If prior to 60 days from stay, this Lease may be canceled with a $500.00 cancellation fee, and down payment will be forfeited to the Landlord if unit is not rented for the same time period in its entirety. If unit is rented for the same time period, then only the 500.00 cancellation fee will be charged and the rest of the down payment will be returned to tenant. If notice is not made before 60 days, 50% of monies will be forfeited to the Landlord with the remaining monies to be returned to the tenant. Tenant must notify in writing of intent to cancel. All fees and taxes are nonrefundable.
