Upon opening the door, this beach-house-stylized villa conveys, “welcome, you're on vacation in coastal south florida!!!”
This hillsboro beach villa resides on a resort property that fully-spans hillsboro mile (a1a) from the atlantic ocean to the intracoastal waterway. Guests are able to conveniently enjoy the distinct features of both the ocean and intracoastal waterfronts.
Within the resort property, this villa is located on the west half of the resort property adjacent to hillsboro mile. It is secluded from this road via lush tropical landscaping that also partially screens sightlines to other resort guests on footpaths as they travel to and fro.
This villa is a compelling value, providing a very private and secluded experience for its guests. Guests often use its adjacent yard-area as an additional sunbathing option and for porch-side grilling. Grills are available upon request from the on-site management office.
This villa is one-half of a duplex of two identical 'mirror-image' units. The villa contains 1 bedroom w/ walk-in closet, 1 bathroom, galley kitchen with eating nook, living room, and a covered private-porch. 1950’s constructed 6+” solid-mortar walls provide superior sound insulation from the adjoining villa.
Villa furnishings are high-quality wicker-/rattan-framed with comfortable decorative cushions. Furnishings are accompanied by decorative lamps, the latest in led reading/task lights, and accented by a relaxing, fun array of original florida-themed artworks.
A fully equipped kitchen is meant to be used. Dimmable lighting, appliances, accessories, dishes and glassware provide variety and quality consistent with what guests would typically use entertaining in their own home.
The villa is fully air-conditioned, but also provides 3 interior ceiling fans for guests who prefer the fresh air scents of the ocean.
The king-size-bed mattress and box-spring are comparable in comfort and quality expected of 4&5-star hotels. An amazingly comfortable and easily movable blow-up bed is available if needed.
Monday-saturday daily maid service is provided for linens, towels and floor cleaning. Coin laundry facilities are available on both the west- and east-side of the resort property.
An often underestimated feature of this villa is its attached covered porch. This private-porch is more aptly described as a tropical room useful in nearly any weather condition. Shaded and outfitted with 2 cushioned porch chairs, table, lounge, side-table and a ceiling fan, the porch looks southeast onto flowering plantings and the early morning, noon and afternoon sunshine of south florida. Guests usually move their lounge to the porch side-yard to provide a highly convenient sunbathing option.
One wall of the porch is a 7’ tall solid-tri-fold wall/door system that divides it from the porch of the adjoining villa. That said, guests vacationing together in both duplex villas typically choose to unlatch this decorative divider to enjoin their porches. Of note, this divider system was designed and manufactured to custom specifications by a company that produces similar products for augusta national golf club. A perfunctory afterthought it is not!
This unit is equipped with a high-performance sony entertainment system. Integrated sony components include: bravia 52” hd tv, blue ray dvd player, and home theater soundbar and woofer speaker system. Content is deliver to the entertainment system via comcast's hd digital package, upgraded to include premium movies and sports packages.
Beyond comcast… an in-house library of dvds is provided. For guests who want to enjoy their own digital libraries of music, movies, videos and photographs, the home theater system can be connected to guests’ i-phones or android devices via standard-wired connections, or paired via bluetooth wireless technology.
A dedicated parking space is provided a few steps from the villa backdoor, an underestimated convenience particularly for long-stay guests who plan to eat and entertain extensively in their villa and on the resort property.
Hi-speed wireless internet is provided at no additional charge so guests can conveniently remain connected to the outside world. That said…

This villa is owned by tom & debbie of wheaton, il. We grew-up in the cleveland and detroit areas, and met at michigan state university in the mid-seventies. We have been enjoying this property and south florida since the 1970's.
Tom's professional background is management consulting, primarily representing price waterhouse and ibm. Debbie was a piano teacher for many years, and is still an avid piano player -- for her own enjoyment only!
We have two grown children, allyson and stephanie, who grew-up enjoying this property and florida's weather so much they both decided to attend college in fl.
Allyson is a florida gator & stetson law school grad who currently resides and practices law in south florida. Stephanie is a graduate of eckerd college in st. Petersburg,. She teaches high school english in Chicago.

Extensive domestic and international travel for work, study and vacation has been a common theme of our family. Yet, regardless of the many spectacular places we've been, each of us still immensely enjoy vacationing at these villas -- together as family, with extended family, and individually with friends.
Some things don't change. We have been able to accurately say for more than 40 years of evolving interests and perspective, 'at the villas there's something for everyone.'
Each year our family invests significant thought, effort and resources improving and updating these villas, while also challenging ourselves to retain the enduring rich nuggets of character and heritage inherent of this truly extraordinary property.
Tom & debbie inherited this villa from tom's parents in 2010. We sincerely hope you enjoy these legacy villas as much as we have, and still do.

This was an absolutely WONDERFUL villa. I recommend it fully. It was clean, well-appointed, the bed was sooo comfortable and the owner was great. It is kind of close to the road, but the owner has intelligently included a really nice white noise machine, so I went to sleep to the sound of crickets every night. :) Truth be told that the road at night is actually very quiet. One troublesome thing was the lack of a dish detergent bottle. There was a strange bin of blue liquid soap under the sink, but it smelled like laundry soap to me. But still... all things being equal, I'll stay here again! Oh yes, the access to the beach was easy. Just a quick walk across the road and past a few places and boom. Atlantic almost all by yourself. It was GREAT.
The villa and the surrounding property was lovely. The set up to enjoy the beach was great for both sun and shade.
Great location! You can easily walk to town. Also it is wonderful to have both the intercostal as well as the ocean on the property. Villa V is on the intercostal side of A1A with a dedicated crosswalk to the ocean side. The villa is the closest to the road on this side but the lush landscaping gives you wonderful privacy. If you're concerned at all about noise there is a white noise machine in the unit. Ironically the pricier villas on the ocean side are actually closer to the road and parking area for that side! The unit shares a wall with Villa W which makes it perfect if there are two couples or a couple and grown kids. There is a great movable lattice privacy wall if you feel you need it. The interior of the unit is very nice with pride of ownership evident. There is just the right amount of decor inside so you get a nice beachy feel without a lot of clutter. This unit has been nicely updated without losing that Florida charm. It is a one bedroom but there is a comfy couch and a blow up mattress if needed. You can sit and relax at the intercoastal, take a dip in the lovely pool or explore along the ocean. There is also an upper beach that you can rest under cabana umbrellas. Whether you're inside watching one of TWO flat screen tvs or relaxing on the tiled porch you will truly feel like you are on vacation. I would not hesitate to stay in this unit again on my next trip to the area. Wish I could give more than just 5 stars
The villa and the location was perfect! Dealing with the owner, Tom was very easy and made me feel very comfortable before I arrived and was everything and more than I could have wanted!
As a friend of mine that lives down in the area and visited said you found a gold mine! One side the beach you walk to and is so beautiful and relaxing and never feel like you are alone with listening to the waves! Other side, causeway to relax and watch the boats. Walk to town for restaurants and shopping. Or just hang on the pier. Location also very convenient to many other towns with lots to do. Janice and her staff at Royal Flamingo couldn't have been more helpful, nice and accommodating! Already missing it and booked for next year!😎☀️
Our vacay at the Royal Flamingo, villa V to be precise couldn't have been any more perfect had it been scripted for a Hollywood movie. This was our first vacation with our new daughter as a family and the place simply allowed us to enjoy one another to the fullest extent possible without one single worry. The cleanliness, service, furnishings, corner location, beach/inter coastal proximity, peacefulness and price all exceeded our expectations. The accommodations felt like home from the time we first walked in. Everything and I mean everything typically found in the comfort of your own home was there. The villa was very well appointed with quality furnishings, kitchen appliances, dishes, grill, all of which were either new or lightly used. The service from the entire staff was another perk that made our stay much more enjoyable. We can't say enough about this place because quite honestly we envisioned a slightly run down beach house that may have varied from the pristine online photos and what we received was an absolute hidden gem that has become our annual family FL vacation spot that even more family will accompany us to next year.
We loved every inch of the resort and appreciate they way they do business in Hillsboro!

Located along the Atlantic Ocean on Florida’s Gold Coast between Ft. Lauderdale and Boca Raton, this villa is situated in the exclusive residential community of Hillsboro Beach (Hillsboro). Hillsboro is home to grand estates, upscale private condominiums, and a select few condominium resorts.
This villa is one of forty detached units on a 7.5 acre condominium association property, which is run as a resort. A management office and staff are provided on-site to address guests' needs, Mon-Sat 9-5pm.
Hillsboro’s landmass is a rare Florida coastal treasure, demarcated by a 3-mile narrow peninsula separating the ocean from the Intracoastal Waterway.
Best known for its magnificent estate properties that straddle both sides of its one public road -- Hillsboro Mile (A1A), known locally as “Millionaires’ Mile” -- inhabitants of Hillsboro enjoy the distinctly different features of BOTH the Atlantic Ocean and Florida’s Intracoastal Waterway.
SOMETHING FOR EVERYONE
Each villa guest has their unique set of interests. That said, experience tells us...
MOST OF OUR GUESTS ON MOST DAYS…spend most of their vacation time on the resort property; spend some time walking or biking N or S to nearby interesting and scenic destinations; and travel a few minutes by car to nearby communities for shopping, dining and entertainment.
GUESTS’ USE OF ON-PROPERTY AMENITIES include... lounging in a cabana on the association’s private beach (cabanas available Nov-Apr); walking barefoot on the beach along the ocean; lounging at and cooling in the association’s freshwater heated pool; and gathering and socializing along the Intracoastal Waterway, most often at sunset boat-watching watercrafts ranging from multi-million-dollar yachts to one-man kayaks.
Villa guests occasionally will be seen fishing from the shorelines of the ocean and Intracoastal Waterway. Snapper, snook, mackerel, pompano and tarpon are common catches.
Barbecue grill and picnic tables are provided at both the private beach and along the Intracoastal for use by villa guests.
WALKING NORTH TO TOWN
Guests often venture north from the villa for a 10-15 minute-walk along sidewalks adjacent the ocean leading to Deerfield Beach (Deerfield). Deerfield is a classic Florida beach town with a fishing pier, well-maintained public beach, beachside gathering-park, and a variety of restaurants and specialty shops.
Venturing south from the villa offers an entirely different experience.
For an up-close ocean experience and an ocean-front view of the grand estate homes and other condominiums, guests can walk south along the ocean beach for nearly 3 miles.
For a street-view of Hillsboro’s grand estates, upscale condominiums, boathouses and docked yachts, guests walk or bike for nearly 3 miles in a defined lane along Hillsboro Mile.
SOUTH FLORIDA’S WORLD-CLASS AMENITIES
Most of our villa guests will experience at least a few of South Florida’s extraordinary destinations, activities, attractions and events. COMMON PURSUITS include: deep sea fishing, boating, ski doos, golf & tennis, live-entertainment, waterside restaurants, Intracoastal Waterway day-cruises, wind surfing, reef snorkeling & scuba diving, various theme parks, South Beach, jai-alai, and professional or college sporting events. The options are virtually endless.

POPULAR DESTINATION CITIES
Destinations NORTH of Hillsboro include Deerfield (.8 miles) Boca Raton (3 miles), and Delray Beach (13 miles).
Destinations SOUTH of Hillsboro include Fort Lauderdale (14 miles) and Miami’s South Beach (48 miles).
ABOUT A CAR
A unique feature of this villa is its dedicated parking spot a few steps from its back door. While most of our guests choose to have a car available for the duration of their stay, an emerging trend we see is guests renting cars ONLY for select days during their stay, particularly long-stay guests.
Some rental car companies have nearby rental office locations which enable them to provide drop-off and pickup service for no additional charge (i.e., Enterprise Rental Car, Boca Raton).
Bike riders will be interested to know that traveling north on Hillsboro Mile to Deerfield Beach, Boca Raton, Highland Beach, Delray Beach and Boynton Beach, covers nearly 20 miles each way. This stretch of A1A is one of the most popular and scenic biking routes in Florida.
Bike rentals are available in Deerfield. Guests typically store their bikes on the villa porch. Speaking of which...
THE VILLA PORCH
This villa has an attached, landscape-secluded covered private porch, providing yet another on-property option for guests' gathering, relaxing, and dining. A few of our guests spend more time on this porch than they do inside the villa!
Cancellation notice of reservation received at least 30 days before check-in returns deposit. Cancellations received with less than 30 days notice before check-in forfeits deposit, although re-rental of reserved days offsets forfeited deposit dollar for dollar to the extent lost rental income is less than deposit amount -- in-full if re-rental income equals or exceeds original reservation amount. Our on-site property management staff have 40+ year reputation of integrity in mitigating late cancellation costs. Cancellation insurance can be purchased via on-site property management office staff.
During peak-demand periods, there may be restrictions on check-in/check-outs dates to mitigate un-rentable available days between guest stays.
