Lime Tree comes fully furnished with two generously sized en-suite bedrooms, luxury bed linens and towels, a modern kitchen, swimming pool, and lush gardens with tropical plantings. It’s the perfect get-away location for one or two couples.
The Master Bedroom offers a king-sized bed and views of the Caribbean sea and sparkling pool. You can take in the views while lounging in bed, and then take your morning coffee or tea out by the pool.
The second bedroom is on the garden level, and offers two twin beds. This bedroom has direct access to a small patio and the gardens.
The layout of Lime Tree ensures each couple can enjoy complete privacy.
If you choose not to take advantage of the fully equipped kitchen, or just want a night out, there are several restaurants within walking distance. We can also arrange for dinners to be prepared off-site and delivered for your enjoyment.

We let the other Caribbean islands handle the crowds, while we offer diving, snorkeling, fishing, hiking and golfing – just to name a few activities that are available. While we don’t have malls or department stores, you can enjoy exploring the local shops and finding unique mementos of your visit to the Emerald Isle.

We found Montserrat by chance. We found Lime Tree Cottage by chance. We found Richard and Paul by chance. What wasn’t by chance was a wonderful vacation in a hidden part of the world. Our vacation began many months ago with our first inquiry into Lime Tree Cottage. Our inquiry was answered in minutes, not by a property manager, but the owner. We had many questions regarding not only the property but how to get to the island, traveling around the island, destinations points, where to eat, etc. All of this from the owner, and I hadn’t even suggested when and if we would be booking a reservation! It didn’t take us long to realize that Lime Tree was just the place we were looking for! We promptly reserved our week with Richard who then provided us with more traveling tips to get to the island, rental car (you do need a rental car to get around, if you aren’t going up you are going down!), dining reservations, grocery shopping tips, excursion ideas and contact names. Week by week we remained in touch making sure our travel plans were in order and that the villa was stocked with a few grocery items upon our arrival. We arrived at the island of Montserrat, a little delayed, but no worries because Richard had arranged for us to be picked up by Milton who greeted us with a smile and brought us to the police station to obtain our driver’s license; $20 and very easy! Milton then drove us to our villa answering the millions of questions we had that we hadn’t yet had a chance to ask Richard. Yvette greeted us at the villa and made sure we knew how everything worked, where everything was, and how to contact her if we needed anything; she even called us in the middle of the week to make sure we didn’t have any questions! The villa was everything we expected and more; beautifully landscaped, clean, and the view of the volcano to the left and the ocean to the right was amazing. The pool was an asset to the villa as the beach was further than we wanted to walk, even more so because it was two steps from the living room! The island was everything Richard spoke of and more; the locals were friendly, inviting, and treated you like family. Dining was an experience, and the food and service were perfect. We found a Beach Bar close to Lime Tree where we met the owner and manager and guests of the island, surprisingly also from New England. We were sad to leave Montserrat but happy to have found a hidden gem of the world, and two new friends with Richard and Paul! C & T
We stayed here for a week in Feb 2016 on our first (not last) trip to Montserrat. The island is beautiful and an excellent choice for those looking for perfect weather, a nice view and the friendliest people on earth (sorry Disney). The house is perfect to relax whether you are cooling off in the pool, staring at the ocean or making use of the outside grill and dining. The biggest surprise for us was how much we enjoyed staring at the stars in the evening. On a clear night you will see stars like you have never seen before!
The house is great for one couple or two (or one family); the downstairs bedroom and bath are downstairs from the rest of the house and offer privacy for the second couple or from the kids. The house is tastefully decorated and very comfortable.
Richard was absolutely great with recommendations for enjoying the island day and night. What a treat it is to be picked up at the airport by a friendly local taxi driver that knew exactly where we were going and had the keys to the house to boot. Richard helped with arrangements to rent a car and getting a local driving permit. Don't worry it was just a 5 minute & $20 USD visit to the local police station. We got pretty good at driving on the left side and the locals are very helpful if you get lost (or start going the wrong way on a one-way street).
We are very glad we took a chance on Montserrat and hope to visit again Lime Tree Cottage again soon.
On the 28th of December 2015 the evening that my partner and I plus a girlfriend walked into this villa called lime tree cottage was when our vacation began.u see this little island of Montserrat was where we were born so coming home was what we wanted to do and that is how lime tree cottage made us feel it has everything you need .comfort space and elegance, and the views are just breathtaking having a car is an absolute must as the cottage that is not a cottage is quite high up, everything has been.put into this beautiful place to make u not want to leave but alas we had to.
We spent a week in Lime Tree Cottage in December and we found it to be, quite simply, the perfect vacation spot to unwind. We have been to Montserrat on previous vacations and the location of Lime Tree Cottage, on the north side of the Belham River valley, is the best on the island in our opinion. The cottage overlooks the sea, the hills and the volcano. You can walk down to the beach or into the hills. Or, you can just sit all day long and never tire of the views.
Lime Tree Cottage itself is simply beautiful. It is located in a well-kept group of villas at the top of the hill with no obstructions to views. The grounds are immaculate and well landscaped with an interesting variety of trees and flowers. The villa is perfectly maintained and clean. Lime Tree makes the most of its location, the living room opens completely on two sides providing spectacular views. With the doors opened, one entire side of the living room opens right onto the pool.
The villa itself is reminiscent of staying in a cottage at an exclusive resort. As we walked in the door we were immediately struck by the beautiful decorations and furnishings. Over the course of our stay it was the little details that lulled us into a state of complete relaxation. If you need it then chances are it was already thought of. It’s clear that Paul and Richard spent a lot of time paying attention to every single detail. They were of great help to us arranging anything we needed during our visit.
We like to cook in some nights and eat at restaurants on other nights. The kitchen at Lime Tree has everything we needed, we were genuinely impressed that there was a real cook’s kitchen. Many of the appliances are brand new, as are the cookware, utensils, dishes and glasses. Montserrat has restaurants accessible by car but Olveston House is just a five minute walk out the back gate from Lime Tree Cottage and well worth a visit (or three).
We had a car and we did explore a lot of the island – Montserrat is a special place. We went to other beaches and visited the windy – and largely deserted – east of the island. But, really, the best part of each day was just relaxing at Lime Tree Cottage. Spending our afternoons lounging in one of the chairs on the deck, or soaking in the pool on one of the floats, was the perfect holiday experience.
If you are looking for a boutique experience in your own private villa on a quiet Caribbean island, Lime Tree Cottage is it!
my husband and i loved staying at the Lime Tree Cottage. it's beautifully appointed (looks just as depicted in the photos), and we loved being able to open up all the doors and have constant, glorious fresh air flowing throughout the house. it was great to be able to jump in the pool (practically from the living room) any time we wanted to cool down, and the sunset view from the pool and deck is unbeatable. each night, a more spectacular sunset kept us glued to our spot on the ample deck. consequently, we had little interest in going out at night....
the property is pristine and meticulously maintained, and decently outfitted for simple entertainments as far as books and board games, television and music listening is concerned. mostly, it is MADE for relaxation, which was what we needed the most, and received in abundance. we actually felt well-rested for the first time in years (we live in New York City...). we would have been very happy to have been able to stay longer than our 9 days.
Lime Tree Cottage is not exactly a short or easy walk to the beach, as we had expected, but Montserrat is an island that really requires a car, so this was certainly not a problem. Because the island is a steep volcano, the roads are very hilly and winding, and places that (as the crow flies) are not very far away are much more efficiently accessed by car.
Richard was an exemplary host, responding promptly and thoroughly (and patiently) to my MANY emails in the weeks prior to our arrival. he was kind enough to arrange an airport pickup for us, as well as offering to procure some grocery supplies to get us started before we got our bearings on the island.
Olveston House (restaurant) is a short walk up the hill from the property, and Richard kindly made us a dinner reservation for our first night so that we didn't have to think about anything other than relaxing into our vacation from the get go.
i would stay here again, given the opportunity, and i would (and have) recommend(ed) it to numerous people since returning home.
P.S. the people on Montserrat are the loveliest, most friendly and welcoming people in the world!
Lime Tree Cottage is gorgeous. Very private. Fantastic view of the volcano and the ocean. The house provides indoor outdoor living at its best. Amenities abound. Huge fluffy towels for bath feel luxurious. Bathrooms are both large spaces. Bedroom linens are the same as used in high end hotels I have stayed in. Bedrooms are on separate floors which was great as we didn't have to share. Very private if two couples stayed here. Excellent restaurant is a 3 minute walk. Umbrellas were available in case of rain. In fact we were provided with everything we needed and more. There is a grill on the patio if we wanted to cook. We didn't. The pool is just awesome. Lounge chairs on the patio. Chairs with ottomans on the patio off the master. And chairs on a patio at the other bedroom. All provide the privacy and quiet you could want. The home looks like it came out of a magazine and was immaculate! I have already recommended this home to several people and I will absolutely stay here again. The owners were very accommodating and asked more than once if there was anything more we needed. They suggested a driver (who we used). Easier than trying to navigate on our own. Worked perfectly. The owners provided restaurant suggestions and made reservations for us. What more could you ask for on a vacation? One week was not long enough. We didn't want to leave!
Lime Tree Cottage is located in Isles Bay Plantation, approximately 20 minutes south of the airport and adjacent to Belham Valley. The beach is an easy 20 minute walk from the villa, and the beach bar offers great libations and food. Salem is a 5 minute walk, which includes Olveston House - a 'must try' dining experience on the island!
