Summer Wedding Weekend Rentals Available.... Visit www.HuckleberryFarmNY.com

Stay in this beautiful historic house, which is on the Historic House Registry and sits on 25 acres of property. This 4 bedroom 2 bathroom home is brand new to the rental market, however, owners are quite experienced in the rental business with their summer Hampton's rental on homeaway for the last 3 years.

Beautiful front porch to watch the world go round and watch the horses right across the street. Valley mountain views are breathtaking.

Enjoy a large family kitchen and cozy up to the large fireplace for those cold winter nights. Has private entrance and mudroom for coming in from the slopes as well as a rec room. Laundry room is on the ground floor. Enjoy the large deck right off the living room for stargazing or just sitting and enjoying the peacefulness.

For the summer (Memorial Day- Labor Day), there is a heated in ground pool. Also, a beautiful stream right behind the house with waterfalls. If you enjoy hiking, there are 25 acres of property to explore and the house backs up to hundreds of acres of mountain forests.

BE FOREWARNED: Owner is not big on customer service

  • 2 of 5

In this business, you find out what people are really like when you experience the unexpected.

The owner had failed to inspect the pool before our arrival; it had become pretty gross and un-usable. Broken filter or something. The pool was a big part of why we rented the (somewhat remote) house for the weekend. Attempting to repair the pool once we arrived and throughout most of the weekend, the crew couldn't get it back to normal despite several visits. It was not usable during our stay. Not ideal, but these things can happen.

Second, there was no outdoor furniture available around the pool as shown in the photos. Only picnic tables on the side of the house. Again not a deal breaker.

Third, the porch hadn’t been rinsed off from pollen and debris before we arrived; when we complained about it afterwards, the owner curtly replied, “This isn’t a hotel.” We weren't asking for daily service, but a thorough, outdoor-area cleaning before guests arrive is industry practice. Starting to head down hill.

Fourth, there was some confusion about the number of beds available for couples who prefer to share a bed (there are only 2) -- and the rest are twin beds. Pictures vs. verbal descriptions didn't match. Not a major deal, but less than ideal. (Owner claims she's since corrected the description.)

After our stay when we asked for a partial refund of our rental fees in light of the pool's un-usable condition, the owner became defensive and angry. Like a small claims court judge, she opined, "I reviewed the photos of the pool. While it may have been cloudy, it was good enough." She refused to refund the amount we requested and instead returned a small, token amount.

It's really disappointing to deal with someone who became so adversarial when we were trying to be fair and understanding. We've rented many weekend homes in the US and in other countries, so we know what's "normal" and what's not. This owner's approach to renting her home is an outlier in this industry.

If nothing goes wrong, you *could* have a wonderful stay at this otherwise lovely home. It's drivable to Beacon, a lovely town. The kitchen is great. It's a peaceful setting. If something *does* go wrong, however, you may be disappointed by the owner’s attitude and response.

Owner's Response: We've been in the rental business for over 5 years. We have two rental properties all with glowing 5 star reviews, especially on my customer service. With that said, sometimes things go wrong that is out of my hands. I do everything in my power to right what has gone wrong, which I did in this situation. The pool pump literally broke the morning of their arrival and was fixed the next morning. I even refunded them one nights stay for their troubles, however, they wanted more than half the weekend rate back for one lost morning. This customer insisted that pool was unusable and they didn't go in even once. This was a total lie because neighbors and staff at the property saw them using it all weekend. As far as the furniture, it was all stacked in the barn by the lawn guy because he just mowed the lawn. After the pool, they just complained about every little thing that wasn't even an issue. Bottom line is that these guests expected butler service (which we don't offer), that doesn't come with a house rental unless you pay big money for it. I am a very, very accommodating person as you can see from previous rentals, but sometimes you just can't please everyone.

Philly, Baltimore and New York Converge on East Durham

  • 4 of 5

An absolutely beautiful home, with all of the modern amenities wrapped into a historic setting.

Only one significant issue encountered during our trip (there is no air conditioning in the home). On the VRBO website, under the heading of 'AC / Heat,' the owner listed the house as having three Nest thermostats, all programmable. That was in fact a true statement. But here was the problem. Those three Nest thermostats controlled the heating only. On a 95 degree summer day, and an 80+ degree humid summer night, there was no relief from the warmth of the house, especially as there were no ceiling fans, or other fans in the home provided.

In the end, our families had a very memorable vacation, but the lack of AC (or fans) put some stress on our three families, with five young children that simply were not accustomed to how warm the house was at night.

Owner's Response: Sorry you thought there was a/c but we do not list this as one of the homes assets. The reason we list the nest thermostats is because we rent during the winter months as well and guests have the ability to control the thermostats when they are on their way back from the slopes so they don't come home to a cold house. Glad you enjoyed the rest of your stay, you were great guests and are welcome back anytime.

Charming house with pretty surroundings

  • 5 of 5

We had a great time over Memorial Day weekend and 2 families were able to share this house comfortably because the bunk room sleeps 4 kids. We were disappointed that the pool wasn't open but found other places in the area to swim and paddle. Despite having to field numerous questions from us the owner was responsive and helpful. The house is nicely furnished although the kitchen is missing a few key pieces of equipment like cookie sheets for baking and the BBQ is a little outdated and slow. However, everything was clean and comfortable with updated electronics such as Smart TV.

Would definitely recommend this place to those looking to escape NYC for a spell and I think the house and area are a good bet for any season.

Charming farmhouse with everything you need

  • 5 of 5

What a great house and property! We were 4 adults and 5 kids and thoroughly enjoyed our stay. Only 15 minute scenic drive to Windham. The house is very clean, cozy and comfortable with a great layout and enough space for everyone. The kitchen has everything you need to cook, beds are super comfy, and the fireplace is great. Jessica was easy to work with. Would recommend and would love to go back.

Great old farm house with modern amenities

  • 4 of 5

We enjoyed a relaxing ski weekend with family. The home has the charm of an old farm house with all the modern amenities. Plenty of room to spread out with 9 people and a dog. Bedding was very comfortable and the fire place kept us all nice and warm. Fast WiFi and direct tv, kept the kids entertained. Only 20 minutes from Windham. Jessica was very responsive to our needs. Will definitely stay again.
