Casa Niria in Sicilian means, ‘ home in the area of Saint Andrea,’and is a beautifully restored, family friendly, two-level heritage home with a panoramic view of Modica Bassa; a UNESCO World Heritage Site. The restorations were done by a master stone mason to combine all the charm of a heritage home with the open concept of a contemporary lifestyle and is a stunning blend of old and new: original stone walls combined with ceramic floors. Decorative tiles and polished lava stone counters complete the kitchen.
Ideally suited for family living, the house features an entrance way courtyard, two bedrooms on the first level with an adjoining three-piece bathroom. The master bedroom can easily accommodate a crib (cot) or small bed for a young child. The top floor is an open floor plan with a living room , dining area, and for those who like to cook a fully equipped kitchen. There is also a five - piece bathroom with tub and laundry area with a washer and dryer. An outdoor terrace, complete with a barbecue and seating for five, overlooks Modica’s historic baroque centre where one can savour the ambiance along with a glass of wine or an early morning coffee. The house itself is located in a charming residential neighborhood just minutes away from Modica’s cafes, restaurants and shops. Being within a closed courtyard adds an extra security feature. Parking is available nearby.
About Modica - “With its steeply stacked centre and spectacular baroque cathedrals, Modica is one of Southern Sicily’s most atmospheric towns” (ref. Lonely Planet). Modica is a vibrant community with interesting shops, friendly people and breathtaking vistas. The town is spread over the sides of two valleys where two river torrents merged into a V shaped rocky gorge. During medieval times many of the homes were carved from sandstone into caves (grottos) overlooking the torrents. These torrents are now running underground and the main street, Corso Umberto 1, runs along the old river bed. A labyrinth of streets climb up the gorges where over 100 baroque churches are interspersed with cobbled lanes, ancient steps and fine nobles’ houses. You can see the homes carved in sandstone as you walk in the city along the wall of the gorge.
Surrounding Area: Modica is perfectly positioned as a home base to explore nearby cities, beaches, and areas of interest in southeast Sicily. It is easy to take day trips by bus, car, train or bike to Noto, Syracusa, Ragusa, and Scicli, all of which are UNESCO sites. Take a day trip by bus or car to Catania to visit the spectacular open-air market and the Duomo, another great adventure. The famous ceramics of Caltagirone are only a two hour drive away and well worth a trip. For those who like the beach, blue flag beaches of Pozallo, Sampieri, Marina di Modica and Donnalucata are nearby, just 20-30 minutes by bus.
The area is known for its excellenpt year-round climate, rich cultural and historical attributes, baroque architecture, outstanding Sicilian gastronomy (wine and food) friendly local people and affordability. The area’s delicate blend of history, nature and the sea has contributed to its rich delights including fresh produce year round, and local specialty recipes for chocolate, wine, olive oil, ricotta, and pastries. Modica also has excellent restaurants. Ragusa which is nearby has two Michelin-rated restaurants.
My wife and I are retired and live in Canada. Throughout our lives we have traveled extensively and seen most of the world. Last year we visited Sicily and fell in love with Modica and the people, so we purchased a house in Modica Basa that could best be euphemistically described as a fixer upper. The house offers a panoramic view of the city. This vista swayed our decision to take on this massive renovation project. We have spent the last 9 months completely restoring and furnishing the house. This was no easy task but we had one of the best stone and tile masons in Modica working on the project and the end result was all that we could have hoped for. Our plan is to live in Modica in the spring and fall months and rent it out from June to the end of September, as well as in the winter from mid-December to mid-March.

We purchased this property because of the panoramic view, central location and historical setting.The view from the terrace is spectacular. We also felt that being located within a beautiful enclosed courtyard added both privacy and security. We picked Modica because of the warm climate, and Modica felt like a real Sicilian town where people work and live.The town’s people are friendly and we felt we would be living in a safe environment, free to explore all the wonderful sites in and around the city. Modica is a place we can call home. Being centrally located it is an easy walk to shops restaurants and historical sights.
Although it is a heritage building Casa Niria is a comfortable home and well suited for family living.Casa Niria also has all the necessities associated with modern living: Wi-Fi, HD Smart TV, A/C, central heating, dishwasher, clothes washer and dryer, a fully equipped kitchen, window screens and a terrace with a gas barbecue. One of the two bathrooms has a bathtub when you just need to soak. There is a collection of movies on flash drives for easy viewing.
Giorgio, the property manager, will ensure that your stay is both worry free and memorable. He will welcome you to the house and explain how everything works. He is knowledgeable about the area and speaks perfect English.
Everything was seamless from the prompt replies to questions asked, check in and for duration of our stay. The vacation rental is central to all areas of Modica. We were within walking distance of fresh fruit/vegetable stalls, bakeries, meat stores and cheese shops. The condo owners provided extensive information on Modica and surrounding areas The condo has a view right out of a painting. We were two couples travelling and spent a lot of time on the beautiful patio/balcony. The space in the condo was large enough to provide for two couples. There are no areas of improvement we can suggest. One of our travel companions needed to see a doctor and Georgio was right there to assist and ensure that all medical needs were met. Thank you for such a memorable holiday. We will recommend Modica and especially this vacation rental to anyone considering Sicily.
We have rented many properties over the years and Casa Niria is one of the best.. It is well furnished and equpped with everything you could need and very comfortable and relaxing. The view from the balcony is exceptional and was great tosit out and have breakfast or an early evening drink.
The location of thr house is ideal - just a short walk to cafes restaurants and local food shops (lovely cheese shop and bakery - best arancini we've tasted)
Modica itself is an amazing place with a lot to see and do and is well situated to explore the region's other baroque towns and the lovely beaches nearby.
Our arrival went smoothly - Giorgio the property manager was very welcoming and helpful throughout our stay and it was reassuring to know he was around and easily contactiable if needed

My husband, daughter and I stayed at this property in June while visiting Modica from Canada for a wedding. From my first correspondence with the owners before our trip I felt reassured that our arrangements were ideal. Connections with Giorgio the property manager were smooth upon our arrival and he quickly navigated us to the property and arranged parking for us...despite our oversized vehicle and the narrow streets (alleys....)of Modica! The property itself is absolutely charming! The terrace is everything and more you can imagine from the pics here. We spent several nights enjoying the sights and sounds of Modica from this cozy perch above the town. The kitchen is well stocked and the laundry facilities were great to have. Both bedrooms are very spacious. Four adults can be accommodated comfortably. We enjoyed exploring Modica on the suggestions provided by the owner's guide located at the property and found all of the places we tried to be excellent. It is hard to even describe both Casa Niria and Modica. The apartment is stunning, immaculate, beautifully decorated, and a perfect location. It has everything you need and more! The view of Modica from the kitchen, deck, and master bedroom is truly beautiful. Modica is a short stroll away ( 5 minutes) and is full of restaurants, shops and residents in daily activities who are friendly and helpful. My only wish is to visit here again some day.
Dave, the owner and his manager are wonderful, thoughtful people who are available whenever you need. This is a great find! We loved it!!
Four of us have spent 2 weeks at Casa Niria. It is a great place- ideal location, beautiful views, equipped with all comforts, modern and clean. The owner Dave and his manager Giorgio answered every query and even helped with a medical issue. We esp. enjoyed the terrasse, birds, bells and gelato. We spent many days relaxing in Modica, using the bus for local villages, and renting a car to visit Agrigento and Mt. Etna. Two weeks was not enough- highly recommended.
I could string a lot of adjectives together to describe this wonderful property but I am afraid they would fail to adequately describe how special this house is. Book it and discover its magic. You will not be sorry! It is exactly what one hopes to find but is often sadly disappointed. Thank you Dave, Barbara and Giorgio for making our visit to Modica truly memorable!
For those who wish Giorgio can also arrange any one of the following activities:
• An at-home evening with a private chef to sample local specialities and see how they are made. Cost 15 Euros an hour plus the cost of ingrediants.
• An excursion to a rustic farmhouse located in the stunning Val di Noto area. You can observe fresh ricotta being made and enjoy a four-course luncheon, wine included. The ricotta is served hot in terracotta bowls – delicious. /cost of excursion 22 Euros per person.
• A tour of a local winery to sample the wines of the region.
• And if you are visiting in October, an excursion to view and possibly participate in the local harvesting of the olive oil.
Rental periods of less then 7 nights will be considered. For rentals of less the 7 nights a 45 Euro charge for cleaning will be add to the rental cost.
Upon receiving the rental deposit a confirmation letter will be sent confirming the details of the rental and providing contact information so you can be met by Giorgio and be taken to the property when you arrive. The letter will also confirm the balance of the rent to be paid to Giorgio when you check in.
