Santa Caterina sits high on a hill behind tall cypresses and umbrella pines with breathtaking views in every direction. Gently rolling hills and farmlands on one side and rugged mountains with a 12th century castle perched on top, on another. Seven miles from the village of Umbertide, it is centrally located among the medieval towns of Perugia, Gubbio and Assisi.

The Villa was built in the early 18th century and restored by our family in 1996. Every effort was made to retain its original character, using old, authentic materials wherever possible. The large property which is fenced and gated, consists of a main house and two self contained cottages. The interior is spacious and bright and decorated in a typical Umbrian/Tuscan style with wood beam ceilings, terra-cotta floors and many antique furnishings and oriental rugs.

The main house sleeps 6, in 2 double bedded rooms with ensuite bathrooms upstairs, and one twin- bedded room with a bathroom downstairs. Also downstairs, there is a large, fully equipped kitchen, with a patio for alfresco dining, dining room which seats 10 comfortably, and a large living room with an open fireplace. In addition, between the upstairs bedrooms there is a cozy sitting room with a small library of books, a TV and a large selection of movies.

There are several patios throughout the property, each comfortably furnished and each offering a different panoramic view.

Shi's cottage is self contained with a small kitchen, dining area, living room and a private patio overlooking the pool and beyond, and a romantic lofted bedroom.

The infinity swimming pool is located between the main house and the two cottages. with a panoramic view to the mountains and the valley dotted with farmhouses, olive groves and vineyards. It is surrounded by a beautiful garden full of rose bushes, lavender, and a variety of native, home grown herbs.

Even thought many would like nothing better than to laze around the pool or take a nap in the hammock or maybe read a book curled up on a lounge under a canopy of grapes, or create dishes in the wonderful kitchen, fact remains , that Santa Caterina is within short driving distance to many interesting, historic towns. Deruta, famous for its beautiful ceramics, Gubbio a genuine medieval town where Franco Zeffirelli filmed his Romero and Juliette, Assisi with its magnificent basilica dedicated to Saint Francis, not to forget the lively university town of Perugia or the many quaint and charming wine producing villages in both Umbria and Toscana.

We cater to families with children, groups of friends wanting to share an Italian lifestyle or honeymooners looking for a bit of heaven on earth. We can organize yoga retreats, cooking classes or sightseeing tours with our very own custodians who live on the property. So whether you are after romance, or history and adventure, or simply want to relax in a true Italian atmosphere, Santa Caterina is the place for you.

After seeing the movie Enchanted April, about four women, all strangers,who escape the dismal English weather for a month-long retreat in an Italian villa, I decided that I wanted a place just like that which I could share with my family and friends.What I found instead, after a year of searching, was a ruin in the Umbrian hills. The only similarity between the beautiful villa in Enchanted April and the farm house I fell in love with at first sight, is the absolutely magnificent position and views.Then came the job of restoring the house to what it would have been like in the 18th century. The laws regarding restoration of old properties in the Umbrian country side are very strict, nothing can be added,nothing changed, the exterior must remain as it was. A year later Santa Caterina was the first house in the valley to have electricity, plumbing and running water.That summer we celebrated with friends who came from three different continents. My dream had come true, I had my very own Enchanted April. And enchanted it is. With it's ivy covered stone walls, surrounded by majestic cypresses and the most incredible views, Santa Caterina is a piece of heaven on earth. Private, tranquil and very romantic. In fact my daughter and son-in-law fell in love at Santa Caterina and today, 12 years and 2 children later they still think it's the most romantic place. My friend once asked me why I would invest in a property so far away instead of buying a house in the States. My answer was, 'I didn't just buy a house, I bought a way of life'. And now when we sit on my patio under green vines heavy with grapes, with a glass of wine, watching the sun go down behind layers of Umbrian hills, they understand why.

A relaxing vacation in beautiful natural scenery

We have enjoyed an unforgettable week at Villa Santa Caterina last October. We were two couples of recently retired, long time friends. We stayed in the main building, that is a charming renovated country house, surrounded by picturesque country side views. It is a large house and the rooms are spacious and very comfortable. Also, the kitchen has modern equipment and accessories.

Several fine restaurants, that offer excellent Umbrian cuisine, are just few minutes drive away. Numerous Umbrian and Tuscan towns and many lovely villages and historical sites are within a short drive.

We definitely "have" to come again!

A beautiful retreat

What a charming and elegant retreat in the midst of beautiful Umbria. This property has everything. A large chef's kitchen for family cooking and dining. A great living room that accommodates a houseful of guests comfortably. There is a master suite with a private bath upstairs and another bedroom and sitting room as well, a downstairs bed and bath and also a separate guest cottage. The pool area is gorgeous and you can relax looking out at a field of sunflowers. All is first class.

Outstanding Vistas and Charming Country Home

We spent a week here off season and found the house comfortable and cheerful. Marga, the property caretaker, is a gem. Helpful and courteous, the practice at Santa Maria is to extend the courtesy of supplying breakfast groceries in the fridge and kitchen. This kindness really does make a late afternoon arrival easy on guests because the pressure is off to find groceries immediately - the Eurospin in Umbertide can be found the next day.

Try the restaurant at the nearby golf course on weekends when it is open. Lovely people and great pizzas.

The house has wonderful views from every window and outdoor seating space. It has everything you need for a comfortable stay and sleep - the bed was very comfortable. It is so quiet at Santa Caterina. Really a lovely spot.

Stunning and peaceful property

This is a spectacular home which is every bit as beautiful as the pictures suggest. The main house, the cottage, the pool, and the grounds are all immaculate. The owner Marie was very responsive and the property manager Marga is a delight. Marga bought groceries for us when we had an unexpectedly late arrival and gave helpful advice on restaurants, walks/hikes, and other activities. Our family of 6 spent the mornings and early afternoons sightseeing, then returned to the perfect pool and the stunning views and peace of the Umbrian countryside - we never, ever tired of the views. We highly recommend the property and hope we can return someday.

Umbrian Treasure

In June of 2016, my husband and I spent two wonderful weeks at Villa Santa Caterina to celebrate our wedding anniversary. The house is glorious. There are spectacular views of mountains, castles, vineyards and olive trees from every room in the house, making it the perfect spot for rest, reflection, reading, writing and photography. Whether it was early morning fog, shadows cast from the sunlight, or the clouds that you could reach out and touch, the views were constantly changing and always captivating.

We made regular use of both the spacious and well-equipped kitchen to cook with Umbrian ingredients from the markets (and fresh herbs from the gorgeous gardens on the property), as well as each of the patios facing east, south and west to enjoy morning coffee, long afternoon lunches under the pergola, and evening sunsets complete with delicious local wine.

As much as we loved the house and could have stayed put for the entire two weeks, we also ventured out to visit many of the charming medieval towns that are nearby. Gubbio, Assisi, Todi and others are generally only a half hour's drive and we found their walls, cathedrals, shops, and restaurants to be well worth exploring. For those who love hand-painted Italian ceramics -- and I am one -- this area provides countless opportunities to add beautiful pieces to your collection.

Marga, Villa Santa Catarina's caretaker living in a cottage on the property, was very friendly and extremely helpful to us in making our holiday as enjoyable as possible. She also cooked a special anniversary dinner for us, and other wonderful meals.

Our holiday at Villa Santa Caterina is one that we will never forget. We hope to return to this lovely place for another relaxing Umbrian holiday.

The mist cascading over the hills is from a dream

The two summer weeks that my wife, my infant daughter and I spent in Villa Santa Caterina were among the most restful and restorative of my life. The house is perched atop a hill, surrounded by an ornate garden of fresh lavender and flowering plants, with panoramic views of the surrounding mountains and valleys. At breakfast, I would sip my coffee holding my baby daughter in the outdoor veranda and watch the morning mist snake through the mountains and dissipate over the hay fields dotted with circular bundles of hay. I'd while away the afternoons swimming in the refreshing infinity pool or reading in the hammock. Before dinner, as the sun lowered, we would take a family walk along the dirt road past farm houses and gentle brooks. Overall, the experience was peaceful and meditative. It allowed me to step out of the breakneck pace of new parenthood and the career rat race, take a measure of my life, and reorder my priorities. Marga and Vic, the two resident property caretakers, lived in a small cottage on the property and were generous with their time, their expertise and their stories. They made us feel completely safe and secure and well cared for. Periodically, we ventured into nearby town of Umbertide, which features some excellent restaurants and shops and a ton of local charm. The picturesque tourist hotspots in Umbria are a short drive away, and Florence is an easy day trip by train. But don't be surprised if you prefer to spend most of your time on the property. You won't want to leave.
