The Exchange Building, completed in 1910 and listed in the National Register of Historic Places, was refitted in 1996 to house 202 attractive efficiencies, one and two bedroom apartments, penthouses, and handicap equipped units. While the building has undergone a series of renovations, every effort has been made to preserve its historic features, such as the original mosaic tiles, an early-1900’s era Tennessee marble staircase, the elaborate plasterwork, and the granite surfaces. The towering marble ceilings of the lobby exude the elegance of downtown living.
Located in the heart of the Downtown Neighborhood – near the nightlife, restaurants, and shopping – our apartments are the ideal home base for exploring the city. Living in a 19-story skyscraper allows a breathtaking view of the Mississippi River. Walk outside and explore the rich, dense neighborhood. Fine dining is offered within blocks at renowned restaurants such as Rendezvous!, The Majestic Grille, or Flights. Enjoy a pint at the neighborhood Irish pub, The Brass Door, or make the three-minute drive to Beale Street and relish in its famous bars such as Silky O’Sullivans, Alfred’s, or Bardog Tavern. You could also take the trolley to Beale St, to the Pyramid, or around the downtown area, since there is a trolley stop a block away.

Was able to walk to everything downtown. Helpful and courteous staff. Unit was not stocked very well - no glasses - two coffee cups - one plate - room was clean, on the 6th floor and you could hear all the late night traffic noise. Overall good room for price.
Booked this property for a weekend getaway for my husband's birthday. This is the perfect place to stay in downtown Memphis. Walking distance from Beale St. The pictures on this site do not do this place any justice. We stayed on the 18th floor and the view of the city was spectacular. The apartment was beautifully decorated and had lovely high ceilings. The bed was very comfortable. The full kitchen was great. There is no dedicated parking, but there is a parking garage right beside the building for $8.00 per day. Much cheaper than parking in many downtown cities i've been to. The building is older, but well maintained and the staff was very friendly. Memphis is a quick getaway for us and we will definitely be coming back. There was not one thing about our stay here that we did not enjoy!
I read the other reviews of the property, but I liked the location. I was pleasantly surprised! Everything about the apartment was very nice. It was absolutely perfect, and I'll definitely stay there again!
I have stayed at many VRBO/Homeaway properties and this was easily the worst ever. Even worse than the ace that had cockroaches and geckos
No heat or AC. The unit simply did not work , made a lot of noise but provided neither heat or cold. 2nd and 3rd nights were cold and ended up wearing clothes to bed and put my winter coat over the blankets.
Used the open oven to take the chill off in the mornings
Worst linens and towels ever seen. In fact, I asked a friend in Memphis to loan me a blanket and towels and she did.
No Kleenex in the unit
No coffee or spices(not even salt and pepper)
Bought coffee and the provided filters were not the right size
No broom and dust pan
Wi Fi could not keep up when building was busy
Tired flat pillows
Bed was barely adequate
Everything in the unit was the cheapest stuff you can find from cutlery to furniture
I was here a week, handed written notice to management about these issues on day 3 and nothing was done about any of it.
The location was good
Unfortunately we did not have the greatest experience in this unit. We arrived during a heat wave and were not aware the unit had only a portable (standalone) air conditioner. It was unable to cool the apartment the entire weekend. The air conditioner's exhaust was connected to the window and they used wire tape to seal it however some of the tape was peeling off allowing for air from the outside to enter the unit. The shower head had extremely poor water pressure. The Wifi password never worked, the cable was limited to about 8 channels and the entry to the condo was extremely difficult. The lock did not work well and we had to play with the key every time to open the door. Similar to the previous reviews, the building seems to be under repairs or patching up, it’s an old building. The elevators were either being worked on or are falling apart. The elevators were extremely warm and when we arrived to our floor, the hallway was even hotter and with a very uncomfortable smell. These details would have been nice to know in advance. We were not happy with our rental experience.
The location & view are great! That being said, the rest was everything but great. In fairness the place was under remodel but the following issues had nothing to do with that. The room pictured here that we thought we rented was not the room we were given. The building lobby & elevators were disgusting with items spilled on floors daily. The large kitchen window did not have a shade on it. The carpets & mattress were heavily stained. The mattress was extremely uncomfortable. There were spiders nightly in the bathtub. The cable was not connected & we could not watch any TV during our stay. Our hallway was filled daily with cigarette & marijuana smoke which we were assured before rental was a non-smoking building. In fact we stayed elsewhere our second night. We've stayed at many VRBO locations from Alaska, California, Maine, & Montana and this was the worst. I e-mailed our host the day we checked out with our concerns to give the management an opportunity to address but never received a response so I felt compelled to write my first unfavorable review. She did respond to us when we advised her that the cable was out but it did not get repaired while we there.
