Beautifully remodeled ground floor end-unit. Located in the small group of town homes and condominiums which make up the Paniolo Condominium complex. This is one of the most conveniently located properties in the Princeville Resort. It's location on the path that leads to shopping, the park, the library, the hiking path to Anini Beach and happy hour at the Westin makes this a great choice those who enjoy walking.

This unit is located on a small greenbelt that backs to the two lane road that runs from the Princeville Resort entrance to the St Regis hotel. The lanai is noisy. There is a small, narrow green belt providing privacy. The lanai, kitchen and living room are on the road side of the unit. The speed limit is 20MPH. When the lanai door is open to the living room, there can be noise. The bedroom is on the garden/pool side of the unit. There is traffic noise, however, the traffic is lighter in the evening. The bedroom is on the far side of the unit and has air-conditioning for your cool and quiet enjoyment.

The remodel includes full kitchen with stainless steel appliances, granite counters and full -sized washer and dryer. The spacious kitchen has a full complement of quality small appliances, dish ware and table ware and is steps away from lanai with electric BBQ.

The remodeling has been tastefully done including rich wood floors beautiful ceramic tile and tasteful decor.

The living room has lots of light, comfortable seating, a sliding glass door to a lanai with small bistro table,ceiling fan and thermal window coverings for controlling your environment.

New furnishings HD TV with premium channels including HBO and Showtime. Blu-Ray DVD in the living area and flat screen in the bedroom. And, of course, high speed wireless internet.

The floor plan is ideal for a vacation stay and includes a casual/formal dining area with seating for 2.

The bedroom has a quality eastern king bed, excellent lighting for reading, a ceiling fan and the comfort of air-conditioning for a quiet, cool night's sleep. The air-conditioner is not intended to cool the entire unit.

The adjacent bath has a tiled double shower, granite-topped vanity, full closet with organizer to hold hair dryer, iron and other items.

The outdoor storage container has beach equipment including snorkeling gear and beach chairs. Beach towels and umbrellas are provided.

The complex has a pool and BBQ area and is adjacent to the paved path that runs along the Prince golf course to the Princeville Resort shopping center and community park with playground. Or walk in the opposite direction to the Westin Resort or the trail head for a hike to Anini beach.

Or just enjoy an afternoon at the Paniolo pool.

This unit has one reserved parking spot for your exclusive use. There is no parking or resort fee. The one bedroom comfortably accommodates 2 for sleeping in the bedroom only. The air-conditioning in the bedroom is not intended for the entire unit.

An affordable destination to enjoy all of the activities the north shore has to offer!!

Clean, Cozy and all your Beach needs

We had a wonderful stay this December at Paniolo in Princeville. Donna was very helpful and answered all of our questions, making the process of getting to Paniolo and into the unit very easy! Road noise is "as advertised" but didn't ruin our stay by any means. Also some noise from the unit above. We spent most of our time away from the unit anyways. Can't beat the price for what you get and flexibility for check in and check out was very much appreciated.

The unit itself had beach chairs, towels, umbrella, small cooler and a heavenly shower! There is Snorkel gear but we were a little uneasy to use not knowing if it is cleaned regularly but we rented snorkel gear in Kapa'a for $15 for the entire week which was awesome. Only thing that would be nice is if the unit could be left with some non perishables that would build up as different renters use such as, olive oil, spices, etc as purchasing all of those was expensive and left most of them 3/4 full or more.

Location in Princeville is awesome, being able to walk to Princeville Market, Foodland etc was awesome. Highlights of our trip were 20 minutes or less from the unit, hiking Kalalua Trail, Kayaking Hanalei River, mini golf at the Botanical Garden and snorkeling at Anini beach (saw turtles everyday) A lot of the other beaches were too high of surf for snorkeling and swimming so this was our favourite spot!

Best Muay Tai- Tahiti Nui in Hanalei

Best Pizza- North Shore General Store (Gas Station) beside Princeville Market

Best Snorkeling- For us was Anini but never made it to Tunnels which a lot of people said is also great. We basically had our own private beach at Anini so kept going back!

Lush green and just the right temperature in december

This condo is clean and well appointed. There was a huge storm in the forecasted weather report and at home that would mean we would lose our power, so I looked around for the flashlight that was mentioned in the welcome booklet but could not find it . The bedroom light would not turn on but the fan which is part of it did work, so I emailed the contact person and asked about a flashlight and about spare light bulbs,Donna responded right away and arrived as scheduled . She did her best to replace the light bulbs and brought a flashlight . it was not possible to open the bedroom light but we did use the two bulbs in the dining room and kitchen as those were out too. . The door knob on the outside door kept falling apart but we found a screwdriver and fixed it daily , we spoke to several people about this and finally Donna was around again on another matter for a neighbour and she said she would have it replaced. One night we lost the power in the bathroom lights It seemed to co ordinate with plugging in the electric bbq but this didn’t happen a second time, so who knows? The electrical panel is in the kitchen so that was an easy fix. We replaced the bbq cleaning brush as the one left there is in terrible shape . . The plugs mostly work , use the top one first as the bottom one might be iffy and there is a light switch on the wall in the dining area that does not seem to operate anything. The fixtures , furniture pots and pans etc are of good quality and all work as expected. The roosters crowing are annoying. The traffic on the street .. it says in the welcome book that the speed is 20 mph, it is posted at 30 and no one goes less than 50! This road services not only the Regis, but several other big complexes and housing units . It is a major thoroughfare and busy with big trucks and cars from early early morning to midnight at least . The road is right there outside of the lanai. I was happy that this was not minimized in the literature, closing the bedroom door helps to keep the noise down at night . There is nothing around this area. You will need a car. There is a small shopping area within walking distance with a food store, ice cream, art shop etc. There is one road around the traveled part of the island and this condo is almost at one end of that road so you drive the same road a lot . We loved hanelie , the next town over and found amazing beaches . We would love to come back to Kauai again .

Sweet, clean and fully appointed

The property is darling and comes with everything- chairs for beach, snorkel gear even body boards. The beds and bedding are super comfortable. The property is walking distance to princeville center and Westin hotel- you can stroll down for an evening cocktail. Such a find for the price!!!

This unit was perfect for two people.

Excluding the traffic from the busy road, we enjoyed relaxing back at the unit at the end of our active days. After 8:00 p.m. the taffic was much less. The air conditioner in the bedroom was great and much needed to cool the bedroom and escape the noise while sleeping.

We would recommend picking up beach chairs and a beach umbrella before you arrive. These current listed items for use are in need of replacement. The umbrellas are not useable and property management was informed.

Nicely Done Condo & Peaceful Sleep

We (hubby/myself, mid 40s) stayed for 7 nights in the property. We are so happy we chose to stay on this stunning part of the island.

The property looks as nice (perhaps even nicer) as in pictures. The wood floors are beautiful (& preferred to carpet in this climate); kitchen & bathroom are very nicely done. Large shower has great water pressure. Everything was clean upon arrival.

We appreciated the amenities available: bedroom ac worked well to keep us cool at night; washer/dryer was great to have in-unit (though the dryer did take awhile to dry clothes); snorkel sets, beach towels, lunch cooler, hair dryer, extra pillows, etc…everything we needed was provided. Parking was close & convenient.

As mentioned in another review, there were some issues with switches. Some seemed to do nothing & we couldn’t figure out how to turn on the living room fan without a call to Donna (perhaps the remote for that could be labeled “Fans” so it is more obvious?). None of this impacted our stay, it was just quirky.

Regarding road noise, we chose unit despite knowing about the road noise because it fit our budget & had the desired location & amenities. Having previously lived on a very busy road, we knew we could handle it; we also knew we would be gone during the day, so we wouldn’t be dealing with it constantly. Yes, the road directly behind the unit is highly-trafficked, some by cars playing loud music & going faster than the posted speed limit. It does ease at night, but does not end. We kept the living room drapes to the street closed for privacy from the traffic. However, & important to note, we had very quiet & excellent sleep every night of our stay in this unit. With the air conditioner on & the door closed between the bedroom & living room, the road noise was completely eliminated. We also sleep with “white noise” from our phones, but that is for personal preference & wasn’t necessary to further reduce road noise.

A benefit to the condo is the walkability of the Princeville area; it’s a great area for running/walking, with sidewalks until you near the end of the road. We also had no problem driving to Waimea Canyon, spending a long day there, & returning to condo that evening.

I have stayed in other places where the communication was better (more pro-active on part of owner/agent in providing information), but we did receive all the information we needed as far as payment, directions, & entry instructions prior to our trip.
