IMPORTANT:

I have provided exterior photos showing my entire house. YOU WILL NOT HAVE THE ENTIRE HOUSE. It is a side-by-side duplex. The rental is the entire north side. It is a completely private unit. It has its private entrance from the common Foyer. The south side is occupied by the Host/Owner. The only shared areas are the foyer, laundry room & backyard.

Charming 1920's Spanish duplex -- 1600 sq ft, 2-storey, 2 bedrooms & 1 bath for up to four guests. Very private, gated home on quiet tree-lined residential street. Provence-inspired furnishings throughout for a very cozy ambiance. Two spacious bedrooms with FULL-size beds & generous walk-in closets. Full bath with separate tub. Family/TV room with two cushy chaise lounges & a day bed to sink into for ultimate relaxation. A Study for quiet reflection or to curl up in with your favorite book. Fully-equipped kitchen with charming dining nook. Large backyard to bask in the California sun.

Centrally located in the hip Wilshire Vista/Miracle Mile/Mid-Wilshire/Midtown area, it provides convenient access to most Los Angeles attractions (see list below).

ENTRY: Gated entrance leads to a main door that opens to a common foyer where the private entrances are -- one for the rental unit, and one for the Host/Owner.

FOYER: This is a common area. From here you will access your private entrance to the rental unit, the entire north side.

FIRST FLOOR

Family/TV Room: Sink into the two cushy chaise lounges & French Country sleigh daybed for ultimate relaxation. 32' flat screen HDTV. This room may not be used as an extra bedroom.

Study: Curl up in with your favorite book or for quieter tête-à-tête. Walls feature vintage photographs. Tourist brochures & magazines.

Kitchen: Moroccan gate opens to a full kitchen that boasts the most charming Provencal dining nook. Adorable French Country décor accents. Fully equipped with cooking accoutrements, cookware, four-person dinnerware & silverware sets, fridge, 4-burner gas range, microwave, toaster, blender, coffee maker, glassware, cutlery & more. Complimentary start-up provisions provided: 1/4 gal milk, coffee, sugar, basic spices, 1 gal water & paper towels. You may shop for your additional provisions just as soon as you get settled. RENTAL DOES NOT INCLUDE BREAKFAST OR ANY MEAL.

Laundry Room: Whirlpool washer & dryer in laundry room accessible from the kitchen. It is shared with the Host/Owner who accesses it from the back entrance. Includes supplies. Washer & dryer will be only operated with a full load to conserve gas and water.

Backyard: Access the backyard from your kitchen through the laundry room. Soak in the California sunshine during the day or enjoy a glass of wine in this serene, very private setting furnished with table, umbrella, chairs and a gas barbecue grill you are most welcome to use.

SECOND FLOOR

*There are stairs leading to the 2nd floor.*

Bedroom West: Street-facing with FULL SIZE BED (54 wide x 75 long). Study with desk/hutch & hi-back leather seat. Huge walk-in closet with ironing board/iron. You will be provided a fresh set of bed linens (not including duvet cover) every 8th day of stay.

Bedroom East: Faces the huge, private, high-fenced backyard. FULL SIZE BED (54 wide x 75 long). Desk with chairs. Distressed leather arm-seat & fun beanbag. Large walk-in closet. Lots of light when curtains are drawn. Blackout curtains for the late riser. You will be provided a fresh set of bed linens (not including duvet cover) every 8th day of stay.

Bathroom: Spacious with bath tub separate from shower. Tons of drawers & cabinet space for your toiletries & such. One set of towels per person. A fresh set will be provided EVERY 8TH DAY OF STAY. Complimentary start-up toiletries will be provided: shampoo, conditioner, body wash.

SLEEPING ARRANGEMENT

* As described above, each room has a FULL SIZE Bed (54 wide x 75 long). It can comfortably accommodate two people.

* There are NO sofa beds, extra cots, baby cots, roll away beds, air beds.

* Sleeping on the floor is NOT allowed.

* Sleeping on any other furniture in NOT allowed.

* The Family/TV Room may NOT be used as an extra bedroom.

PARKING: Street parking only. There is plenty of street parking. Please be aware of 12n-3p No Parking hours posted signs for Mondays and Tuesdays, alternately. This rarely presents a problem to guests who are usually out & about.

AIR-CONDITIONING: There is no air-conditioning. Electric fans provided.

WIFI: Enjoy complimentary Wifi in all areas downstairs. THERE IS NO WIFI ACCESS UPSTAIRS.

•Children are welcome. However, the rental unit is not 'childproof' & has stairs leading to the 2nd level. An adult registered guest assumes full & sole responsibility to monitor & safeguard the children in the home. This same supervision applies to the elderly.

•There is no maid service. Do enjoy the facilities (e.g. backyard, BBQ, laundry room etc.) but please clean up after use.

•Departure:

1) Empty fridge.

2) Do not leave used dishes etc in kitchen.

Beautiful home in a quiet, safe neighborhood and centrally located

My husband and adult son stayed in this beautiful home for 5 days. The rental is every bit as nice as shown in the pictures and is very homey and comfortable. The decor to the rental is very warm and inviting. You cannot beat its central location. Just a few minutes any direction and you find all kinds of cool, unique things to see. It comes with a kitchen that is fully stocked with most everything you would need to cook some meals. The patio/backyard area is a very nice place to go to have your morning coffee in peace. The beds are very comfortable. As indicated, the unit does not have central air conditioning; however, fans are provided so we found this to not be a problem at all. The owner is very attentive and checks in to make sure you don't need anything and to make sure you are comfortable. Simply put, this place is beautiful, very roomy, and comfortable. I have no suggestions as far as improvements because, in my opinion, how it is currently offered and the amenities it includes are perfect the way they are. My daughter now lives in LA. I would gladly stay here again.

Long weekend - April 2017

Enjoyed a nice weekend, close to everything we were interested in seeing. The home was a nice duplex that had everything we needed. There is a privacy hedge and security gate entering the yard. We think the air conditioning confusion is due to the Homeaway website. If you hover over the "Air Conditioning" under amenities, it will state "No air conditioning". Unless you do that, it looks like air conditioning is available. It was warm one night, but there were fans available, so no big deal. The host was very gracious and we would stay here again.

A great stay in LA!

We stayed for 5 days, and everything about this property was pretty great.

Elizabeth is incredibly organized, checks in often enough to make you feel cared for (but in no way is intrusive), and has her guests' comfort in mind in many ways. We had bottled water, milk, and some coffee available upon our check-in, which was welcome, since we arrived late afternoon, had dinner plans, and did not have time to shop for these things for the morning.

If I were pressed to mention anything that some random person may really need to know, I'd only say this:

The bathroom is upstairs, which was clear to us in the photos, but some people may want that pointed out. It was not an issue for us.

The bathroom had a dripping shower and a slow-draining sink. The first is under repairs (so probably a non-issue for next guest), and the latter was brought to her attention, and I'm sure Elizabeth will remedy it! We only felt bad because it was a bit harder to keep tidy, and the rest of the house is so immaculate!

Make sure you are aware of the no-fragrance rule. I actually appreciated this, as I know some women like to douse themselves with pungent perfumes which tend to hang around in the air for days. The house only smells fresh and clean, and I'm sure that is why. I worried a bit, because EVERYTHING has a fragrance these days (hair products, etc.), but I think it's just the pervasive lingering ones that she does not allow. This includes room fragrances, candles, etc. In return, you get a sparkling fresh place to rent!

Lastly, if I were to mention anything that we in particular would 'improve,' it would be the sheets. Although incredibly soft and luxurious-feeling, we are fussy about sleeping in 100% cotton. But that's just us. It was such a minor thing compared to all the good things this place has going on.

I regret that I didn't know Elizabetth might have joined us for a glass of wine when we returned from our excursions. I would have loved to have spent more time chatting with her. She is witty and bright and full of good energy.

The house is in a superb location, with very easy access to all the usual sights, and some not so usual ones as well! I will definitely stay there again if I am in the area. Another big thanks to our hostess!

Wonderful property in the perfect location!

We were in Los Angeles for an extended stay (two weeks) and Elizabeth's home was perfect for our needs. Everything was provided (she even left us umbrellas for the rare rainy day!) and there were plenty of nearby options for shopping and sightseeing. The property was very secure, well-maintained, and quite comfortable. If you are considering this property please note the single bathroom is located on the second floor. As we had an elderly member in our party this did pose a bit of a minor inconvenience. Overall though we enjoyed the property and Elizabeth's hospitality. Thanks!
