The Property

Three Flying Frogs is an oceanfront house in sight and sound of the waves breaking. The house was totally built of the beautiful rare 'Almandro' wood some thirty years ago. It sits on a wide grassy property with large mature trees and is just meters from the ocean. The house itself has an open floor plan with glassless windows on all four sides, allowing the ocean breeze to blow through. The house is decorated in the style of Robinson Crusoe meets Martha Stewart!! With simple wood furniture, blue and white blankets and rugs, and seashell lamps.


In the day everything, windows and doors are propped wide open and you can watch and listen to the waves roll in to the shore. At night you must shut the downstairs window shutters for sleeping, but the upstairs windows remain open and it feels like you are in a tree house with the leaves rustling, kept cool by the ocean breeze. There is no air conditioning, but lots of fans but we love falling asleep to the sound of the waves. Our guest here even in the hottest months find it the coolest breeziest property on the whole stretch of coast from Mal Pais to Playa Hermosa.

The kitchen is well equipped with plates, bowls, glasses, pots and pans, a coffee maker and there is a refridgerator and six burner stove and gas oven. Cooking can also take place on an outside BBQ. There is a table big enough to comfortably seat 6 people inside and a very large table outside. There is one bathroom downstairs with a balinese style outdoor shower and hot water! We also have a lovely new shower in the entrance from the beach.

Big windows open out onto the leaves of trees. One of the upstairs bedrooms has a king size bed and the other a queen size bed. Combined with the two downstairs beds, the house can comfortably sleep 4 people and six if you use the two single beds downstairs.


Two large doors at the front of the house open up onto a deck that faces the ocean. An outdoor sofa and 4 deck chairs provide the perfect spot to drink morning coffee or watch the sunset. In addition, there is a beautiful large table for eating outside. There is a swinging love seat next to the porch and two hammocks and a swinging bed slung in the large shady trees a perfect place to drink your morning coffee or to spend afternoons reading and wave watching. A built-in BBQ allows for outdoor cooking.


We prefer our little area on the quiet side of town, just half a mile from the town center but away from the dust and hustle and bustle of Santa Teresa with its crazy boho surf culture. Heading our way out of town, a peace comes over you and a sigh of relief as the shady tree lined properties free of commerce and traffic greet you. The property is peaceful and the the site and sound of the ocean is ever present from all aspects as soon as you enter the property.

We are in front of the reef of Mal Pais but only a meander to the long white sandy beaches, swim holes and tide pools that are so famous in the area. We enjoy this area for the lack of populated beaches you find further along the coast, no cars or crowds in your view and quiet sunsets in our own private world.


The property has a local caretaker who acts as handyman and gardener. The caretaker’s wife cleans for three hours per day, included in the rental cost.

There are two single beds used as sofas in the day downstairs. The house comfortably sleeps 4-6 people. We do not allow more than six people sleeping in the house.

A wonderful treehouse like home!

Truly Paradise

Beautiful house and location!

Wonderful vacation for our family with 3 children. Does indeed feel like you are in a treehouse. Right on the beach, constant ocean breeze, with a short walk down the beach to a nice neighborhood restaurant. Tide pool just down the beach felt like our own private natural swimming pool. Slightly away from the crowds but easy drive to restaurants and groceries. Having daily housekeeping, security at night made it very comfortable. Would definitely recommend.

A week in Paradise!

What a lovely time in this beautiful area... We went surfing, horseback riding, fishing, zip lining and resting in the hammocks at night with a beer...

Cool from the breeze of the ocean, we were never bothered by mosquitoes.. We never had to use the mosquito nets provided...

We could hear and see the waves breaking from our bed... It lulled us to sleep at night. In the morning, we were woken by the howler monkeys in the trees around us...

Caricolas restaurant is a 2 mn walk away.. Our favorite!... What a fantastic stay!

Tres Ranas Voladoras is located just one kilometer from the charming surf villages of Santa Teresa in one direction and Mal Pais in the other direction. The location provides easy access to the many surrounding restaurants, surf shops, and grocery stores, but the property is private and secluded.

There is a rocky reef directly in front of the house and at low tide the rock pools provide the perfect place to sit and watch the sunset. It is easy to walk or drive north past the rock pools to access miles of white sand beaches including Playa Carmen, Playa Santa Teresa, and Playa Hermosa. The reef adds an element of tranquility away from the busier surf beaches, which are just a short walk or drive away, and include some of the best surf breaks in Costa Rica.

The town of Santa Teresa to the north is full of delicious restaurants with food from around the world, surf shops where you can rent boards and get lessons, and several grocery stores. The town of Mal Pais to the south is sleepier, but also has some fantastic restaurants, as well as a fishing harbor. Cabuya National Park sits just past Mal Pais.


There are many delicious food options in the area, these are just some of our favorites!

- Mal Pais restaurants:

o Caracolas: a delicious Tico restaurant directly next door to the house with the best ceviche in the area; also perfect for having a drink and watching the sunset

o Ritmo Tropical Restaurant Pizzeria: restaurant close to the house with a quiet, romantic ambience and delicious thin crust pizza and Italian food

o Mary’s restaurant: fantastic family-friendly restaurant great for pizza and playing pool.

- Santa Teresa restaurants:

o The Bakery: trendy breakfast and lunch spot with delicious baked goods and juices in addition to full meals

o Las Piedras: Argentinian food with delicious grilled chicken and steak

o Product C: fish market and lunch spot with the best salads and fish tacos

o Chop It: healthy and delicious salads and burgers

- Playa Hermosa restaurants:

o El Rey Patricio: tapas with a cool vibe

o Koji’s: the best sushi (our Nobu!)

Getting there

Arrive at SJO early enough to connect with, a 20 minute hopper flight to Tambor airport. The Sansa airport directly adjacent to the international terminal and it is the hub for all destinations in Costa Rica. It is also possible to spend the night in San Jose and take the hopper early the next day. If you choose to spend the night in San Jose, we suggest the Trap Family Hotel in Alavuella, which is next to airport. The Tambor airstrip is just a 30 minute taxi ride from Santa Teresa/Mal Pais. A second option is to rent a car at the SJO airport and drive. This latter option requires taking a ferry from Puntarenas to Paquera or Naranjo, which makes for a 5 hour journey including the ferry ride. If you choose to fly to Tambor, it is possible to rent a car in Santa Teresa (Playa Carmen Center), though we recommend doing this through my friend Luis at Budget. If you want to have a night guard after 10pm until the morning it is $100 extra. If you want more than 2 hours of cleaning per day it is $6 per hour extra. There is a safe in the house but do not leave valuables around, this is very important because we take no responsibility for theft of your belongings and we charge you for loss of our things if they are stolen because you have left the house open and unattended.
