Renting 3+ nights will automatically apply a discount. For accurate discount rate, select 3 nights that you would like compared to 2 nights. You do not actually have to stay the whole extra day but you can treat it as a very extended check out and you can depart in the evening and not stay overnight (up to you). This will give you time to sleep in, relax, tidy up the place, etc...
When you inquiry me, please let me know how many guests will be sleeping over, how many will be visiting but not sleeping over, age range of all guests, purpose of rental (events, etc...), and if you have any other questions (including pricing). Let me know estimated number of guests if you do not have the details worked out, this way it will better help understand if this listing will work for your group. I can setup a payment plan of up to 3 payments so be sure to contact me prior to reserving the house to set it up. PLEASE DISREGARD THE NO REFUND CANCELLATION POLICY. The actual cancellation policy is 50% of overall reservation cost refund up until 6 weeks to the check in date, thereafter, no refund. The no refund policy I had to choose as one of Homeaway’s standard policies, so please disregard it. Also, I do not refund for guests that drop out of the renters group, so if you are not sure about some guests (please book a couple of people less and we can square away the final numbers a week or so prior to your check in). Please purchase cancellation insurance to protect the refund of your reservation.
About the house:
Welcome to my listing, Exclusive modern design luxury mansion with tall 10 - 23 foot high ceilings and very large windows for a beautiful private getaway filled with relaxation, entertainment, gorgeous views, and plenty stores and restaurants just minutes away. 15 minutes drive to Manhattan/NYC. Near many large shopping malls, restaurants, and Woodbury commons. The house is over 7,000 sq ft and is fully furnished with 6 bedroom (2 of them are master suites) and 5 bathrooms, indoor private gym, washer and dryer, couches, beds, LED lights, 2 modern design fireplaces, Jacuzzi bathtub, 3 large TV's (80'' in the living room), ultra speed internet with Wi-Fi, Bluetooth audio streaming and Apple TV, cable TV, kitchen and bar appliances, coffee machines, cups, plates, pots, pans, utensils, towels, 3 very large balcony's, 1 acre property. The house has a bar area (must supply your own food and beverages), great for relaxed events (not suitable for noisy guests and such events), great for families!! All major airports are within 1 hour drive.

Master bedroom 1 has a king size bed. Master bedroom 2 has a king size bed. There are 3 bedrooms that each have a queen size bed. The last bedroom has 2 twin size beds. There are also queen size inflatable beds available if requested prior to check in, that you can put in any of the bedrooms for additional guests with all lines, blankets, pillows.
Standard Nightly Rates (includes the first 5 guests) and each additional overnight guest is $60 per night and visitors not staying overnight are $30 per guest. Children under 2 years old are free and 2 - 12 years old are $30 per child per night. Age 13+ adult price. I do not charge a cleaning fee so please tidy up prior to check out (you do not need to wash anything like towels, bedsheets, or anything laundry related). Must be 21 years old to reserve and everyone must have valid identification (drivers license, etc...) on arrival for check in, or you will not be granted access and given house keys until proper identification is shown.
Payment plan are available. There is also a 3% credit card fee, a website service fee, $99 damage protection insurance fee, and a security deposit. Taxes and cleaning fee’s are included. Check-in time is 5pm (sometimes flexible, depending if the house needs to be prepped from a guest that checked out the same day of your check in) and check-out is 11am (or earlier). I can only guarantee an earlier check in time 2 days prior to your check in date due to checkout of previous guests on the day that you are checking in and the house needing to be prepared for your arrival. Everyone reserving the house must complete the sites verification process. The security deposit ranges $300 and up depending on amount of guests, last minute booking, etc... so please verify with me before reserving. The $99 insurance fee goes directly to insurance company. Loud events or parties, weddings, or renting for filming purposes is not allowed, subject to instant rental termination with no refund. Please let me know in advance if extra beds, linens, or towels will be needed for visiting guests that end up sleeping over will be needed and may not be provided in time if requested last minute (please let me know in advance).
HOUSE RULES: In short version, the house rules are simple; Clean up after yourself, and don’t do anything that you wouldn’t do at your own home. Also, be honest. This is not a wild party house nor is any other property that is listed, this is my home and I will gladly rent it to you. Be a normal guest and it will be like all the house rules listed will practically disappear. It is your job to share with your guest all the house rules, fees, policies, and regulations. Must leave the house as clean. Please be respectful to the house and neighbors (especially with noise). No pets allowed. No walking in the house with shoes on. Smoking outside only, put smoking waste into outdoor ashtrays. Must not lean anything including bags and luggage against any walls or doors. Quiet indoor events are allowed. No tempering with anything that says do not touch and do not enter and any equipment (receivers, thermostats, wifi routers, settings, etc), including outdoor surveillance (please live as you wish inside home). Please keep kitchen clean and in order, please use dishwasher to wash utensils, plates, cups, and everything else dishwasher friendly. Please put everything including all remote controls back to where you got them before you check out. Do not use any cleaning products that you are unsure of, double check with me on what can be used please. No ordering PPV or such without permission. Camp fire's, tents, water slides, chalk, fireworks, inflatable bouncy houses for kids or trampoline's are not allowed. Please do not use outdoor faucets. Throwing a football or such activity is not allowed too close to the house. No party busses or limousines allowed without my permission to drop off, pick up any guests, or wait for guests at the house. No decorating indoor or outdoor of the house is allowed without permission. No bringing your own speakers, lighting effects, turn tables, chairs, tables, and other such event products is allowed without my permission (the house already has great speakers). No fixing anything damaged by you is allowed. If you have scratched or damaged something, you must inform me of it. Must lock the house and turn off lights and make sure everything is closed if all guests leave the house. No moving furniture around. Place all garbage from kitchen, bathrooms, etc... into garbage bags and please put into trash bins outside. Must pick up all garbage after yourself, including outdoor. No parking on the street or the lawn, everyone must park in the driveway of the property at all times. Please make sure all guests carpool (maximum of 6 cars is allowed at any given time unless granted permission), clutter of cars in driveway is not allowed and is a safety hazard to individuals and the property. Must supply your own propane tank for BBQ, must clean the BBQ properly after use or will be charged a clean up fee. Do not put charcoal or anything else in the grill other than propane, make sure propane is turned off after use. No lighting candles in the house. No leaving doors and windows open. Do not leave fireplaces on for more than 3 hours at a time. Do not flush anything other then toilet paper in toilets. Children are to always be supervised by adults. Must contact me right away if any mechanical failures occur. Must return house key at checkout. Must provide your own food and beverages (house is not a bed and breakfast). No loud outdoor events, parties, or music is allowed, 8pm town noise curfew in effect. You must inform me prior to your check in that you will need extra towels and beds (they will not be provided during your stay). No filming or photography to use for commercial purposes is allowed. No weddings. 24 guests are allowed at the house (including both guests and visitors 24 combined) unless permission is granted by me. Please provide identification at your arrival. Please let me know what events you are planning at the house if any. Must follow all house rules that are left for you when you check in. If any additional guests come to the house to visit or sleep over, I must be informed first for permission. Violation of these rules may be subject to your security deposit and other fines. I do not refund for guests that drop out of the renters group, so if you are not sure about some guests (please book a few people less and we can square away the final numbers a week or so prior to your check in). Beautiful and beyond fantastic!
Our daughter lives in Mahwah and we needed a place to stay for three generations to welcome my new little grandson into the world. This home was both welcoming and had all the necessities to make it a very comfortable stay. The wildlife in the morning with the beautiful landscape was relaxing and breathtaking. Grocery shopping is nearby. ( I recommend Shoprite in Pearl River). Lots of little restaurants in Nyack a few min drive.
The kitchen is equipped with most everything you need. It is spacious and George is a pleasure to rent from. I highly recommend his home fir family gatherings, groups of friends and any other place you need for 8 or more people. Don’t think twice, book this beautiful home and you will be. Sry pleased.
The house was fantastic; my entire group was amazed when we showed up. The neighborhood is quiet and quaint, and very homey. I recommend this house to anyone who has a big group looking for a beautiful place to stay. George is very good at responding and has some very specific rules, but that is to be expected if you stay in an expensive mansion like this. My only critique is that there was not enough cleaning supplies to last us the weekend, like paper towels and sponges and soap, so we had to buy our own. Other than that, it was smooth sailing!
The house was WOOW!!!
We had a 5 night stay for West Point Graduation. Lots of room for everyone. The drive back to WP was around 30 mins which was fine. Shopping was close and easy to access. We brought our own grill which we donated to the house. I do not like gas grills which we had access. Lighting system was taxing at times. Lots of buttons. My 12 yr old enjoyed the gym down stairs.
Spacious modern home that worked out great for our weekend stay with 20 people.
We rented this home for the weekend to attend a wedding in the area. The house worked out great. It was very clean and spacious with all the conveniences of home. Lots of space for parking with a large back yard and large patio/deck.
The owners were very responsive and did a great job in getting us settled. I wouldn't hesitate to rebook.
