Modern top floor 1 bedroom in charming townhouse - great kitchen & elegant bath!

Top floor, fully furnished contemporary 1 bedroom apartment sleeps 4 on the 5th floor of our charming townhouse (no elevator)

-full-size bed in the bedroom with a queen-size pull-out sofa bed in the living room. Bright and airy living room features windows with a partial view of Riverside Park.

DETAILS

-Authentic original brick walls from the 1800's provide a warm contrast to this otherwise very modern apartment.

-fully equipped modern kitchen, stainless steel appliances (refrigerator, ceramic-top electric stove, and dishwasher) microwave, toaster, coffeemaker

-bathroom features a glass enclosed walk-in shower with a skylight above.

-laundry room with complimentary machines on lower level.

TV & WIFI SERVICE- we have limited basic TV channels only (no cable), and free Netflix movies as well as free wifi with basic streaming capability. Please note that the wifi is intended for basic residential use only such as emails, and not for heavy download of large data files.

SUPPLIES

Upon check in, the apartment will be supplied with all of the basic supplies that you will need for the initial part of your stay such as dish soap, dishwasher pods, paper towels, toilet paper, hand soap, shampoo, body wash. Once these supplies have been depleted, it will be the responsibility of the guest to replenish any items that they need for the remainder of the stay. The host will not re-stock the apartment with supplies during the guest's stay.

SHOPPING

on Broadway, just 2 blocks away from the apartment, there are stores to accommodate your every need; groceries and prepared foods from Fairway Market, Citarella, and Zabar's, pharmacies, banks, liquor stores, Starbucks, etc.

- public transportation, local buses and subways, are all located nearby.

IMPORTANT INFORMATION...

1. ADDITIONAL GUESTS.

If the actual number of guests staying in the apartment exceeds the number indicated on the confirmed reservation, regardless of how many guests the apartment can accommodate in total, the guest acknowledges that they will be responsible to pay the additional daily per person charge. All extra guests will be charged for the entire term of the booking, regardless of the length of their stay in the apartment. At no time may the number of guests exceed the maximum number of guests allowable in the apartment.

Children 24 months and under stay free of charge, but must be counted as part of the # of guests. For families traveling with babies, a pack-n-play portable crib can be requested available on a first come first serve basis (supplies limited.)

PETS. We are pet friendly subject to the following conditions:

-pets must be completely house-trained

-Weigh 25 pounds or less

-have a quiet, non-aggressive & people-friendly temperament.

As host, we will need to access the premises on occasion to service the apartment when guest may not be present. There is an additional charge of $250 per pet, per month if accepted.

2. EXTRA GUEST CHARGE

This 1 bedroom apartment sleeps a maximum of 4 guests.

The base monthly rate indicated on the listing is for the first 2 guests.

Additional guests will each be charged $50 per night for the duration of the booking term.

3. APARTMENT KEYS & ELECTRONIC FOBS

There are 2 sets of keys on the table inside the apartment. The grey plastic key fob on the key ring is an electronic key for access to the building front door. To open front door of the building place fob next to the red light adjacent to the intercom panel. Please note that this special code for the intercom is for your initial entry to the building on your check-in day only. For security the code is changed often, so you will need to use the fob at all times during your stay.

4. PASSPORT.

The host may ask for a guest's passport for international travelers, or government issued ID for local guests upon checking in, or following the check in, for security reasons.

5. CREDIT CARD PROCESSING FEE.

If there are any additional charges incurred during the stay that are not a part of the initial reservation, there will be a 3% fee charged on any credit card payment for extra services not included in the booking.

6. PACKAGES. Guests that wish to receive packages can have them sent to our management office. Once a package has been received, we will drop the package off to you. Please email us for specific instructions as to how the package should be addressed.

7. HOLD HARMLESS & INDEMNIFICATION. To the fullest extent permitted by law, Guest shall hold harmless and indemnify Host from any and all losses, claims, liability, lawsuits, allegations, expenses of any kind arising out of or in connection with the booking, including but not limited to injury to person and/or property, as well as any consequential damages, attorney fees, costs and/or expenses arising thereof. Such obligation on the part of the Guest shall exist regardless of any actual or alleged negligence or fault on the part of the Host. By accepting this booking, the Guest agrees to abide by the above hold harmless clause. The Guest expressly agrees to hold the Host harmless from any loss or liability that may arise during the term of the stay at this property and acknowledges that the Host is not responsible for any loss whatsoever.

APARTMENT RULES

NO SMOKING INCLUDING ELECTRONIC CIGARETTES!

1. There is absolutely NO SMOKING allowed in the apartment or anywhere on the building premises, including in front of the building entrance. We aim to maintain a smoke-free environment in and around this building so kindly step away from the building entrance to smoke.

2. NO CANDLES. All Candles, incense & scent that burns with a real lit flame are strictly forbidden as they are a fire risk hazard and risk the safety of everyone in the building. Even candles that are contained in a protective glass are not allowed.

3. Kindly be considerate of others in the building. We request that you do not host loud parties or play music in such a way that will disturb the neighbors.

4. All areas of the building besides the specific apartment indicated in the reservation, the lobby and public hallways & the lower level garbage area and laundry room are strictly off limits for safety reasons.

5. As Host, Splendid Apartments reserves the right to access the apartment periodically during the Guest’s stay, even when the Guest is not in for routine maintenance, similar to a hotel accommodation, as well as checking to be sure that all local fire codes and health department codes are well maintained and that house rules are being complied with. This is for the safety and benefit of the guest, as well as all of the other residents of the building. Our team will always knock before entering the apartment, and will only do so at reasonable hours so as not to disturb Guests and their privacy. In addition, dates when the building will be serviced by the exterminator in the company of our building manager are posted in the lobby for the convenience of the Guest- and Guests do not need to be present at that time unless they prefer. By making a reservation and submitting payment through this site for any of our properties, the Guest hereby acknowledges and accepts the terms specified above and agrees that Splendid Apartments has the right to enter the apartment during their stay without prior notice and agrees to comply with same.

6. Splendid Apartments reserves the express right to cancel any Guest at any time during their stay without advance notice, if it deemed that they pose a risk to themselves, the property, and/or the well-being of other tenants in the building. Furthermore, at the discretion of the management, any Guest who arrives for check in, that is perceived to pose a risk of any kind, will immediately be denied access to the rental property and will receive a full refund for the booking. By making a reservation and submitting payment through this site for any of our properties, the Guest hereby acknowledges and accepts the terms specified above and agrees to comply with same.

7. In the event that any guest does not check out of the apartment at the expiration of the booking term on the designated date and time, as host, Splendid Apartments reserves the express right to pack all of the guest’s personal belongings and store them safely, at no charge, until the guest is able to collect them personally. The nightly rate of $300 will be charged.

8. Security Deposit: The guest security deposit may be used to compensate host for reasons including but not limited to the following: to cover any damage or loss as perceived by the host, any overstay after the check-out specified on the reservation which will be accessed at the daily rate on the listing site, and any unauthorized charges made by the guest. By making a reservation and submitting payment through this site for any of our properties, the Guest hereby acknowledges and accepts the terms specified above and agrees to comply with same.

GUEST COMPLIANCE. Please review all of the terms and conditions of the reservation. Failure to comply with any of the apartment house rules & terms and conditions of the reservation may result in immediate cancellation of the guest's reservation without refund. Guest hereby acknowledges and accepts all of the terms and conditions specified above and agrees to comply with same.

GUEST CANCELLATION. In the event that the guest needs to cancel their reservation for a legitimate reason, and there is no refund due per the terms and conditions, pending submission of substantiating documentation to the host, the guest may be eligible for a credit for the unused portion of their stay to be used towards a future reservation within one year of the date of the original reservation. Any such credit will expire within the one year period from the date of the commencement of the original reservation.

The apartment itself is fine--quite roomy, by NYC standards, with some nice features, including marble floor/counter and stainless steel appliances in the kitchenette. If you were renting this place on a 12-month lease, you could fix it up and make it all cute and homey and it would be a nice place to live (again, by NYC standards). The way it's set up now, as a furnished monthly rental, is pretty basic. The bed wasn't particularly comfortable (although I've definitely slept on worse), and the couch was so uncomfortable to sit on that I didn't use it at all (in fairness, most sleeper sofas aren't super comfy).

I didn't mind staying in a 4th-floor walkup. It's New York, after all. But I did mind the fact that the apartment hadn't been properly cleaned before I checked in. In particular, there was a bad smell coming from the fridge. It was obvious that the cleaning person had just thrown out some rotten food without bothering to actually clean the fridge. The smell was so annoying that I bought some cleaning supplies at Duane Reade and spent an hour cleaning the fridge and freezer myself, which immediately got rid of the smell. The bathroom was *mostly* clean. The bedroom furniture--headboard and night table--were covered with a thick layer of dust. The bed had clean sheets, but the duvet cover was filthy, so I took it down to the laundry room in the basement and washed it.

All together I'd say I spent two hours cleaning at the beginning of my visit just to make the place livable. When I wrote to the landlady to complain, she apologized and offered to send her colleague over to look at the apartment, which wouldn't have been helpful at that point. She completely ignored my suggestion that she refund a portion of the cleaning fee. I had expected her to write back and say, "Of course, we will refund the full cleaning fee immediately." In a business where success largely hinges on customer reviews, I'm frankly shocked that anyone would be so passive and complacent about a legitimate customer concern.

If you're not overly picky, you might have a good experience staying in this apartment, or another apartment in the building. But don't assume the place will be clean when you get there.
