About the property

Recently renovated 1 bed, 1 bath garden apartment next to Rome's central park

Welcome to the "Palm House Villa Borghese". This is the largest one bedroom/one bathroom apartment (807 sq.ft. or 75 sq.mt.) offered in the neighborhood and it is also the closest apartment to the Villa Borghese park. It offers a central location with a quiet surrounding. It is literally steps away from the Villa Borghese park and includes WiFi, AC, Sat. TV, DVD player and 2 bicycles. It also has a private separate entrance with car park (free) and garden. The patio is furnished with a sofa, arm chair with ottoman and a four seated table for outdoor dining.

The apartment is located on a calm leafy tree lined street in the Villa Borghese and Parioli area. It is situated in the most exclusive mansion filled neighborhood in all of Rome and boasts over 30 embassies within a 10 minute walking radius. Many sights can be visited on foot. The park of Villa Borghese is only a 3 minute walk from the apartment. Once inside the park you can enjoy a relaxing walk to the famous Villa Borghese Museum (5 min), the park's zoo (5 min), the Etruscan and Modern Art Museums (10 min), Piazza Del Popolo (25 min), Via Veneto with it's elegant shops and fine dining (15 min) and the top of the Spanish Steps in just 25 minutes. The tram station to the Vatican Museums, the Colosseum as well as the bus stop to the city center sights and to the central train station are only a 5 minute walk from the apartment. Not to mention the neighborhood super market, open air fresh produce market and local restaurants which are also only a 5 minute walk away.

This large barrel vaulted ceiling apartment with it's oversized windows is very spacious and bright. It has a large bedroom with an American king size bed (rare for Europe) and lots of built in closets and drawers. The kitchen is modern and fully stocked; it has a dishwasher, washing machine, refrigerator and induction stove top. The bathroom has a tub/shower combo and a lighted vanity with an oversized sink. The living room is elegantly furnished and contains a sofa bed for sleeping an exta 2 people along with two comfortable upholsterd "tub chairs". The TV is huge and contains both digital and satellite channels along with a DVD player. The dinning room is spacious and can seat 6 people very comfortably.

Now, the best for last. The apartment is fully private, just open the gate with the remote control and you have entered into your own private oasis. No street noise and no people walking by the unit. The apartment comes with it's own private car park, garden and furnished patio which is all extremely rare to find here in Rome. There is no other apartment offered that has more amenities than this one. After an exhausting day of sightseeing, you will really enjoy/appreciate this quiet and calming area to wind down your day!

About Hal McMillan

Hello, my name is Hal and I own this newly listed apartment. I am an American who has been living in Rome for over 20 years. I grew up in Orange County, California and went to college at USC. While I was a student, I did a semester studing in Europe and just fell in love with the beauty of Rome, it's people, it's culture and all the history this country has to offer. I caught the "travel bug" as a student and have travelled all over the world since then. I love meeting new people and learning about new cultures.

Why Hal McMillan chose Rome

I chose this property because of it's close proximity to the antique center while not having to deal with all the antique centers' chaos. If I were describing this apartment to a New Yorker I would say that it's like living on the Upper East Side and having Central Park at your doorstep. Here in this neighborhood, instead have having "Brown Stones" we have one family mansions (now more or less embassies) and instead of "Central Park" we have the park of "Villa Borghese" with our own famouse museum and zoo. Just a 25 minute walk across the park and you have reached the antique center.

What makes this apartment unique

The most unique benefit of this apartment is that it is fully private and quiet. I don't know of any other unit that has it's own private remote control entrance gate with car park, garden and furnished patio. I also live in the same building so you can rest assured that I will always be around for any type of assistance that you might need.

Palm House stay Sept. 21 - Oct 12, 2016

  • 5 of 5

There are no words that can adequately convey my thoughts concerning my 21 day stay at the Palm House. In a word it was FANTASTIC. It far exceeded my expectations and I had pretty high expectations based on the reviews which were one of the factors which led me to choose the Palm House in the first place. I can whole heartedly say "ditto" to every previous review. Hal went above and beyond to ensure my stay was enjoyable. He was readily available and responsive from the start of the booking process up to and including our stay to answer any questions and provide guidance. While there he sometimes researched and printed off maps with handwritten notes to facilitate getting to various places.

The apartment is as advertised, very inviting, spacious, comfortable, and well appointed. The appliances in the kitchen were top notch, easy to operate. Hal had stocked the kitchen with basics which allowed us to have snacks the day we arrived and breakfast the next morning after our long flight which was very much appreciated - he even had a bottle of wine for us. We truly felt at home immediately in the space. The location was ideal for me. It was not in the center of the city but close enough to easily get about while being away from the hustle, bustle and crowds. It was a welcome oasis at the end of our long days visiting the various sites and attractions. The apartment was within walking distance of several attractions, an absolutely fabulous restaurant (that became one of our favorites), an open air market and grocery store. We felt quite safe walking around and about the neighborhood which we did quite often. Public transportation was very close and convenient to the center of Rome and as mentioned Hal was very helpful in helping us navigate the transportation system which was easy once we found out how it worked.

I will most definitely stay at the Palm House any time I return to Rome in fact this visit was slightly rescheduled in order to stay there as once I saw the property, read the reviews and about the owner I wanted no other.

Hal is a superb host - very kind, generous and welcoming. I count him among my friends!!!! Thanks again Hal for making our stay so fun and memorable.

Bella Roma, Bella Palm House

  • 5 of 5

We've just returned from a wonderful 6 night stay in Rome. The apartment was clean, beautifully decorated and spacious. Our host Hal was charming and generous. He equipped the kitchen with fruits and beverages and even bread. We were set for breakfast for several days. The wine was a lovely treat that we enjoyed under the palm tree in the back garden. Upon arrival we got a tour of the neighborhood. He gave us instructions on how to use the public transportation to get to the heart of the tourist sights and even recommended local restaurants. While we were initially concerned about being away from the tourist hub, we could not have been happier to return each evening to the quiet sanctuary of the Villa Borghese neighborhood. We would happily recommend the Palm House to family and friends!

Owner's Response: I'm always happy to hear that my guests enjoyed the "Palm House". You're right by saying the Villa Borghese neighborhood is sedate and quiet. One of the best things about "the hood" is that it's only a 10 minute bus ride or a 25 minute walk to the center of town! I hope to see the both of you again on your next trip to Italy. Sincerely, Hal

there aren't enough superlatives to describe this wonderful place!

  • 5 of 5

Let us just say that your journey here begins with meeting Hal. And Hal is unforgettable himself!! He is the consumate host; charming, affable, helpful beyond expectations and willing to do whatever he feels is important to ensure you enjoy your stay in Rome. His driver met us at the airport and whisked us to the nicest neighbourhood in Rome; minutes from the VB gardens in a quiet beautiful area of the northern part of the city. He toured the apt. with us explaining everything along the way; all the while being aware that you may be abit out of it from a long stay in a cramped jet. The apt is jaw dropping beautiful and filled with character; the bed (from his other life in Miami) was as comfortable as can be, lovely linens, fabulous artwork, ample towels, every convenience you could want including a iron, a drying rack for clothing, washer, dishwasher, toaster, etc. The kitchen is fully equipped. There is TONS of storage space everywhere! If you overpack like I do, you will be overjoyed. You can hang everything from your suitcase in the closets and there's lots of drawer space as well. One feels like you are staying in a house; not a hotel room and we have all experienced hotels where they only give you three hangers. Not so here; you can spread out and feel supremely comfortable. There is a separate living area with t.v. , a lovely dining room where we ate our breakfast or on sunny days, you can eat outdoors on the very private, beautiful courtyard which you have all to yourselves. Hal walked us to the nearest stops for transit and gave us free bus tickets. The man could not do enough for us and we were so very grateful! Seriously, Hal is the best host one could hope for and we felt like we were meeting an old friend, not someone new! He has provided lots of info on the city in the apt and he lives upstairs so if you have any needs, he is right there to help. He suggested great restaurants and we regret that we were rushed and couldn't dine with him as he is absolutely lovely and his apt is the only place we will ever stay ourselves when in Rome again. I cannot recommend this rental enough; just GO!

Owner's Response: Hello and thanks for the amazing review! As always, I pride myself for not only giving my guests a comfortable and clean apartment but also for giving them personal service which is often non existent in other rentals. I treat all my guests the way that I would like to be treated if I were renting a vacation home. I'm glad you enjoyed your time at "The Palm House" and truely hope the two of you will come back to Rome for a much longer stay. Sincerely, Hal

Absolutely amazing!!!!

  • 5 of 5

My husband & I have been staying exclusively in VRBOs for over a decade & we can both honestly say that Hal is by far the best host that we've ever experienced. The apartment is terrific, well appointed, well located, & with everything you need. But the best thing about renting this apartment is how fabulous Hal is! It was incredibly easy to book with him - he's very responsive to emails and everything was exactly as expected in that regard. He also sent helpful reminders in the months before we arrived which was useful as we booked very far in advance. He arranged for us to take a car from the airport (seriously - DO THIS! The driver is great & after what will probably be a long journey you will really want the ease of using the driver. He is at the airport with your name on a card, takes your luggage & walks you directly to a large, new mercedes and then you travel in comfort to the destination where he has coordinated the arrival with Hal).

If all that wasn't enough, Hal went above & beyond by making us a reservation at a great nearby restaurant for dinner. After 24 hours of traveling we were so very thankful. He gave us twenty minutes to freshen up & then personally gave us a brief tour of the neighborhood followed by walking us directly to the restaurant & making sure we had a good table inside. Hal had also stocked the kitchen with a bottle of wine, a large fruit bowl, yogurt, bread & jam, and some bottled water - so we had everything we needed for breakfast the next morning which was essential since we arrived in the evening after shops were closed. Hal gave us another longer tour of the neighborhood the following day & walked us to a great restaurant for lunch.

Since I'm running out of room, I want to comment on the apartment too, but I really can't say enough great things about Hal! The king bed was super comfortable & the apartment is very quiet. The neighborhood is beautiful & you feel really safe. Plus, you aren't in the midst of huge throngs of tourists which makes it a really nice secluded get away from the hustle & bustle of constant tourists. The Borghese Gardens are a block away & make for a great stroll or use of the bikes that come with the apartment. We walked to many places, but there is also a nearby Tram line that will take you to the Vatican or Colosseum & Hal will show you where to pick them up on the tour he gives you along with printed information. I've already recommended him to others, so book while you can!

Owner's Response: Hello and thank you for the great review!!! I had fun hosting the two of you and the time flew by. As you can see, I take a lot of pride in maintaining the apartment in tip top shape for my guests. Since my apartment is run by me, I am able to give all my guests a much more personal experience than any apartment run by an agency. Thanks for the wonderful "shout out" and thanks for recommending my place to your friends and family. Sincerely, Hal

Can't wait to stay here next time we're in Rome

  • 5 of 5

I'm not sure that this qualifies as a review per se, as due to unforeseen circumstances my husband and I had to cancel our plans to travel to Rome, and never actually got to stay here. But I wanted to write something about our correspondence with Hal, the owner, which has truly been 5 star. He has answered all our questions promptly, been warm and welcoming, and - when it turned out we had to cancel - made the whole process very easy and stress free. We look forward to re-booking with him for our next trip to Rome.

Fabulous place to stay in comfort when you are exploring Rome

  • 5 of 5

From the moment we arrived at this lovely apartment we knew that the five stars reviews were absolutely deserved. Hal was a most welcoming host and his orientation walk around the area was really useful to us. Add that to the very welcome supplies in the fridge, the bottle of wine on the spotless kitchen table and instantly one can relax.

The apartment is far more than the photos suggest. The bed is very comfortable, the bathroom and the kitchen were well equipped and the full sized fridge was welcome. The lounge area was comfortable and the television was a larger size than in most apartments. The dining room seats six and leads onto the patio with the palm that the apartment is named after. It is a lovely spot to sit out and have a relax in the evening after all your adventures in Rome. If the evening is too hot you can use slip inside and turn on the very welcome air- conditioning.

Another feature of this apartment is its proximity to the Borghese gardens. Besides making it easy to visit the Borghese, which is a must do, it is lovely to be able to walk through the gardens, under the old walls and into the historic area. Then after seeing the sites you can catch a bus or tram back to within an easy stroll of the apartment. Hal even gives a list of the bus and tram stop numbers that will return you to the apartment and even lists how many stops from the major assignments.

We can't recommend this apartment highly enough. Book early so that you don't miss out on the opportunity to experience it. We only hope that the next time we visit Rome that we will be able to get a spot. Thank you Hal, for making us so welcome and for your outstanding hospitality.
