Offering weekend-only B&B for up to six, our large bungalow is like a grand hobbit house. As your resident hosts we live here too but have our own living space; we're on hand to offer local knowledge and make sure you are comfortable and happy.

We have three rooms available, each sleeps two and and has a private bathroom. This listing enables you to book all three rooms at once.

Exceptionally for Brighton, we've plenty of free parking! Our guests love the convenience of the location, the quirkiness of the house and the peaceful surroundings.. We welcome guests' candid reviews! We're always seeking ways to improve your stay.

The rooms

The Twin is a large ground floor room off the downstairs hallway. It has twin divan beds and bedside drawer unit and lamp, fold down table and wardrobes. The sheer quiet seems to surprise our guests! The large, private bathroom is opposite (bath and hand towels provided). It's brand new and has a large walk-in shower. Solid wooden floors, with red spot rugs make this big, bright, west facing red and white room a super comfortable home for two friends or a couple.

The big round bed room is our premium room. It's on the first floor and has a fabulous queen size round bed, lots of hanging space and drawers, and a sparkling white en-suite bathroom with scarlet mats and power shower over the bath. We describe it as scandichic with a hint of hobbit! It has views in three directions; you can even see the sea (just!).

Our third room is also a double but is downstairs off the entrance hall. Again, the super comfy standard double bed and decor have scandi origins while the small private shower room is modern white and grey with own loo and wash basin. West facing, with luck you'll see a spectacular sunset.

What else?

We have gardens on all four sides. Access to three of them is by key as the gate needs to be kept locked, but do ask. You'll have full use of the guest facilities downstairs featuring the large guest lounge and the biggest bean bag you've probably seen and two bright red settees; in the adjacent open plan dining area is a six seater dining table just off the large traditional kitchen where you can help yourself to tea and coffee. We've lived here for more than 10 years so we're on hand to point you to some great places, help with transport and suggest places to eat. If you wish you can store your cold food or drinks in the fridge, so, please, make yourselves at home. Do remember that unless you have booked all three rooms, there may be other guests sharing the communal areas.

Please note that the boutique character of the space makes it unsuitable for young children.

In the morning we'll also offer you a simple but beautiful breakfast - it's included in the cost! There's a choice of cereals or porridge, toast, croissants and jams, choice of a dozen teas and real coffee, and the best orange juice, all served at a time that suits you (but before 10.00am!). Our neighbourhood is Hove Park. It's residential but only a mile from the sea front and not much further from the Brighton city centre, Hove is only half a mile. We're on several bus routes and very near all the main routes into and out of town. We have plenty of free parking on the street and we're walking distance from Hove station. You'll have a key to come and go as you please.

We only have a few simple rules: We respect others' privacy and come and go quietly after 10.30pm. We leave the kitchen as we find it - pristine! Guests may make hot drinks and use the fridge but cooking is not permitted. Landline phones are not for the use of guests. Please, no outdoor shoes should be worn in the house. Groups should note that we don't allow partying or loud music even if you've booked all three rooms, sorry! Nor do we accept visitors who are not staying (unless by prior arrangement) or pets, and we're a smoke free zone.

We have free broadband wi-fi and each room is equipped with a guide to the area and a bus timetable. We also offer an indie guide to hundreds of local small businesses and literature pointing out local delights.

Finally, check-in is from 2pm and check out by 11am. Do feel free to contact us through the site to discuss your particular requirements.

About Geoff

Lesley and I have a huge hobbity bungalow and since our kids left there's just us left living here. We've three spare bedrooms and bathrooms so it makes sense for them to earn their keep! So we offer B&B at weekends only - and we've been thrilled at the enthusiastic response from our guests. This is our fifth year so we're getting the hang of it now!

Why Geoff chose Hove

There are few places to stay in the Hove Park area and so we're handily placed for those visiting family and friends nearby as well as those visiting Brighton and Hove who are looking for comfort and tranquillity a little further from the hubbub. The 150 feet of free parking directly outside is a huge plus and we have great transport connections whether by bus, train or even plane as Gatwick is a short drive and we can be out of town in five minutes. Taxis from central Brighton are about £9 on a Saturday night.

What makes this house unique

Very few B&Bs can match our quirky eclectic mix of luxury, character and free parking. As this is our home, we want our guests to feel at home too and so go the extra mile to make you welcome..

A great weekend

Geoff was there to meet us and showed us around. We unpacked and found the rooms clean and a good size.

We did find it a little strange sharing the fridge etc, but understand this is their house too. Felt like we had to be overly quiet as there was also a lodger living in an annexe next door, which we weren't aware of.

Breakfast was included and was cereals, toast, croissants , fruit and yoghurt which was lovely, but the strawberries were past their best.

We chose this place because we were 3 couples that all wanted to stay together and the 3 double/twin rooms made it ideal, but having the owners live here and the bathrooms not on-suite made for a quick dash down the corridor.

On the whole a fantastic weekend, we would have liked an outside area to sit but the gardens were locked, we had smokers in our group, but felt this was frowned upon, even though we were outside and put all rubbish in the bins.

Fantastic recommendation from Lesley for the Juggs pub that we visited on the Saturday, could not fault the food, excellent choice. Thank you.

Pride Of Hove

Stayed at this little gem of a place over Pride Weekend, beats staying at any of the hotels I have stayed in Brighton. The rooms were big and spacious, Geoff was an amazing host very attentive to all our needs. It wasn't that far to walk to Hove or Brighton unless you got lost. Breakfast was very good. Would definitely stay here again as a group.

What a WONDERFUL time we had

We had the most wonderful time staying with Geoff and Lesley. Our daughter got married and we were looking for a 3 bedroom accommodation were we could be together on a more personal level than a Hotel.

Geoff was there to greet us and made us so welcome. The property was very clean and lots of room and everything there, what we needed.

Our daughter came to the bungalow to dress with us on her wedding day and Lesley and Geoff were like part of the Family. (even supplied a bottle of champagne to "settle" the nerves before we left for the ceremony)

I am not one to write reviews but to recommend Geoff's bungalow, with the lovely time we had there is a real pleasure.

Try it yourself and you won' be disappointed.

Die Unterkunft ist sehr gut und die Vermieter ausgesprochen nett. Die Lage oberhalb von Brighton ist sehr vorteilhaft, nur wenige Kilometer vom Stadtzentrum entfernt. Immer wieder!!!

Tres bon séjour chez des gens charmants à l'accueil très chaleureux . Le logement est parfait, spacieux, clair et très confortable. Petit déjeuner continental royal, très bien préparé et servi par le maître des lieux.
