Experience both traditional and modern Tuscany at La Berretta. Set on a hilltop just outside Pisa, the restored eight-bedroom villa combines rustic architecture with contemporary interiors, and offers 360-degree views of the surrounding hills, too. With accommodations divided between the main house and a three-bedroom guest cottage, La Berretta is ideal for extended families or large groups of friends.
Though the villa’s interiors are striking, you’ll want to spend your days on the terrace stretching across the back of the house, which has a pergola for outdoor dining and overlooks olive groves and the travertine saltwater pool and deck. Bring a book to the upstairs loggia, a hammock on the grounds or the guest-house terrace, or take advantage of the tennis court and golf equipment. For your convenience, there’s a charcoal grill, outdoor shower, baby equipment and, of course, Wi-Fi access.
On the outside, La Berretta is all rustic tradition, with stone walls and shuttered windows. On the inside, though, it’s bright and airy, with clean white walls, terracotta floors and vaulted brick ceilings painted white. Gather around the sleek minimalist fireplace in the living room, or around the piano in the hall. The dining room, with its welcoming round table, is open to the kitchen, which features a dramatic island topped with waterfall-effect marble.
There are five bedrooms in the main house at La Berretta, and three bedrooms in the guest cottage. In the main house, there are two bedrooms with king beds and en-suite bathrooms and one bedroom with a double bed and en-suite bathroom. A fourth bedroom has two twin beds and the fifth bedroom has a single bed; these two bedrooms share a bathroom. In the guest cottage, there’s one bedroom with a double bed and en-suite bathrooms, and two bedrooms with two twin beds each that share a bathroom.
Located in the western part of Tuscany, an area best known for its Super Tuscan wines, the villa is close to both Pisa and the coast. It’s a 5-minute drive to the nearest church, and a 15-minute drive to the Casino di Terra restaurant. The town of Cecina is 20 minutes away and has grocery stores, a hospital and a train station. At 25 minutes away, the Cecina Mare beach is close enough for an afternoon swim or dinner by the sea, 30 minutes from Volterra, 50 minutes from Lucca, 1hour and 15 minutes from Florence, and the city of Pisa and its airport are only a 45-minute drive away.

Really enjoyed the villa. The tennis court was great, but would benefit from adding lighting to play in the evenings. The pool was the perfect size. I felt the furniture was a bit poor, especially the outdoor chairs were uncomfortable and mostly broken, not enough, even for a party of 8. The weather in the evenings was great, and plenty of room in the terrace, however, when it rains we had no place to go accept indoors, as the canopies weren't covered, and we had to move all the furniture inside if we were to use them dry again. Adding more fans was very useful since there was not enough fans to start with. I must admit that I was informed there was no AC, but I really didn't expect that there were no mosquito screens at all. Overall, I would definitely recommend this place, provided that if you decide to stay in Aug, mosquito nets and an AC is a must...
We have had a lovely and fun time, with a lot of playing in the pool.Enjoying meals outside, going to the beach and eating lots of ice cream. For me personal it was a bit of a working holiday.
