Mattapoisett is a very special place. It sits on Buzzards Bay just before the bridge to Cape Cod. We feel that it has all the great things about Cape Cod such as beach, boating, golf, tennis, good restaurants, and things to do without the traffic and crowds. Our house is on Ned's Point Road close to the lighthouse and the Mattapoisett Boatyard.

This is a very special property. It sleeps eleven people so it works well for families with children, couples vacationing together, cycling groups, multiple generations etc. The house includes the main house which has two bedrooms downstairs and four bedrooms upstairs. And then there is the windmill which has a downstairs living space with full bathroom and a bedroom upstairs. You can bring your friends and/or extended family and you will not run out of room!
What makes this House unique
The house has a main house plus a converted cottage that once was a windmill. The windmill works well as it gives a little bit of privacy from the main house. The house has it's own private beach. A great place for sunbathing, swimming, and watching the sunsets at the Lighthouse.

Perfect Spot for a Family Xmas Gathering
We had a perfectly lovely time, spending Xmas in this large house with its ample grounds and easy access to the beach and light house. The house was plenty big enough for our party which was at its height 10 adults and two dogs. The house had a lovely "lived-in" atmosphere with family mementos, books, and games. I love to bake/cook and there was every utensil imaginable in the kitchen cupboards. We were there in winter and some of the downstairs bedrooms were a little chilly if the doors were closed--not a problem in the warmer months though. The neighborhood around the house was very nice too--just 5 minutes away from Ned's Point Light House--a popular spot for dog walkers. We enjoyed some beautiful sunrises and sunsets from the beach. The town of Mattapoisett was about a 20-25 minute walk away and had a few small shops and a pleasant beach walk. There is a mall for other shopping about 15 minutes by car where you can get groceries. The house is ideally situated. We went to New Bedford to the Whaling Museum and also to Newport RI. The Cape and the islands are also well within traveling distance. I would recommend this house for families or several couples.
More "rustic" than expected
To start, please understand that I don't usually post reviews of my experiences. I have also waited until I am home from our trip to let the stress/excitement of traveling and my son's wedding in Mattapoisett settle. If forced to sum up our stay at this property in one word, it would be "disappointing." We were excited to have three families from out-of-town together in one place, and this property fit the bill --- enough beds, great location, wedding venue just down the road and a fair price. I had called Kate, the owner, and asked about the property and neighborhood and felt like I had a decent feel for what to expect. The main house was mostly as expected and the pictures in the ad were pretty accurate --- we were renting an older home so there were things that were not going to be perfect, but it was livable and had it not been for the unusual heat and humidity, would have been OK. The "windmill cottage," however, was not as expected and "renovated" is a generous use of the word. There is a sitting room downstairs, and a queen bed upstairs as pictured --- and I knew going in that there would be exposed beams and framing. Notice that the bathroom in the cottage is not pictured in the ad for this property, however, since it is basically an unfinished closet with a fiberglass shower stall, toilet and laundry room sink --- beyond rustic, and only meeting the absolute minimum requirements for calling this a habitable/rentable living space. My wife and I tried to make this work (we were not going to force any of our guests to stay out there) but the very musty/damp smell, along with cobwebs, torn pillowcase and possible mouse droppings in the "bathroom," were just too much and we left at about 1:00 am to find a hotel room --- at an additional $1300 expense overall! My conversation with Kate the next day was disappointing... along the lines of her stating that "you should have asked more questions," "hoping that you don't have to write a bad review," "my husband will be out to check it out tomorrow." Not an apology, not an offer to make things right --- my family and I have been in the rental and restaurant biz so I understand customer service. I told her that I wanted to be fair and honest about her place, not trash it. I feel that she should not be marketing this place to sleep 12 since the windmill is a dramatically different venue than the main house and should not be included until some real "renovation" is completed.
I am sorry that this renter was not satisfied with the windmill cottage. The windmill literally dates back to the days that the property was a farm. It was changed over to a living space over 60 years ago, and yes Gene, I agree with you that "newly renovated" does not describe the venue. Over the years, teenagers seem to enjoy the sleeping space the most as they can get a little freedom from the adults and stay up as late as they want.
In speaking with Gene's family members we were puzzled as to why Gene and his wife, mother of the groom did not pick to stay in the airconditioned master bedroom or the airconditioned trophy room that has an ensuite bathroom. Either would have given better light and more comfort for the mother of the groom to get a good night's sleep and get ready for her son's big day.
I would encourage all future renters to ask questions and call and email with what their needs or concerns are to make sure it is a good fit for their purpose.
Rough but convenient
House was rented as base point for family coming into Mattaposiette for wedding Friday Evening June 15th. Originally was quoted a lower rate but owner ‘had to make an adjustment to quote because the lower rate ended before our week was up ‘
(6/9-6/16). House is advertised appropriately in regards to layout and amenities but there is a lack of upkeep/cleaning that may come from taking a family home into the rental business. From not having the key to enter where it was told it would be (owners had to bring it the next day) to leftover grinds in coffee maker was how it began but the most upsetting was a call we got from the owner 2 hours before our Son’s wedding. Apparently a ‘distressed ‘ neighbor (who had grilled us that morning as we were walking the beach) lied that the legal fire we had the evening before was still going thus prompting owners call to us....too bad that neighbor didn’t call the Fire Department as she threatened...she would have been slapped with a false call !
Harassment/added stress right before we were to walk our Son down the isle was unnecessary and extremely upsetting. Unfortunately the owner has no control of her nasty neighbor. Mattaposiett is not a place to vacation, their wallets are too fat and their attitude is unwelcoming
My interactions with Maureen were friendly and kind prior to her renting our family house. I normally do not have time for a private tour of the property and house, but she had asked, so I took time out of my busy schedule and gave her and her son and the wife to be a grand tour of the property. As part of this tour I took her down our path to our private beach. I did indicate that our private beach was at the end of the path and the nice sandy beach to the left of our house belongs to neighbors and was not for the renters use.
I do apologize for coffee grounds left in the coffee maker. My housekeeper works nights in addition to cleaning beach houses in the summer. I agree, it was a mistake.
Previous renters also made a mistake in that they locked the lock box in the house therefore locking the next renters out. My husband was down to Mattapoisett within an hour to remedy the situation.
As far as the controversy with the bonfire on the beach it seems like none of the rules were followed. The fire permit was for a cookfire to cook food, not a bonfire. The fire permit was specific for the beach associated with 37 Ned's Point road not the nice sandy beach associated with Brier Patch Lane, the embers were still hot 24 hours after the fire was supposed to be out, and one final pet peeve of the neighbors was that these renters "borrowed" the neighbors beach furniture without asking.
Again, all my interactions with Maureen ahead of time were pleasant and thoughtful. It is too bad that there ended up with such a misunderstanding with the neighbors. I would want future renters to have respect for the locals in the community. Mattapoisett is unspoiled and quaint and beautiful and Mattapoisett citizens work hard to maintain it's special character.
Great location for swimming, biking, and walking. Beautiful views of sunset and harbor. House has lots of space to gather or retreat. Very large, well groomed yard to stroll about. Definitely would visit again. Suggest removing old toys, broken beach chairs, pots and pans that have had better days. Sometimes less is more 😀�
Beautiful home in a beautiful town.
The home and the property were awe inspiring. The moment I walked in the door, I felt love, happiness and family. It is a great big house, rich with history. You can walk in the door with your clothes and food and not need one thing. The owners are wonderful, kind people, and very easy to work with and communicate with. They called to check up after our visit, to make sure everything was to our satisfaction, and I can honestly say, I cannot even think of one thing that wasn't perfect. We have a large family, and we were all able to vacation together. Our children, grand children, great grandson, and YES, even our grand dogs ALL had an amazing time. Best vacation to date! We were sad to go, and cannot wait to return next year!!

Mattapoisett is a wonderful destination. The summer season is busy with beachgoers, and people enjoying the sunshine and water sports. The fall is spectacular. The weather is 60-75 degrees and the skies are sunny and clear. The cranberry bogs are a beautiful site to see and can be enjoyed every fall along with the fall foliage. The town is more quiet and serene during the fall months. The locals feel that September and October are the best time of the year.
