy, a road partly paved and partly gravel, calculating a journey time of approximately 1h 40 '.

RIF.2S) Special Nordic Walking!  Bolsena-La Vena-Guadetto-Bolsena

This route allows you to live a full tour, including art, history, nature and sports!

Leaving the country to the south of Bolsena starts uphill, going to the church of Madonna del Giglio for a path that ends in descent, finding himself on the Via Cassia, the Stones Throw, and then along the lake, crossing a cane, until reaching the Central Avenue between plane trees and Ortenzie-toned pink and cornflower blue. The place of departure and arrival is Bolsena, in Piazza Matteotti where the guide awaits you at the agreed time. The distance is about 7 km, round trip, with a degree of difficulty easy, a road partly paved and partly gravel, calculating a journey time of approximately 1h 50 '.

About Karl Heinz Röhr

We bought the property in 1982 and moved from Germany to Italy two years later 1984. I started working the land and planted more then 120 olive trees, bought another olive grove in the neighbor town and now we proudly present one of the best olive oils in this region.

The villa is situated in the wonderful green valley of Civita surrounded by olive trees and it offers a unique view on the dying city - a very peaceful spot not far away from the lake Bolsena and a lot of very nice old towns.

What makes this villa unique

Well, we fall in love with the land and the whole area around the house - the house itself was a ruin and we needed several years to restore it - moving from one room to another. It was a great adventure and I am happy that we took the decision to leave Germany even if we have had good payed jobs and didn't know how to earn money here in Italy.

Fantastic family holiday for experiencing rustic Italy

What can I say? My husband and three children (9, 15 & 18 years) had a fantastic stay at Karl's Italian property in Bagnoregio. We spent two weeks enjoying the most amazing view of Civita from our garden, picking veg daily from our very own garden, swimming in the best pool we could have asked for and just relaxing Italian style. The house is spacious and very well equipped - including outdoor bbq, pizza oven, table tennis, etc. My husband and I stayed in the flat at ground level, while our daughters had the two beautiful bedrooms in the main house and my teenage son enjoyed being away from us all in the upper bedroom with access from outside. The pool is filled with fresh mountain water and beautiful treated by Karl with salt to provide a clean and chemical free swimming environment. The main part of the pool is at 2m depth throughout - we all had a great time jumping in... and the smaller access area provides an easy more shallow route in. The kitchen is very well stocked and short of nothing... made the more special by a bottle of Karl's own olive oil from the trees in the garden. Second to none. Karl too was at hand with brilliant recommendations of things to do, restaurants to try, etc and easily contactable via WhatsApp. There whenever we asked his advice but never in the way. Karl organised a memorable meal for our daughter's 18th at Il Ponte in Lubriano, not disappointed in any other restaurant recommendations... We enjoyed a couple days in Orvieto - both above and below ground touring the caves, Capodimonte with its lovely swimming access to Lake Bolsena was so good we went back numerous times - rented a pedalo with a large slide - very good fun during the heatwave. We started with intentions of catching the train to Rome and maybe driving to Florence however we so enjoyed ourselves that we decided unanimously to skip the hassle. If you're looking for good quality family time, in the most amazing surroundings, with a fab pool and host, terrific italian food and gelato (best in Bagnoregio) than look no further! Ciao

Wonderful secluded farmhouse set in a glorious valley

We enjoyed a fabulous 2 week family holiday in this cottage June/July 2017. With respect to the owner Karl the photos on this site do not do the cottage or setting justice. The house is very well maintained. Charming rustic but stocked with good furniture and mod cons. The house has a sizeable living room and kitchen. The kitchen is very well stocked with pans, crockery etc. The linen, towels etc were plentiful and clean. The garden is a highlight, big and maintained to a strong standard. The pool was very clean and a good size.

The setting is incredible. The valley runs roughly east to west so there is sunlight in the garden all day long. We enjoyed 2 weeks of very good weather. The views over towards Civita and Bagnoregio are breathtaking. Especially with the glorious Italian light changing the view through the day.

Bagnoregio is a very pleasant 3km walk, cycle or drive away and has all amenities. There are very good restaurants within 4km.

Karl was a fabulous host. He was always available at the end of a phone and was extremely generous with his time when requesting recommendations and help hiring cars.

If you're looking for a quiet holiday in an idyllic setting yet not too far from civilisation then I can't recommend this holiday highly enough.

A Gorgeous villa in a lovely peaceful location with stunning views.

I stayed in this villa in the early part of June with my fiance, mother and her other half. This really is a wonderful place if you are looking for peace and quiet.

The inside is tastefully decorated, clean and cool even in the hottest of weather. Great open plan living area. The kitchen is great to cook in with lots of equipment and a super pizza oven and BBQ area outside. Bedrooms are spacious with very large comfortable beds.

Outside is just glorious! fabulous outdoor seating area within a pretty garden growing herbs and fruit trees. Spectacular views and a wonderful pool. It really is heaven.

Kalle is a great host and ensures you are comfortable with everything you need.

I cannot recommend this villa highly enough and we will definitely be back but this time for longer.

Absolutely wonderful !

Well, where do I start! We stayed here for 2 weeks, family of 2 adults and 4 kids ageing from 12-16 from Edinburgh and it was absolutely perfect. The villa is beautiful and extremely well equiped and I felt the photos online do not do it justice. The kids just loved the pool which is bigger than it looked and deep enough for jumping etc ( 2 metres). The pizza oven was great ( once we got the hang of it ) and the games area was also great fun. The location is perfect for relaxing and for going out and about, the villa is quite remote however the amazing view and tranquility make it perfect for relaxing. We hired a car for around 8 days and highlights were Rome, Orvieto and Lake Bolsena. Not to mention a visit to the Civita ( the old city accessed by the bridge you can see in the pictures ) Kalle was a perfect host, making sure everything was fine and helping us out with advice on the area etc, and his onions were the best ever ( sorry about eating so many ) We also loved Bagnoregio itself , bigger than we thought and the Monday market is good too. The villa is very spacious and has lots of added things we didnt expect, ( little things like fresh coffee makers, and dvds etc) and if you need it the wifi is good as well. If your thinking about this place you wont be disappointed, we also booked car hire and transfers from Rome airport via Kalle (the owner) and it was a lot cheaper than we could find online and all the arrangements were perfect. We would really love to go back !

Fabulous Italian Retreat.

We have just spent a fabulous week at Kalle's beautiful house. It is remotely located just a few minutes from Bagnoregio with stunning views toward Civita (the dying city). There were six of us however there was plenty of room with a self contained annex and three further double bedrooms.

The gardens are very well maintained and the swimming pool very welcoming after a hot day sightseeing. The kitchen is very spacious with all the essential appliances/equipment that you will need to make your stay very pleasurable.

It is ideally located for nearby towns such as Orvieto and Lago di Bolsena, both beautiful and well worth a visit. However what really made our holiday so enjoyable was the host, Kalle, who was so kind and helpful and gave a great deal of his time and advice to make our stay unforgettable. Also we had fresh vegetable from Kalle's garden!!

We can thoroughly recommend this villa, you wont be disappointed.

Wonderful rural Italy

We stayed here for a week at the end of August and had a really wonderful holiday. We were a group of seven: a family of 5 (children aged 6, 4 and 1) and two grandparents. The house is beautifully kept and has all the modern comforts you could wish for, lots of clean linen and towels, lovely spacious kitchen with dining table, instant hot water etc. There are 2 bedrooms in the main part of the house, one further bedroom upstairs but only accessed by an outside staircase and the fourth bedroom is part of an 'annex' with its own little kitchen, bathroom and front door.

The gardens are stunning; landscaped lawn areas, an olive grove, vegetable garden (which supplied us with tomatoes aubergines beans and peppers), shady areas under trees and plenty of sun loungers, sun umbrellas, outside dining tables and chairs, traditional pizza oven and barbecue. And the whole place looks straight across a deep wooded valley to the dying city. It is completely quiet day and night except for cicada song. The photos do not do the place justice!

Although the house is isolated and peaceful it is very easy to reach places of interest. We made two trips to Lake Bolsena, where we sailed, and Orvieto (the caves and underground tunnels there are amazing and even suitable for our 4 year-old). Both are about 25 minutes away. And Bagnoregio is a steep 20-30 minute walk away, where you will find shops, banks, gelateries! We could not recommend this beautiful, rural retreat more.

Being the last guests for this year I waited for your comment and as all the others you gave a 5 star one and this makes me happy - soon the olive harvest will begin and after that I am starting to do some renovation work - Portiglione must offer the same or better level as this year because I want only 5 stars reviews. This area around Civita di Bagnoregio is not so well known but I think it is one of the nicest parts of Italy with all the possibilities for spending some holidays. All the famous cities around like Rome, Orvieto, Siena, Assisi, Florence and many more are inviting you to do some sightseeing and also the lake Bolsena where you can rent our sailing boat or having sailing lessons (also lessons on a catamaran or surfboard) is worth to be visited - our friend Alessandro will do this job on a small private beach - very nice place as you know Isabel. The villa, situated in the famous Valle dei Calanchi, with the best view on the 'dying city' Civita di Bagnoregio, is the perfect place to relax and because of its unique location can be used as a base to explore Umbria, Tuscany and Lazio. The House is situated 3 km from the quiet, medieval village Bagnoregio, in which there are several shops, petrol stations, supermarkets, Banks with ATM and a Post Office. There are several good restaurants in the area including at the Romantica Pucci where you can taste many good local dishes. There is a pizzeria and several small bars. There are facilities for playing tennis, horse-riding, fishing, walking and cycling, information can be found in the Town Hall (Comune). Bagnoregio is well located in the area where Lazio, Umbria and Toscana meet. In addition to being convenient to cities such as Orvieto (only 15 min by car), Rome, Florence, Siena, Perugia, Todi and Viterbo, Lake Bolsena, with its black sanded beaches and water sports, is less than 10 min drive.
