The Boat House enjoys a lovely screened in verandah overlooking the Indian River and has easy access to a large
boat dock with covered seating and ample fishing for trout, redfish, snook and much more. Dolphins are in abundance as well as Manatees which love to swim around the dock and provide a true glimpse of nature's wonders.
The open kitchen/living room concept gives the vacationer
magnificent views to the intracoastal waterway and a authentic indoor/outdoor experience. The updated kitchen has new stainless appliances and is fully stocked with all ones cooking needs. The Bedroom has a King sized bed and ample storage
space. The Bath has a generous vanity, much storage capacity and a walk in shower. All towels and linens are provided. For our Guests' convenience there is also a washer and dryer. The Boat House has two additional outdoor sitting areas which include a water view eating area shaded by a lovely large
Sea Grape tree, complete with tables, chairs and outdoor grill. We also offer
a complimentary kayak for two!
The Boat House is 8 miles south of Melbourne Beach with its numerous beaches, eclectic shopping and a wide variety of excellent restaurants. The Kennedy Space Center in nearby Cape Canaveral is the perfect Day Trip.
4 miles to the south of The Boat House is Sebastian Florida known for its 'Old Florida' feel, where the pace is slow and the traffic easy to navigate. Sebastian is also home to a 4 mile Riverwalk , numerous waterfront restaurants and several waterfront parks. Open air concerts are offered at the Sebastian Waterfront from January through June. Sebastian Inlet is a hidden gem with its uncrowded and unspoiled beaches which offer perfect fishing, swimming, snorkeling and surfing. The Inlet also offers gorgeous walking trails and has a delightful oceanfront restaurant. If one is looking for a slow paced getaway on the water where peacefulness and harmony with nature abound, The Boat House will serve this purpose and provide an unforgettable Florida experience that will be remembered for years to come.

I chose to purchase this waterfront property for its sense of serenity
and peace. Having a direct Intercoastal view is a plus. The property is also a true Bird Watcher's paradise. We feel very rural here but can get to the shopping quickly as this area is not that crowded.

As a Miami Native relocating to a new area, I not only found a perfect environment to move forward, I found a nervana! The "Boathouse" at Grant-Valkaria is a one-of-a-kind experience! I was treated with such kindness that is still unsurpassed! Every attention to detail has been thought of and privacy is paramount. In the two months that I shared with my hosts, I was treated as family and also allowed complete privacy to watch the magic which unfolds on the waters which lay literally against your doorstep. Each morning, I was greated by the beautiful Intracoastal before me and saw many amazing sites; too many to tell! I am lucky and love Steve & Andy's Boat House haven as my first new home. If a special experience is required, this is your chance.
When we abruptly changed our travel plans, I started searching for a quiet and comfortable place on the water and never expected to find a treasure like the boat house. I showed off the photos to all my friends PRIOR to departure. We arrived after 7:30 pm and were greeted by Steve who gave us a quick tour of the place and provided directions to grocery stores and nearby restaurants. We ate at the Old Fish House and Grill a short drive away. My spouse describes as it as rustic old Florida marina bar and grill. The food and atmosphere did not disappoint. We awoke the first morning to a beautiful sunrise.
The accommodations were very comfortable from the king-size bed (the mattress was "just right") to the extremely well equipped kitchen. I quickly learned not wonder if the kitchen came with a particular item but to wonder where the item was stored in the kitchen. Details such as dish and hand soap were very much appreciated. Everything was clean and ready for our arrival and the air conditioning was a welcome relief from the summer heat and humidity. My spouse enjoyed walking out the door and on to the dock to fish. (The red fish he caught was too large to keep so we didn't get to use the grill.)
Steve was a super host. He checked in with us to make sure we were comfortable and to answer questions. When we had difficulty logging on to the internet, both he and Andy were there to help. They promptly called the cable company who came out and replaced the router. When Delta airlines experienced a computer shut-down, Steve checked to see if our flight was affected. It wasn't so we didn't have an excuse to stay an extra day :-(
Our only disappointment was that we had to leave. We plan on returning when we can stay for at least a couple of weeks.
My husband and I with our small dog, Molly, stayed 10 days at the Boat House. It was one of our most enjoyable vacations. My husband brought his boat and we just walked out of the boathouse...onto the pier... and into the boat. So easy. Close access to beaches or the inlet to the Ocean for fishing. The boathouse was very clean and well furnished & stocked with everything we needed. Steve & Andy made sure we had all the information we needed on the area & restaurants while making sure we received all the privacy we wanted. Just minutes to Sebastian or Vero Beach for shopping. The area was so clean and the people so friendly. We loved the area and the boathouse so I know we will be visiting again soon.
WOW!! Boathouse was way better than we expected and perfect for us to paddle board. Very clean, with everything you needed.
Excellent place to paddle board, kayak, boat, fish or anything associated with water. Porpoises, Manatees right out your door and swimming around the docks. Plenty of places to eat and easy trip to Sebastian, Melbourne, and Palm Bay. If you are staying in this area, we highly recommend you contact the owners and spend wonderful days and nights in this Boathouse. We give this rental 10 Stars out of 5. Why would you stay in a hotel?

The boat house is right on the water and perfect for sitting out on the dock and watching all of the boats and dolphins go by. It was the perfect, relaxing week to just get away from everything. The house has everything you need for cooking or preparing meals and the decor is great. We loved using the kayak to explore the nearby islands and see all of the birds and to swim in the pool in the afternoon. Steve and Andy are great hosts and super helpful for any questions or anything you need. You won't be disappointed if you stay here! We wish we were still there.
This was our second stay with Steve and Andy. This year we stayed for 2 months and what a time we had. I especially enjoyed sitting on the dock having my morning coffee and watching the boat traffic on the Inter-coastal. Steve let my wife and I used two of there bikes and we used them in Sebastian quite extensively. We also used the 2 person kayak a few times. We were limited on the kayak use because of the high winds. But we had a blast anyways. When we didn't go to the beach we used Steve and Andy's pool which was heated and comfortable. My wife thought it was great that we could walk across US1 to the Thirsty Clam for dinner.

near Kennedy Space Center, about 1 1/2 hours to Orlando, location of Disneyworld, Universal Studios, SeaWorld. The town of Melbourne has beaches, lovely historic district, eclectic shopping and dining.
