The master bedroom has King bed with adjoining half bath with 2 large closets. The second bedroom has two twin beds and full bathroom with shower tub combo and two sinks.
Walking distance to The Newport Beach Pier where you can enjoy restaurants, live entertainment, donut shop, ice cream or gelato for desert.
You can also enjoy nearby Tennis, Racquetball and Basketball Courts.
Markets, a pharmacy, and Hoag Hospital are all located within five minutes of the home.
Great shopping at nearby Balboa Island, Fashion Island and South Coast Plaza.
Located on the large corner lot at 38th St. and Seashore Drive with a direct ocean view from the patio.
The property lot is 50% larger than normal properties with parking for two cars.
You will find many of the amenities of home. The house has a separate laundry room with all laundry supplies included. Non coin operated washer and dryer.

THINGS YOU SHOULD KNOW:
•This home sleeps 4 people in beds. We will allow an additional two people to sleep in the property. A maximum of 6 people may occupy the home at any time. An air mattress is available upon request to accommodate for an additional fee.
•No smoking is allowed inside any of our properties
•Due to the moderate coastal climate, this house (like most in the area) does not have air conditioning.
•This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting with SeaBreeze Vacation Rentals.
We really enjoyed staying in Newport and in this duplex. Loved the outside patio and enjoyed the view. The location is incredible and close to beach, shops, food, Boardwalk etc... The beds were very comfortable. We loved our stay!!
This unit itself was comfortable and pleasant, and in a great location. Overall, we had a good experience.
I do however, have two important annoyances potential renters should consider:
1. The unit is quite loud when the upstairs guests are walking around, we could hear every step they took. One group had several children, and it was a constant barrage of noise from 6am to 10pm.
2. Another group that stayed in the upstairs unit above us decided that our private patio was there's to use, and it was very uncomfortable for my wife to have them using it and smoking in front our patio door and windows while I was at work the last day we were there. In my annoyance, I checked to see what it said in the property description for the upstairs unit, and there is no specific mention that they can't use the patio, and in fact there are pictures of the patio in the other postings pictures making it look as if it is theirs to use, which it is not.
I would not stay here again because of these two complaints combined, however without the second complaint the first was bearable for the reasonable price of this unit in such a good location.
My wife and college age kids really enjoyed staying at this house recently. The house has a great Tommy Bahama style décor and was clean and well maintained. The location is just steps from a very good section of Newport beach, clean and not as crowded as down by pier. Also you can walk from this house for all activities, dining, shopping, night life etc. The patio is very large and comfortable to enjoy all day. The management is nice and efficient and makes you feel comfortable in renting this house. We will be back soon.
My husband and I rented this house for a little getaway to the sun from cloudy NW. The house was fully equipped, clean, and convenient. Everything was in working order. The location was perfect. Its close to the beach and it was a quick walk down the promenade to breakfast in the morning. Fun to watch the surfers! It was easy to drive to and out of despite the road repairs. Having our own parking space was a plus. We would rent this house again.
This rental made our vacation. The whole house was very clean and organized, and maintained very well. It was very nice to be able to grill and tan on the back patio with beach goers passing by. Very friendly beach community, and extremely close to the beach! Family was able to come and go to the beach throughout the day as they pleased, so that was very cool. We cooked each night and all the appliances worked very well. We will definitely be returning in the future.
