In the glorious hills of Montespertoli overlooking the ancient Castle of Montegufoni,

in one of the most beautiful position in the area, a top of a hill, stands the pretty Villa I Leoni, a charming and authentic old manor House that dates back to the XIX century.

On one side it was built on a large tabernacle of 1700 that was removed for the renovation of the villa. It is located in one of the most quiet locations in the area on top of a hill surrounded by a ring of hills around.

The villa has very fast and easy access to Central Florence which stands 20 km away. Due to its position and to the many trees around the villa the place and the interiors are cool, so when you come back from a day trip around the places of Tuscany you can refresh and relax enjoying the peaceful Tuscan countryside. You can use the villa like Home Base for day trips to discover all best places in Tuscany.

What you can do when you are here:

From here You can make day trips to Firenze, Pisa, Lucca,

Siena, San Gimignano and Volterra which can be reached

in a few more than half an hour drive. You can even to reach

Florence in half an hour by bus which stops 300 meters from

the villa.

The place is also convenient for a trip to "Le Cinque Terre"

(130 km away). You can reach La Spezia in a few more than

an hour drive and from there to catch the train or the boat to

the fantastic five villages.

It's also very interesting one day trip to visit "Le Terre del Tufo"

(Lands of Tuff) three fantastic small towns on the border of

South Tuscany called Sovana, Sorano and Pitigliano that are

famous for "The Vie Cave."

It’s also a nice trip to go to the Hot Spring in Saturnia

To get to Rome or Venice with the quick train you need 1:30

hour from Central Florence train Station.

You can also to hire the fantastic cook Jacopo for preparing

your meals at the villa; he can be also available for teaching

cooking classes at the villa.

For who love archeology there are several site to visit in the

Tuscany area and some of the most important etruscan museums

are in Volterra and Florence where is possible to see the

"Vaso Francois".

The area also offers within a very short distance, a tennis court,

2 stables and for the walker, a wide range of trekking routes with

panoramic views of great beauty. Montespertoli is one of city's

wine and in many of its farms is possible to taste the good Chianti.

The 19th-century villa is surrounded by a wide fenced garden with a swimming pool, furnished with sun loungers and sunshades, and barbecue ...equipment, for pleasant meals in the open air. In the past, the small chapel of the nearby monastery of the Calvane nuns stood on the estate. The chapel housed the painting called 'Madonna della Neve' (Our Lady of the Snow), to which the building was dedicated. Numerous panoramic pathways stretch around the villa for guests to stroll or mountain bike on the gentle Tuscan hills. Tennis courts and two riding stables in the neighbourhood.

ACCOMMODATION:

The villa, whose entrance is decorated with two 17th-century statues representing two lions, is divided into five apartments of different size, each one with its kitchen, full bathrooms with shower and all furnished in the typical Tuscan style and it's rented all together. All the apartments are provided with satellite TV and Internet connection and one of them is accessible to disabled people.

There are 7 double and 3 twin bedrooms with an additional single bed (3 on the ground floor 3 on the first floor and 4 on the second floor) , and 8 bathrooms (each one with shower, bidet, wc). On the ground floor there is the larger apt. with three independent entrances, a very large dining room suitable for 30 people and a large equipped kitchen with easy access to the garden (25 sq. meters where usually guests cook for all the group) with 5 ring stoves, OVEN, fridge, freezer, dish washer microwave, toaster, coffee maker and kettle. Within walking distance (800 meters) there is the little village of Montagnana where you can find the Post Office, a cafe, a good restaurant and a pizzeria; in the area there are some very good restaurants and pizzerias, with local dishes and and we are very glad to suggest you some of them. A supermarket and other shops in Montespertoli 4 km away.

Why sergio panchetti chose Val d'Elsa

My father bought this property in 1970. He worked as a sharecropper on a small farm cultivated with olive trees near the house, but in 1956 due to a large frost many trees died and he and his family left the farm. He moved to Florence where he undertook various activities. In 1970 he was offered this property and he bought it.

Now I think it was a great satisfaction for him because after 15 years of work had bought the house of the landowner for whom he worked.

I lived in Florence, and every afternoon I was with my father at the villa and I remember that I was so excited for all those rooms and those old furniture in the villa.

I grew up here and this house is part of my life.

I loved the property and now I am happy when guests enjoy their stay here.

It is located in one of the most beautiful and quiet locations in the area on top of a hill surrounded by a ring of hills around. Because of its position every view from the villa in any direction is really fantastic.

The villa is at the centre of the triangle Florence-Pisa and Sienna so in more than half an hour drive you can reach the most important towns in Tuscany. For who loves golf there are two colf clubs in the area; one is well known "Ugolino Golf FClub"

What makes this villa unique

Remembering old times, In front of the villa two ancient stone lions statues guard the entrance (picture n. 4th).

Many of my guests love to stay and have their meals in the large garden behind the villa whose many big trees provide shade and fresh at any time of the day.

Within walking distance there is Montagnana village where you can find a very good restaurant well known for its Florentine steak, the best pizzeria in the area, bar, post office, Bank , newspaper and grocery shop . The bus stop to Florence is 300 metres away. Because of my job I know a lot of farm, so I can suggest some of the best wines in the area.

This was a wonderful location. The villa was clean, had a great view, was well furnished and the manager was very accommodating. We had a wonderful stay, the pool was clean and refreshing. We needed air conditioning and it was very satisfactory. We loved the villa and the location. The view was wonderful. The pool was great after very hot days sightseeing. The kitchen was large and we had a great time. The hill towns were fascinating and so interesting and historic. The vineyards, olive trees, rolling hills, wineries and fields of sunflowers were wonderful. We enjoyed everything about Florence, Cinque Terre, Siena and the many hill towns. The nearest town was Montagnana. It was a rather long walk, but we did walk into town several times. The Coop in Lastra a Signa was wonderful and provided everything we needed for groceries, clothes or any other needs. We found a great restaurant in San Casciano and enjoyed visiting there on Saturday when the locals were shopping and the stores were busy with local trade. Bring extra towels for the pool. Binoculars were helpful to really enjoy the views.

Sumer Family Vacation

Our family of 14 people - including a set of 4 year old twins - recently vacationed at this wonderful Villa! The accommodations were lovely and worked perfectly for our group. The separate apartments allowed for quiet time and the large dining room table and main kitchen made for wonderful, whole family gatherings. The swimming pool was a welcome oasis after days of long walks and warm temperatures.Sergio was a terrific host and we were grateful for all his help on numerous occasions.

We chose not to rent a car, but getting around was easy because the bus stop was very close to the Villa. The location of the villa allowed us to make trips to Florence daily, along with day trips to Pisa and Venice. The nearby village of Montagnana had all the necessities including a small grocery store and great pizzeria.Everything about this Villa contributed to our fantastic family vacation/adventure and I must say,since we returned home, my husband said he wished we would have spent more time at the Villa and less time sightseeing. I would highly recommend it. Thank you so much, Sergio.

Well Located, Simple Accomodation for Groups

We had a pleasant stay at the villa.

Positives:

+Large and spacious. Composed of 5 different apartments of differing size and different arrangements - Thus allowing privacy for individual family groups.

+Quiet with beautiful vineyards and olive orchards nearby. Garden area is well-maintained.

+Nice pool.

+Well located for touring Tuscany, Florence, Pisa, Sienna, etc.

+Air conditioning available for additional fee

+Several good restaurants nearby, as well a small grocery store.

Disadvantages:

-Poor Wifi.

-The larger apartments are a little dated.

-No indoor communal area for everyone to hang out, talk or watch a movie. (The main living room has the large dining room table in it.)

-Not every apartment has a washing machine, and there are no electric dryers (just a clothesline).

-Garbage/recycling is confusing

- No cleaning service provided mid-stay (we were there two weeks)

I believe we were the first family to stay at the villa for the season, and that may explain why the home was not so clean upon arrival. There were cobwebs in the corners, bug infestations in one of the bathrooms, and some of the sheets didn't feel clean. We also had a water leak in one room, and the TV in another wasn't working. Thus, it seemed that several things needed a little refreshing when we arrived.

Sergio and his family were welcoming and did their best to accommodate our requests. But, I feel I need to give an honest representation of the home, as it is a lot of money, and we were a little disappointed. "Glam camping" is how my (American) family described it.

It is hard to find large villas for a family group. And this house can easily fit the bill if you know what you are getting. It is a perfectly good option if your main need is a decent place to sleep each night. Since we had activities planned each day, and we ate out most of the time, it suited our needs fine, but wasn't the kind of place we wanted to hang around during the day.

Owner's Response: Dear Customer, Thank you for the mentioned positive aspects, starting with the beautiful and quiet location of the villa with its swimming pool and garden located between vineyards and olive groves and the ideal location that allows you to easily visit the most important art cities of Tuscany. As for the technical equipment of the villa, now each apartment has its own ruter and free WI FI is very fast. We have also planned to refresh some apartments and the living room of the main apartment on the ground floor will be expanded from the current 26 to 43 square meters, that will allow you to have all the relax you want sitting on the comfy sofas; as a result of this change there will be 9 bedrooms instead of 10 in the villa. There are two washing machines in the apartments, and if these are not enough, there is a third washing machine in a room adjacent to the house; dryers were not mentioned in the equipment of the house. Each apartment has different bins for rubbish and each of them has their own destination that is always shown upon arrival. Weekly is always performed the change of bed linen and towels and you can arrange the cleaning of the premises especially for longer stays. At the beginning of the season and before the arrival of each new guest, the house is clean. In mid-April we had the first guests who did not have issues, indeed in all of their previous reviews, they have been quite happy. Cleanliness is a key issue to which we devote a lot of attention, and I am very sorry to have had these complaints, for me and for my guests. However the problem of some bug in one of the bathrooms, probably because of the extraordinarily hot weather, it was promptly fixed as well as the repair of the water pipe. The TV was working perfectly, in fact guests, on their return, they were informed of each available satellite channel and how they could use it. Usually laundry brings us very immaculate sheets and with regard to some of them which you felt not clean, if we had been informed, we would have changed them promptly. Finally, we disagree with the classification "Decent place to sleep" and "Glam camping" and less than 42,00 Euro per person per night does not seem frankly to me a lot of money. Anyway the opinions of our guests are always precious for us: they offer us helpful advices to improve our welcome conditions. Thank you for coming and best regards from Tuscany. Sergio Panchetti

Adult accomodation

We booked the whole complex and a reasonable price and stayed at the villa for 7 nights, occupying 10 double en- suit rooms.

The villa is clean, accommodating and very pleasant .

We could have used more kitchen appliances and a change of towels mid week. We took advantage of the towels in the non-occupied rooms.

Sergio is a very gracious host, always helpful and willing to give advice or help in all matters.

The only negative issue was a problem with the wi-fi.

I would certainly recommend the Villa to other big groups.

We were with a group of 16 friends, and enjoyed every second of our stay. The owner Sergio, was really helpfull with all the arrangements, and we had a real good price for 5 days. We did yoga at the pool, drank wine in the evenings under the perfect porches, and had dinner in the large living room with all 16 of us. Autumn Holidays in Tuscany

We had a wonderful time at this lovely place. We where a group of 16 people and spend our 1 week autumn holiday in tuscany. By day we visited Florenz, Siena, San Gimignano, Luca and Pisa. From here all towns where good reachable. In the evening we sit at the big table in the lower floor and enjoy a great tuscan dinner from our cook Laura. Sergio is a very good host and I thank him for his hospitality.
