The swimming at the cottage is outstanding for young ones because of the gentle bay. We also have a 3 person ocean kayak with life jackets. Renters and their guests will use the kayak at there own risk. You can explore the beautiful bays and the estuaries. The wildlife is wonderful, especially the birds.There are many farm stands in the area offering fresh vegetables and flowers and delicious baked goods and kid's activities. Lots of golf courses close by and if you like shopping you are close to the Tanger Outlet Malls, a big shopping haven. There are many local restaurants with fresh caught seafood which is outstanding. Comes with Concierge service.
I am a psychoanalyst and mother of two sons. I live in NYC and have a beach house in Flanders, New York, 15 minutes from the town of Southampton or Westhampton and also the North Fork. Offering a one of a kind location. I am an avid reader, love good food and enjoy travel. My favorite places to visit are Italy and France.

We have vacationed in this area for many years. We bought the cottage because of its lovely English charm, beautiful foliage, bay beach front, very private and peaceful with wonderful wildlife, especially birds. The LOCATION offers the best of both worlds. Just 15 minutes from the Village of Southampton or Westhampton and the world famous Hampton Beaches and just 15 minutes to the wineries and farm stands of the North Fork. A rare LOCATION!! Sitting on the upper deck is truly mesmerising overlooking the Bay and Beach with all the fauna and wildlife especially the birds and being able to look over the Great Peconic Bay and see Robins Island and watch all the sailboats go by. The large umbrella with the steamer lounge chairs, food and drinks and books makes it a hard place to leave.
Falling asleep to the sounds of the bay is so enchanting especially when the bay breezes are blowing. We love going to buy fresh vegetables and flowers at the farm stands, yummy baked goods and delicious pies at the family-owned bake stands, enjoying the Village of Southhampton and touring the wineries in the North Fork, spending days at the beach exploring the bays and estuaries with our 3 person ocean kayak. Renters and their guests will use the kayak at their own risk. We also enjoy the fresh-caught seafood at the local restaurants. We know you will love it as much as we do! If you like Boysenberry you have to try the Boysenberry Pie at Briermere Farm. Yum!!!!

Enjoy all the farm stands with fresh vegetables, flowers and delicious baked goods and activites for the kids .Spectacular sunrises and sunsets, romantic walks, water sports, swimming, picnics. Spectacular setting from the upper deck. Looking out over the The Great Peconic Bay all the way to Robbins Island. Watching all the wildlife especially the birds and sailboats go by. With the grand umbrella and lounge steamer chairs with some books and food & drinks by your side makes it a very hard place to leave.
For several weeks from mid-June to July, this cottage was our paradise. Just perfect romantic relaxation for the two of us (while sure to accommodate a small family as well).
We were positively surprised as the cottage was a bit larger than we would have expected from the pictures. Also, the pictures do not really show the garden which is wonderful as there are some trees to provide shade plus lounge chairs and hammock. The garden really is superb, and well enjoyed by the local bunny rabbits who like to munch on the clovers and grass. Watching their antics while sunning on the balcony is very relaxing.
With the wonderful garden, the porch and the balcony, we were basically outside enjoying ourselves all the time we were at the cottage and awake: sunning and relaxing on the balcony, either under the sun or using the sun umbrella. If it got too hot, we moved to the porch which is in the shade. Or, to the garden chairs. Dining on the porch.
Food shopping: Hampton Bays stores are 10 minutes by car. We also visited a farm market nearby in the North Fork - about 15 minutes by car. The kitchen is well stocked with utensils etc. and there is an electric grill on the porch (plus the gas stove inside, and oven). As a result, we made tons of farm-to-table food which we enjoyed on the porch in the warm summer evenings after having watched the sunset from the balcony or from the beach, drinking North Fork wines, watching the warm night get dark, plugging in the twinkle lights on the balcony support beams, waiting for the stars to come out...
The local beach is right there. At the end of the garden, there is a 5 meter (15 feet) path to private road (leading to one property). Immediately on the other side of that road is a small dune, behind which is the beach. However, the best place to cross the dune is down the road some 15 meters (45 feet). Just like that, you are on the beach.
The cottage location provides for easy access to make day trips to the North Fork and the South Fork. The neighborhood is peaceful and quiet mainly because the houses nearby are actually lived in by real people day by day. This is not a crazy party vacation house neighborhood in any way.
The owner Nancy was very helpful and pleasure to communicate with. The same goes for the concierge Rick. A+ grades all around.
The cottage deserves more than 5 stars and we are already thinking about coming back.
We had a wonderful stay at the cottage, which was very clean and spacious for our family of 5 (4 plus our dog) – our kids enjoyed the large, private backyard with our dog, which was great amenity coming from the city. We spent a lot of time on the private porch enjoying the outdoors/scenery and grilling. The owner and property manager provide up-to-date resources on activities in the local towns and are accessible to address any questions.
Overall, the location was great – safe, secluded and quite. The bay beach was just beyond the backyard, across a private gravel drive (literally a five minute walk to the bay) and towns offering a variety grocery stores & restaurants were about a 10-minute drive. We are already looking forward to a return trip to the cottage and would highly recommend it for anyone seeking a relaxing, private getaway to the Hamptons. Thanks so much to Nancy and Rick!
The setting was truly beautiful. The private beach had lovely soft sand and the water was warm enough to swim. We also walked to the sandbars at low tide with incredible views of the Peconic Bay. We also used the kayak and explored the bay which was very exciting. The inside of the cottage was very charming and warm. The living room was open and spacious . The bedrooms were lovely and had beautiful views of the bay and we fell asleep to the sounds and breezes of the bay. Everything was very clean and organized. We really loved the hot out door shower . We enjoyed going into the village of Southampton which is a short drive away but our favorite thing to do was to sit under the big umbrella on the deck and watch the sailboats and birds go by. We have been renting in the Hamptons for 10 summers and this is our favorite setting so far. We highly recommend this place and hope to return soon .
I was looking for a weekend rental on the water with solitude and within proximity to fun day trips. The cottage provided ample silence and included stunning water views from the upper deck. The kitchen was fully stocked with cookware and I was able to prepare full course meals after shopping at nearby farmer stands and vineyards. Day trips from the cottage were amazing! It's incredible that within a 1.5 hour drive from NYC you can find open fields, farm-to-table food, windy roads through vineyards, and secluded beaches. The rental comes with a kayak that I used in the quite bay just behind the cottage and paddled around to several estuaries.
The cottage decor is lovely and charming. It's comfortable throughout and the linens were fresh. The mattresses were cozy and the bay breeze flowed all night through the bedroom's sliding doors to the deck. The hospitality was accommodating and helpful with special request. I'm pretty sure that Nancy would extend arrangements for a private couples weekend or a family with kids.
Overall, this is an incredible find. I'll be going again and bringing friends. At this rental price, I'd suggest that you book a weekend before it's fully discovered!

We have a 3 person ocean kayak so you can explore the bays and estuaries. You will also love all the vegetable & fruit farm stands with lots of baked goodies like the infamous Boysenberry Pie and lots of activities for the kids. The Location offers the best of both worlds, best-in-class restaurants, the Tanger outlet mall, historical museums, movie theaters and tours.
