Adorable Salt Box Cottage. Freshly Rehabbed. All new appliances, bath and kitchen Fixtures. Brand new furnishings (including new mattresses). Quiet country hillside to hike or picnic. 2.5 miles from town of Manchester, VT. Easy access to Fly Fishing areas, and easy 15 minute drive to Bromley Ski Mtn. 2 bedrooms up stairs (1 Q bed, 2 twins). 1 daybed with trundle in small room downstairs. 1 Full Bath down stairs. Phone, WiFi, Cable TV. Very steep staircase -(open on one side)-from upstairs bedrooms to downstairs (bathroom), not recommended for small toddlers etc. No air conditioning, but most Vermonters do not feel the need, as nights are cool and we believe in open windows and fresh air. There are Fans in every room and brand new windows with good screens. Only 7 miles or easy 10 minutes to Vermont Summer Festival- Horse Show.

Why Molly Perkins chose Manchester Center

This cottage is part of Battenkill Farm, originally a Morgan horse farm long ago. Battenkill Farm has been owned by the Perkins family and the Orvis Company for over 40 years. All the other buildings on the farm are private residences. The cottage is known as Brook Trout Cottage and is just across the road from the famous Battenkill River. Permission to Fly fish on the River may be granted from the Orvis Company Store located just 2 or so miles away.

What makes this cottage unique

Lovely country setting for walking or bicycling. Hiking up to the Hildene Estate located down the road and up the hill.

Cozy, comfortable, charming!

We had a wonderful experience here! Everything was clean, well maintained, and exactly what we needed for our little getaway! (Wedding)

We have an infant that really enjoyed watching the cows mosey by in the pasture across the street - we enjoyed it also :) Spectacular views of the trees and mountains. Super close and convenient to the Lincoln Hildene Home, where the wedding was located. The Equinox Valley Nursery is just around the corner and also has some fun fall activities.

The owner, Molly is very responsive and was a pleasure!

Brook Trout Cottage is delightful

We stayed at Brook Trout Cottage for 5 weeks in July and August. The cottage is delightful. Anything and everything you need is in the house on arrival. The decor of each room is very warm and inviting. The cottage is in the country 5 minutes or so from the lovely town of. Manchester. The only minor issue for us was that the internet WiFi signal was very weak.

We are hoping to stay again next year for 5 weeks during the Vermont Horse Show in 2018.

Cutest cottage!!

Stayed with my husband and 2 grown sons (21 and 17). Even though it's a small cottage, everyone had enough room to spread out and be comfortable. Great location that gave us the feeling of a country life while a close proximity to the shopping and dining in Manchester Center. We didn't have high speed internet or favorite cable channels, which boys weren't too crazy about, it forced us to spend time as a family, reading, exploring the area and being amazed with those gorgeous mountains. Having the close encounter with the peaceful cows in front of the house was fun!!

All the Comforts of Home

We felt right at home in this cute little cottage. It has a well equipped kitchen plus washer and dryer which was so convenient after staying in hotels for two weeks. The only bathroom is on the first floor which wasn't a problem for us, but it is good to note for anyone unsteady on stairs at night. We would definitely choose to stay in this cottage on any return trips to Manchester, VT.

Clean, cute cottage

The cottage is clean and well-supplied, with charming touches throughout. The owner has accurately described the stair situation, so be sure it will work for you. It is close to Manchester, but not a walk away. The mountains across the road are a pretty view and sometimes, the cows stroll by. We have been coming to this area for many a year, and it is as beautiful as ever!
