What makes this Estate unique
Hiking trail right behind the house that leads to a waterfall. Hunter Mountain is open all year and offers tubing, swimming, ski lift ride. We have a large fire pit outside the property. You can play any sport you'd like on the huge lawn. There is also horseback riding and water rentals about 15 minutes away from house. There is also a lake about 15 minutes from the property with a dock and little beach area and lifeguard and playground.

Magical Site for our relaxed wedding
We recently held our wedding at Euphoria, and it was the most amazing weekend of our lives. It gave us the chance to have our friends and family stay on-site and everyone had a wonderful time. I see some reviewers complained about the "summer camp" feel and the sparsely decorated rooms - I'm wondering what they were expecting. This place definitely has a summer camp vibe, which is why we loved it. If you want satin sheets and brass beds, this is not the place for you. If you want a relaxed and affordable place to host 100 guests (we rented both buildings) with plenty of indoor and outdoor space, 4 kitchens, laundry, amazing scenery and good-natured owners, this is the place for you. (Not to mention the mini-dance club complete with disco ball in the basement for our after-party). I would agree, though, that the kitchens have plenty of pots and pans, but you should bring utensils. The hot water was hit or miss.
We also got a lot of help from Adam, the site manager, in organizing and staffing our wedding. His help was not included in the property rental, but he went above and beyond for a very reasonable cost. We had a barbecue on Friday, a catered dinner on Saturday and brunch on Sunday. Adam hired and supervised all the staff for all the events and also coordinated little things like receiving packages in the weeks leading up, hiring cleaning staff for the morning of the wedding, and scheduling a yoga class. He was extremely generous with his time and passionate about making our event special - I'd highly recommend letting him help you if you are organizing an event at the site.
Large house, plenty of space, needs updated though
We just finished a week long trip for thanksgiving to this lodge. We had around 45 people stay there. It was a great location, out in the middle of nowhere (I didn't mind the lack of cell service). The layout of the house being an old bed and breakfast was great for everyone to have their own bedroom to get away from people if needed. The big yard was nice. The commercial kitchen was great.
However - the place felt more like a camp cabin than a nice lodge for us. The bedrooms have little to no decorations, very little furniture if any. The bathroom had half a towel rack on the wall and was missing the other half, the shower water wasn't hot the first couple days. We had several toilet issues. The advertised '2nd' kitchen's stove/oven didn't work. The one fridge didn't get very cold, and the big one in the commercial kitchen was too cold and after trying to adjust it- it still froze things. Bring your own kitchen utensils because there aren't many good items to use there. The carpet in most areas looked like it was the same that was there when it was a restaurant. There were several soft spots in the floors (subfloor). The fireplace had tiles breaking and cracking off onto the floor. If it had a little work done to it - it would be a really nice place. Other reviews have the same thought. Unfortunately, I don't think we would go back again.
Perfect setting and style for company Retreat!
Adam and Annie made everything so easy! The house was perfect for our group of 55 to hang out in and explore. Communication was a breeze with Adam and he made sure we had everything we needed. The only downside is the cell service is VERY limited and it was difficult to communicate with the outside world.
Wonderful family trip
My family went to Euphoria 2 on a weekend trip in September 2016. We were a large group- about 25 people. There were more than enough rooms and beds and everything was clean and well kept. The home is actually an old inn, so the accommodations and setup were perfect for us. There's a large room with tables that we pushed together for family meals, another room with a few couches and tables that's more cozy, and then a family room with couches, a television, and a fireplace. The bedroom setup is nice- there are different wings with sets of rooms so that families could be close to each other and the babies could be kept from the grownups who wanted to get good sleep! There are accommodations we didn't even really use because we were only there for a couple of days and we didnt need them- but I'm sure having a second kitchen on the second floor and a dance floor in the basement would be desirable for some! The outdoor space is great. There are trails that we walked up, a volleyball court that the kids used, and the fire pit was amaaaaazing! It's huge, and while there was wood provided, it can't be relied on and if you use too much they charge a fee- so we brought some, and used some that was provided, and didn't get charged anything additional. Annie and Adam were truly wonderful to work with. SO nice and so accommodating. My family has been on several trips like this and this is the first time that we have all voted to go back to a house! Just note, if you need anything- eggs, milk, etc. the drive is quite far (about 30 minutes), so make sure to bring everything you need!

Just finished a weekend at Euphoria Estate. This is the 3rd reunion i have planned in the Catskills and definitely my favorite house thus far. Everyone from the owner to the property manager to the booking agent was fantastic and went above and beyond to ensure we had everything we needed for an unforgettable weekend.
House was HUGE, clean, with plenty of bedrooms and bathrooms, a party room and large kitchens and living/dining rooms. The outside property was just as impressive, wide open and great for games, bbq, and bon fires. You are also minutes from Phoenicia and Hunter.
I look forward to our next get together at Euphoria. Thanks again Annie, Adam, and especially you Dean!!!!
Absolutely stunning grounds!
We recently got married at the Euphoria Estates in the back yard. It could not have been more beautiful with the expansive grounds nestled into the side of the mountain. It was a lot of preparation since our wedding was completely DIY, but it was perfect for us and was exactly what we wanted! While the houses are not "ultra modern", they were clean, spacious and allowed us to host upward of 70 people comfortably. This was everything we wanted for our laid-back wedding, and would be a great place to host family or friend getaways. We also had great experiences speaking with the property manager and other staff, who were helpful and responsive to us as we tried to work out all the logistics of how to pull off our dream wedding.
