Nestled high on the hill looking out over Pepacton reservoir, you'll find our treetop bungalow set in 5 acres of woodland and wildflower gardens. Travel just 2.5 hours from the George Washington bridge and leave the city far behind. Reconnect with fresh air, tranquility, and nature. This is true wilderness.
The 1,400 square foot Rainbow Ranch has two bedrooms (one king, one queen) and 1.5 bathrooms providing a spacious getaway for 4. The fully equipped kitchen has everything you need to make a delicious meal out of the fresh organic produce and homemade delights you find at farm stands and farmer’s markets and there's a dishwasher to ease the clean up.
Walk through the dining room to the giant living room and warm yourself at the bluestone fire place, flanked by octagonal windows. Step through the picture window to the sweeping sundeck – nearly the size of the house again. Recline and enjoy your morning coffee listening to the birds and looking out over the lake with the Catskills reaching out beyond. ...and, if the coffee isn't cutting it, you can complete the wake-up with a dip under our outdoor shower.
If you can tear yourself away from the view, there are awesome hikes (everywhere!), swimming holes (20 mins), fly fishing on Beaverkill (30 min), fishing/kayaking on Pepacton Reservoir (5 mins), swimming at little pond (20 min), skiing at Belleayre (25 mins) and Plattekill (30 mins), Belleayre Music Festival (15 mins), legendary fall colors (everywhere!), antiques, auctions, and crafts (everywhere!).
Don't feel like roasting marshmallows around our campfire under countless stars surrounded by fireflies? Head to Andes (15 min), an upstate NYC outpost, and get big city comforts with a village vibe. Margaretville (great supermarket - 5 min), Bovina (15 min) Arkville (8 min), and Roxbury (20 min) also offer great dining options and mountain hospitality.
We’ll provide a full list of tips on activities, trails, and places to eat and we have a map room packed with leaflets and maps from local places, so you’ll get most out of your stay.

We had a wonderful, snowy weekend at Rolla and Heather's house. The home is spacious and clean, well appointed, and quiet. The only issue we had was a leaky sink drain in the main bathroom which required us to brush teeth and wash hands in the bathtub or kitchen sink. I emailed Heather as soon as we noticed it and she assured us that their handyman would address it upon our departure. We would definitely stay again, and hope to do so during other seasons in order to take advantage of the outdoor amenities and the gorgeous view of the Pepacton Reservoir!
We spent a wonderful 4 days at Rainbow Hill with our two boys ages 7 and 10, at the very peak of the fall leaves. The foliage was breathtaking through the drive up, hikes at nearby Alder Lake and Big Pond, and around the property itself. The house could not be more peaceful and enjoyable...beautifully decorated/landscaped and very comfortable. We especially enjoyed the plentiful games and record collection, and cooking dinner around the fire pit was a relaxing way to end each day. It was nice to be off the cell grid but still have wifi access via DSL, and the nearby town of Margaretville gave us our texting fix when we went in for groceries. Our only issue was evidence of mice and one sighting...our stay coincided with the first cold snap that must have sent the critters our way, but Heather assures me they are kicking them out. We'll be back to this lovely retreat...
We had a terrific time. Rolla and Heather have a lovely house with a very well-equipped kitchen. We enjoyed the fireplace and I did lots of yoga on the deck in the mountain air. Definitely will be returning and highly recommend the property for anyone looking to get out of the hustle and bustle of city life.
We visited in early October, and the leaves are just beginning to turn. We actually noticed a difference over just 4 days! The cabin is wonderful. Comfortable, clean, well appointed. We had a great time making fires in the fire pit, roasting marshmallows, and enjoyed the lawn games in the evenings. In the day time, we enjoyed the hiking trails nearby, and one of us was able to get work done with the cabin's WIFI. The kitchen had everything we needed to prepare meals, and a full service grocery store is less than 10 minutes away. Beds were very comfy, and the grounds are beautiful - decks with lovely views, raspberries growing wild, and a well-stocked wood pile. We would definitely come back again for another fun and relaxing stay in the area.
We only stayed for 2 nights in the middle of August. The summer weather up in the mountains was hot in the sun, nice in the shade and perfect at Rainbow Ranch. We are serious AC users and we never needed it once.
The house was lovely. The grounds are beautifully kept and the deck overlooking the Pepacton Reservoir leads you straight into relaxation mode. We started and ended our days in the outdoor shower, an excellent bonus. The house wifi worked like a charm and there were TONS of movies to watch.
We had our 2yr old son with us, and while the house and grounds are not childproof, theyre also not difficult to navigate with an on-the-move kid. You just have to be mindful.
The only regret we have was that we couldn't stay longer. Next time for sure.

My wife and I had an amazing time at the Rainbow Ranch! The beautiful home is extremely spacious and comfortable, nestled within lush trees and gardens with a picturesque view of the nearby reservoir and mountains. The house is well appointed with everything one could want for cooking, bbq-ing and entertainment, and there is plenty of great outdoor activities and dining nearby. We glowingly recommend the Rainbow Ranch, and would definitely stay there again!
