Aztec Villa is a very popular holiday home tucked away on a large corner plot of the quiet, clean and safe Crystal Lagoon Development in the heart of Pernera. The villa is just a short walk to lovely sandy beaches, 2 supermarkets, bars, restaurants, shops, cafes and all the amenities you could possibly need for a fantastic holiday. You do not need to hire a car here - everything is close-by.

Everything at Aztec Villa is kept in tip-top condition as we visit our property regularly to make sure that all the furnishings, toys, bed linen, towels, kitchen equipment etc, etc are all replaced and refreshed for our guests.

In summary, our villa has 3-Bedrooms sleeping 6 comfortably. We also have a sofa-bed in the lounge area which could sleep an additional 2 guests and we supply cot beds for babies. The Master bedroom has a large double bed with en-suite shower room, TV and a balcony overlooking the pool area which also benefits from a slight sea view! The Twin bedroom is at the side of the villa and opposite the Master Bathroom which houses a bath with overhead shower. The 3rd bedroom is a Double with triple aspect windows overlooking the front of the property out across the Crystal Lagoon Development itself.

We have a fabulous private swimming pool which can be heated in the cooler months (additional cost for oil to heat pool - see notes). Here you can sit enjoying breakfast, lunch or dinner al-fresco. Fresh bread, croissants, cakes and lots of other essentials can be purchased by popping up to one of the 2 supermarkets just at the entrance to Crystal Lagoon - it's so easy. The luxury Italian fitted kitchen is very well equipped with large amounts of crockery, cutlery, pots, pans etc (has been complimented on how much of everything we have in our kitchen). And as this is a self-catering villa, there is a Washing Machine/Dryer in the kitchen and a Dishwasher.

Also available for your use is a Charcoal BBQ, large cool box on wheels for days out at the beach, a CD/iPOD/MP3/USB player, Sony PS2 (with lots of games for adults and kids), 3 Satellite Flat Screen TVs (1 in Lounge, 1 in the Master bedroom and the 3rd in the front Double bedroom) and a DVD player with a large selection of titles for adults and children. For babies we supply Cot Beds with babies bed-linen, High Chairs, Stair Gates, we also have a Pushchair you can use. Kids also enjoy our large selection of toys in the indoor toy box and the range of inflatables and outdoor toys in our sheds. For your peace of mind, we also have security locks on all patio doors and windows (upstairs and downstairs). Finally, at our villa you can stay in touch on the internet as we have high speed WiFi access available.

The downstairs at Aztec Villa is designed to maximise space and openness by incorporating a large, light and airy open-plan living area (lounge/diner) and a modern fully equipped kitchen. There is also a handy additional downstairs WC/Toilet. Patio doors lead you out of the open-plan lounge/dining area to the garden/pool where you can jump in and cool off from the heat of the Cyprus sun, or sit and relax reading a book on one of our four sun loungers. We have a lovely large table and 6 dining chairs outside in a stylish Italian wicker design. There are 2 large parasols with bases on wheels for you to move around the garden easily. Here at Aztec Villa you can truly relax and unwind from the rat-race of every day life back home and enjoy quality time with your children, friends and family in a safe and welcoming environment.

Larnaca is the closest airport.

Most UK airports fly to Cyprus. Larnaca airport is the closest to Aztec Villa (45km) and takes about 45mins to get there on good roads (left hand drive - same as in the UK). You could also fly in to Paphos airport but please be aware that this is further away and would take about 1½-2 hours to get to the villa by car.


There are a whole host of car hire companies to choose from. We point out the best ones in our info pack, so make sure you check these out when we reply to your enquiry. We even give you the links to their web sites to save you looking them all up!


If you would rather have a taxi collect you from the airport, I can book this for you with the firm I have used for many years. They are very reliable and have never let me down. These pre-booked taxis are generally cheaper than jumping in a taxi that's outside the airport. Our drivers meet you as you exit the arrivals hall - holding a sign with your name on - and take you straight to the villa.

About Tracy Broadhurst

We live in Wiltshhire in the United Kingdom and decided to buy our villa as an investment, but also for us and our family to use as a holiday home. Our son Jamie loves the pool and all the 'fun' stuff for kids to do in the area including an amazing water park in Ayia Napa.

Why Tracy Broadhurst chose Protaras area

We bought the villa as it was in an ideal location if you have children with lots and lots to do - but also because we love the freedom of a self-catering property where you are not stuck to rigid meal times or set meals in hotels (we get fed up with the all-inclusive food and find it all starts to taste the same after a few days). We also like the fact that we can splash around in our own pool without worrying about annoying others. Here you can do what you like, when you like and with whom you like. It's so easy and relaxing. And everything is within walking distance so you don't even need to hire a car.

What makes this villa unique

Having the supermarkets right outside is ideal as we can pop up the road and get fresh bread each morning and then sit by the pool while the kids have fun, before we decide what we want to do that day. Whether we laze by the pool, decide to pop to the beach (which is right behind the villa and down a little side walkway), or go exploring in the local villages or shopping in the local town, we have it all here. And when Jamie's happy - we're happy - and he always says he can't wait to go back to his Cyprus home mummy!!

Aztec Villa is immaculate. Wonderful location for a relaxing holiday. Lots to occupy the whole family with many child-friendly restaurants nearby. Mojitos and Blue Spice were big favorites with us and the kids but there were loads of good places to eat and the wooden boardwalk at the beach was great. The Black Pearl Pirate Ship was great but it’s definitely worth ringing first to check whether they are sailing.

  • Bedrooms are all furnished to a very high standard with coordinating and stylish cushions, throws and lighting. Clean, crisp bed linen is included in the price of the villa as are all the indoor and outdoor Towels. The master bedroom has an en-suite shower room and a balcony overlooking to pool at the rear of the villa. There is also a slight sea view from the balcony here - very unusual but lovely to see. The twin bedroom is next door with the main bathroom opposite which houses a bath and an overhead shower. The 3rd bedroom is at the front of the villa and has another double bed and a triple aspect looking out towards the Crystal Lagoon Development at the front.

Immaculate and well equipped in a lovely location

What a wonderful villa! Immaculate and superbly furnished and equipped. We could find nothing wrong! The lady and gentleman who look after the property were kind and efficient and very helpful. We had the most amazing holiday. I would recommend this as a holiday to everyone! From the easy booking and helpful information from Tracy to the villa itself, everything was hassle free - and perfect. Thank you for one of the best holidays ever!

Fantastic Family holiday

We've just returned from Aztec Villa with our 4 year old girl and 7 year old boy. I can't recommend the place highly enough. The villa itself is very comfortable and tastefully decorated, plus good entertainment for the kids: toys for the pool/beach, playstation, DVDs ... in other words, everything that you need to keep everyone happy.

The villa is a short walk to the local beach (which has a picturesque harbour just around the corner) or you can drive to a handful of other really lovely beaches.

Tracy, who owns the villa, was very helpful indeed. We found ourselves stranded out there when the Icelandic volcano erupted, unable to get a flight. Tracy immediately put my mind at ease by letting us stay on - at no extra cost - until we managed to get a flight home. In the end we had an extra 10 days there, on top of the 10 days we had originally booked. I felt we were really well supported and the whole situation (which could have easily been a nightmare) turned into a very positive experience for the whole family.

Perfect Family Getaway

Our family of five spent the last week of September at Aztec Villa. This is an ideal villa for a quiet family holiday. The villa is tastefully and neutrally decorated throughout. We are a family of five and felt that there was plenty of space for everyone. Everything necessary for a comfortable stay is provided for the guests - towels, beach towels, linens, even a rolling cooler! Paul and Marce, the caretakers, were so helpful and kind to us during our stay. This area of the island is beautiful and there are tons of places to eat within walking distance. In summary, this house has it all: close to the beach, private pool, quiet neighborhood and very clean!

The villa is located in the best plot on the development with partial sea views, access via footpath to the beach and close to all local amenities. A great home from home feel. The pool was great. The kids loved it and really benefitted from heating – no chest infections (the first ever when on holiday) Many thanks for allowing us to stay in your home.

Have just spent a wonderful week at this villa with another couple. Everything that is written about the place is spot on.ie the quite cul-de-sac location, the property was clean ,tidy and everything you could wish for was provided and whats better it worked! The Pool area was excellent with plenty of toys for kids to amuse themselves with and the sun loungers that are provided only added to the relaxing atmosphere. The correspondance between the owner and myself was first glass any concerns or issues were dealt with efficiently. The villa is situated minutes from the beach ,restaurants, shops and bars all of which are of the highest standard. We tried a different restaurant each evening and didnt get bad service or food in any of them. We will definately be visiting again next year and am recommending to all of my friends that this is a place to go with or without kids.

The Famagusta region is steeped in history with roman ruins including an amphitheatre and roman baths. The region also boasts a “ghost town” in the form of Famagusta town, just over the border in to Northern Cyprus. Famagusta was once a thriving resort and is popular with tourists for day excursions. If you have a hire car, you can drive yourself or quite a few of our guests take an organised trip. One of which is the Red Bus tour to Famagusta & Varosha and is well worth doing some guests have said. I drove across the border in to Northern Cyprus at Agios Nikolaos, near Deryneia and Famagusta - not far from Pernera. You will need your passport and to pay for extra car insurance (€20-€25). It's really easy. You can also cross the border in Nicosia. Most places in Northern Cyprus accept Euros - not just Turkish Lira.

The Famagusta region also has perhaps the finest beaches on the island with gently-sloping Blue Flag beaches and crystal-clear water ideal for swimming, snorkelling and scuba diving. For the more adventurous many beaches provide watersports including jet-skiing, para-gliding, water skiing and wind-surfing. Fig Tree Bay is undoubtedly one of the finest beaches on the island and is only 2-3 Kms from the villa in the thriving tourist resort of Protaras. It does get very busy though - so be warned! There are much quieter and some say nicer beaches than Fig Tree Bay in the area, so make sure you explore these too. Also close-by is the dramatic and rugged coastline of Cavo Greco where you can find sea caves and even see people cliff-diving. It also has a tranquil national forest park with excellent nature trails.

Drive along the coast and explore charming little fishing villages which provide a great opportunity to see the “catch of the day” being landed and traditional basket-weaving methods. The rolling countryside is famous for its old windmills – take a drive and pass through some of the small villages with their narrow streets, churches and sleepy tavernas overlooking the main squares.

The region also boasts larger towns such as Paralimni and Protoras with plenty of shops, hypermarkets and nightlife to suit everyone. Ayia Napa is about a 15 minute drive away and is renowned the world over for being a party town with plenty of bars and clubs. It also has some fantastic sandy beaches as well as an amazing waterpark that the kids will love.

The Crystal Lagoon Development itself is situated in the heart of Pernera. The villa is a short distance from lovely sandy beaches which have been awarded the 'Blue Flag' for their cleanliness and safety. The sandy coves around Pernera are perfect for snorkeling and scuba diving and really safe for children due to their shallow and clear waters. The beaches have water sports including jet-skiing, para-gliding, water skiing, banana boats and windsurfing. Alternatively you can also take a boat trip from nearby Pernera marina or a day trip to the Troodos mountains, Larnaca or Nicosia. Other nearby excursions include horse riding, camel riding, rock climbing, cycling and jeep safaris. It is also possible to book a day trip to see the Pyramids in Egypt!

Pernera itself is slightly quieter than Protaras with lots of cafes, tavernas, bars, restaurants (some 1st class), shops and supermarkets. All within walking distance - so you do not need to hire a car here. There's even a children's water park in the local hotel - very popular with guests. Indeed, there is plenty to do for families, couples and friends here. If you read the testimonials from our guests, you'll see why Pernera is so popular as a holiday destination.

If you're looking for something a little livelier than Pernera, then pop down to Protoras - the slightly larger and busier coastal town just 3km away. You can even walk in to Protaras from Pernera along the wonderful wooden beach walkway (lite at night) that hugs the shoreline all the way from Pernera to Protaras. Protoras caters for thousands of tourists every year and has restaurants, bars, cafés, tourist shops, watersports, excursions and entertainment to keep you and your family busy. It also boasts probably one of the most popular beaches on the island: Fig Tree bay. But as said - it gets very busy.

The popular and lively resort of Ayia Napa is only 10km away. There you can dance the night away in the many clubs and bars of this hugely popular tourist destination!!

The rental fee is due to be paid 8-weeks prior to your arrival date.
